AZ 85219 480-982-2245 THANK YOU FOR YOUR INTEREST IN OUR COMMUNITY TO QUALIFY FOR RESIDENCY, WE ASK FOR THE FOLLOWING REQUIREMENTS: 1. You must make two and a half (2.5) times the rent amount (within $50 dollars) per person, combined for married couples, or have six (6) months worth of rent in an account that is verifiable, (checking or savings). Co-signers must make 5 times within $100.00. 2. Six (6) months on the current job. Can include a transfer with the same company, or one year in the same line of work. Or if you have 6 months worth of rent in an account (checking or savings) verifiable. 3. Six months current rental history. If you own your own home, we will need verification from the Mortgage Company if not on the credit report. If currently staying with someone, you must have proof of rental history on a lease in the last 24 months. 4. If you have no rental history, you may still qualify without a co-signer if you meet all of the above without question and you have established credit history without delinquent accounts. (No credit history would not count). 5. ***RENTAL HISTORY THROUGH RELATIVES OR FRIENDS IS NOT CONSIDERED, OR RENTAL HISTORY WITHOUT A SIGNED, LEGAL RENTAL AGREEMENT. 6. A current chapter 13 is considered open and will require a co-signer. YOU WILL BE DENIED IF; 1. Credit report has on open bankruptcy (bankruptcy has not been discharged). 2. You have derogatory rental history, (slow payments, non-compliance notices, nonrenewal etc). 3. Credit report has any judgments, skips, or evictions relating to rental history within the past 2 years. If older than 2 years, accounts must be satisfied. This includes rental related collections, (cleaning or damage charges, violation fines). 4. In the last 5 years you have any criminal history of manufacture or distribution of a controlled substance, or you have criminal history of any type of crime that would be considered a threat to real property or to other residents' peaceful enjoyment of the premises. This includes active probation.
CRIME FREE LEASE ADDENDUM In consideration for the execution or renewal of a lease of the dwelling unit identified in the lease, Manager or Owner and Resident agree as follows: Resident, any member(s) of the resident's household, a guest or any other person affiliated with the resident, at or near the resident premises: 1. Shall not engage in criminal activity, including drug-related criminal activity, on or near the said premises. "Drug related criminal activity" means the illegal manufacture, sale, distribution, use, or possession with intent to manufacture, sell, distribute, or use an illegal or controlled substance (as defined in Section 102 of the Controlled Substance Act [21 U.S.C. 802]). 2. Shall not engage in any act intended to facilitate criminal activity. 3. Will not permit the.dwelling unit to be used for, or to facilitate criminal activity. 4. Shall not engage in the unlawful manufacturing, selling, using, storing, keeping or giving of an illegal or controlled substance as defined in A.R.S. 13-3451, at any locations, whether on or near the dwelling unit premises. 5. Shall not engage in any illegal activity, including, but not limited to prostitution as defined in A.R.S. 13-3211, criminal street gang activity as defined in A.R.S. 13-105 and A.R.S. 13-2308, threatening or intimidating as prohibited in A.R.S. 13-1202, assault as prohibited in A.R.S. 13-1203, including but not limited to the unlawful discharge of a weapon, on or near the dwelling unit premises, or any breach of the lease agreement that otherwise jeopardizes the health, safety and welfare of the landlord, his agent, or other tenant, or involving iminent or actual serious property damage, as defined in A.R.S. 33-1368. 6. VIOLA TION OF THE ABOVE PRO VISIONS SHALL BE A MATERIAL AND IRREPARABLE VIOLATION OF THE LEASE AND GOOD CAUSE FOR IMMEDIATE TERMINATION OF TENANCY. A single violation of any of the provisions of this added addendum shall be deemed a serious violation, and a material and irreparable non-compliance. It is understood that a single violation shall be good cause for immediate termination of the lease under A.R.S. 33-1377, as provided in A.R.S. 33-1368. Unless otherwise provided by law, proof of violation shall not require a criminal conviction, but shall be by a preponderance of the evidence. 7. In case of conflict between the provisions of this addendum and any other provisions of the lease, the provisions of this addendum shall govern. 8.
