The subject is about 15 minutes from the Warrsaw Sound/Atlantic Ocean via the Wilmington River and Skidaway River (Intra Coastal Waterway). Property Type/Use : Existing Marina (Lee Shore Marina) And/Or Redevelopment Opportunity Site Size and Boundaries : The underlying land area is estimated to comprise an approximate +-18.07 Acres The subject site approximates an aggregate +-18.07 acres of which approximately +-2.90 acres would be judged as nonjurisdictional inclusive of an approximate estimated +-0.34 marine railway. Marina Expansion : The owner is currently entitled with Georgia Marsh Protection Committee permit which expires as of September 25, 2019 that approves the construction of additional docks, a ship s store and the construction of a bridge. The permitted project description allows for modifications at the northern docks to include removal of the existing former shrimping fixed dock (6' x 365'). An existing 44' x 42 and 31' x 73 fixed concrete deck and 9' x 75' fixed dock will be repaired and covered. The 31' x 73' portion of the existing deck can be refurbished for use as the Marina Office and ship store. Other proposed marine related services permitted under the permit include a pavilion area, an ice maker, and live bait tanks to be located under the covered deck area. A new 5' x 5' fixed platform shall be permitted north of the existing fixed concrete dock, a 4' x 50' aluminum gangway is scheduled to extend channelward from the platform and land on a 10' x 10' floating dock and will connect to a new 8' x 640' floating dock that will traverse north and parallel with the bank. A 8' x 60' connector floating dock would extend channelward from this floating dock and connect to another 8' x 590' floating dock traversing parallel with the bank. Water, electricity and sewage pump-out will service the docks. If completed as proposed the construction would result in approximately 2,468 lineal feet of docking space sufficient to accommodate approximately 80 vessels. The docks would extend approximately 60' feet into the waterway where Turners Creek is approximately 300" mean low water to mean low water. To connect the northern and southern portions of the asset currently segregated by the existence of a marine railway, the permit allows for the development of a 20' x 100' wooden bridge over the aforementioned rail basin. Reference is made to the Addenda for a photocopy of the permit, correspondence from the Georgia Department of Natural Resources and proposed development plans. Zoning : The property is currently Planned Waterfront Industrial by Chatham County.
