Please notify ALL OF YOUR VISITORS that they MUST enter Imperial through the US 41 Gate at 897 Imperial Golf Course Boulevard, regardless if their GPS routes them to Entrada. NO EXCEPTIONS. Most of you are aware of the GIB s change of Access Control contractor at front gate to Ramco Protective. They have changed software at the gate including the call in system and added a capability for you to manage your access list from home or your smart phone. Log into www.gateaccess.net and select Community Code IGC using your primary telephone number and your previously assigned PIN number that you used when calling in visitors. Details are on the IGE Web Site Home Page under Quick References and have been emailed to our residents. Please be reminded that our Property Management changed to Sandcastle Community Management on Feb 1st. Beth Mc Williams at 239-596-7200 is now our new Property Manager. BethM@SandcastleCM.com. Please include the coupon with your payment. You should have received a new coupon in the mail with the new assessment amount prior to the due date. If you have not received your coupon, please contact Sandcastle Community Management Accounting at 239-596-7200. It is your responsibility to call in all vendors and visitors to allow pre-authorized access through the front gate. Call 239-597-2005 to enter the automated call in system. You can include your regular vendors on your pre-authorized access list. A copy is available at www.greaterimpreial.info under Access Control Form or by using www.gteaccess.net. This includes your favorite pizza vendor unless you want it delivered cold! Vendors are not allowed access into Imperial after hours daily, on Sundays and most holidays. Please do not try to schedule a delivery or work after hours, on Sunday or a Holiday! You can update your personal information in the Property Manager s data base using the Owner Contact Form on line at: www.igenaples.info/all_forms/owner_info.htm or you can obtain a form from the Property Manger s office. 1

Highlights of Jun 23 BOD Meeting: The IGE Board meeting was called to order at 8:30AM by President Tom Harruff. The following board members were present: Tom Harruff, Scott Toth, Martha Mugford, Tom Nessling and Pat Keating (attended by phone). Dan Castaldini was absent with notice. Mark Thieme, IGE Superintendent and Beth McWilliams, CAM representing Sandcastle Community Management attended. There was one owner and two vendors in attendance. Review of Minutes: The Minutes from the May 26 2016 meeting of the Board of Directors were presented to the Directors in advance of the meeting, reviewed. and were approved as presented. Approved minutes will be available on the IGEHOA Web Site. IGEHOA Summary Treasurer's Report: (Acting Treasurer Tom Harruff) Financials As of May 31, 2016 Operating Cash $181,731 Reserves Valley Bank $191,399 Reserves Everbank MMA $217,640 Accts Receivable $463 Other Assets $695 Total Assets $591,928 Total Current Liabilities $165,528 Reserves $409,039 Owners Equity $17,631 Total Liabilities/Owner Equity $591,928 (Numbers may not add due to rounding) Treasurers Comments: (Acting Treasurer Tom Harruff) Balance Sheet: We have adequate cash on hand for our operating expenses. Total Operating Income: Operating income is over budget ($1,738) for the month of May primarily due to Transfer Fees. Year to date we are over budget on our Operating Income ($6,733) in a variety of accounts. Our Delinquent account follow ups have been sent out and as of today (6-20-16) we have only two delinquent assessment accounts for consideration for turning over to our attorney for collection. Total Operating Expenses: for the month of May our Operating Expenses were under budget by $1,508. Year to date our Operating Expenses are under budget by $26,773. YTD Administrative is over budget by $2,217, Utilities are over budget by $118, Maintenance is under budget by $17,849, Miscellaneous is under budget by $6,249, and Insurance is under budget $6,246. Treasurer s Comments: Our Everbank Money Market account 6 month special rate of 1.05% APY expired on June 16, 2016. We selected Florida Community Bank to place $250,000 of our Reserve funds in a 9 month CD at 1.04% APR. The GIB followed with the Estates. The Board approved the Treasurer s Report. IGE President s Report for IGEHOA Meeting 4-23-16 Corey Negri (Ben Griggs from Ramco accompanied Corey) from Ramco will be presenting a proposal to provide software for the operation of the Entrada gate. Ben met 2 with Mark on Monday afternoon to see how we currently use the Door King Software data to manage the Entrada Gate. Corey will provide the benefits of the software change. Dan, Scott, and I met with Sandcastle VP Verna Lutz and our new PM Beth Mc Williams to discuss the management of IGEHOA. Dan and Mark subsequently drove Beth around our property to familiarize her with the property. She has been on a Violations review with Director Mugford. We still need another Board member and ask that each of you try to find a volunteer to assist us in managing our association. Our Money Market matured in mid-june and your motion last month a motion to allow me to negotiate the placement of our reserve funds at a better interest rate resulted in placing the $250,000 at Florida Community Bank in a 9 month CD at 1.4% APR. We will be looking at two delinquent assessment lot owners for sending them to our attorney for collection. After visitors to this meeting leave the Board, Superintendent Thieme and the PM will stay to discuss the Advanced Aquatics contract with the results of our attorney s review. GIB Report: Director Harruff for Director Castaldini Income and Expense Statement as of 5/31/16: Total Operating Income YTD through May is $2,192.92 over budget due to Interest and Gate Income. Total Operating Expenses for May are over budget by $1,313.06 due to Landscape projects and Entry and Gate Access overages. The YTD expense variance (over budget by $7,295.43) is a combination of 2015 Landscape projects paid for in 2016, and greater than budgeted Entry and Gate Maintenance partially offset by under budget in the Control Access Account. During the month the GIB CD was rolled over to Florida Community Back for 9 months at 1.4%. The GIB Meeting on Jun 30th will include the 90% Design Review of the Collier County project to replace the water main from US41 to the Four-way stop. Drainage; (Director Castaldini) We are currently waiting for a start date to sleeve the drainage pipe at 1966 Imperial Golf Course Blvd. We have had the pipe scoped to determine the viability of the sleeve process and it has been determined that the sleeve process is the least expensive and best process available for this project. Once the process begins it will be only take a few days to complete without much, or any interruption to the neighborhood. We have also begun the process of ensuring that our lakes, catch basins, and weirs are clean and in operational condition in preparation of rainy season. We certainly hope that we have another quiet rainy season but as the Boy Scout moto says Be Prepared. Superintendents Report: (Superintendent Mark Thieme) Entrada: We have had many gate violations this month with several knocking down the bars. Residents please remind your guests and vendors to use the 41 entrance. Both NAVTEQ and Tele Atlas (GPS data service companies) have again been contacted regarding Entrada's ingress and egress issue. Drainage: Contracts have been signed for two drainage projects; one at the 4way intersection and one just West of Countess Ct. We are just waiting for commencement of the projects. The one at the four-way stop has been completed. Flowers: Red Pentas were planted at the wing wall and the 4-Way intersection, the following day the golf course had turned the water off. The injured flowers will be replaced soon. Multi colored Zinnias were planted in the other locations. Signs: Park signs were placed in Empress Park and Majestic Park. Beautification Committee Report: (Director Nessling) Some of the new park signs have been installed. Regular maintenance of the parks is being conducted according to schedule. Entrada Gate: (Director Nessling) May was another busy month for violators at the back gate. Almost every time that I entered or exited I encountered someone without a sticker trying to figure out how to get through! I m open to suggestions as to what else we can do to solve the problem. Signage tells everyone they must have an IGEHOA gate pass to exit. Progress continues on researching costs, positioning & style of flag pole near back gate. 3 I propose the Board vote on approving a "15 day notice" rule for all back gate violations in accordance with Florida Statutes providing violating residents the opportunity to appeal suspension of back gate privileges prior to enforcement. I believe this appeal should also be before a Violations Committee. The Board approved the revised Entrada Gate Rule including a 15 day notification before suspending use of the Entrada Gate for rule violations. Please let all of your vendors and visitors know they have to enter and exit IGE through the front gate off of US 41 regardless of where their GPS system directs them. Property Manager confirmed that the Contractor Guidelines and ARB form have included this entrance/exiting requirement. Architectural Review Board Report: (Vice President Toth) Eight requests were approved by the ARB in the period of May 26 to Jun 22. There were no disapproved requests and no pending requests. Approved requests included Dumpster, pool fence, trellis, impact windows, Hurricane screens, repaint and paver patio.. The Board approved the ARB report. To obtain an Exterior Change Request form on line: www.igenaples.info, log-in with name imperial and password 2011. Or a copy from Sandcastle Community Management and email your request to: sjtoth@gmail.com. Please remember that ARB approval is required for the use of PODS, Dumpsters and Porta-Potties even if the renovations involve only interior changes. Roads and Walkpaths: (Director Castaldini) No report. Traffic Awareness: (Director Keating) Traffic enforcement within IGE by CCSO (Collier County Sheriff Office) is on a regular basis. It was reported that the Collier Sheriff s Department has been contacted to provide a report and the speed monitor is tentatively scheduled to be on site sometime in late July. Violations and Fining Committee: (Director Mugford) I finished making rounds with our new Property Manager Beth McWilliams on Monday, June 20th. Pictures have been taken of the mold and stain on homes, driveways and as in the past, a friendly reminder will be sent to the homeowners we identified with a follow up inspection. There were many homes with roof mold and other stains. Commencing in September, 2016 I will be making monthly rounds so that residents will have time to schedule cleanup for deficiencies found on inspection on a timely basis.
