12. Bids once made shall not be cancelled or withdrawn. All bids made from the user ID given to bidder will be deemed to have been made by him only. 13. Prospective bidders are advised to peruse the copies of Title deeds with the Bank and verify the latest Encumbrance Certificate and other Revenue/Municipal records to exercise due diligence and satisfy themselves on the Title and Encumbrances, if any over the property. 14. All bidders shall be deemed to have read and understood the terms and conditions of sale and be bound by them. 15. The Authorized Officer may postpone/cancel the e- Auction without assigning any reason thereof. 16. In case the e-auction scheduled is postponed to a date before 15 days from the scheduled date of sale, it will be displayed on the website of the Service Provider. 17. Transfer of secured asset(s) to the successful bidder shall be effected by the authorized officer by execution of the sale certificate in accordance with the Security Interest (Enforcement) Rules, 2002 only upon receipt of the entire sale consideration of the secured assets and other charges/dues from the successful bidder as per the terms contained herein and execution of such other documents by successful bidder as may be deemed necessary by the authorized officer. Sale certificate will be issued in the name of purchasers only and will not be issued in any other name(s). 18. Neither the Bank nor the authorized officer undertakes any responsibility to procure any permission/license etc. in respect of assets offered for sale. Further the Bank does not accept/undertake any responsibility for, nor shall the sale proceeds be subject to any pending/outstanding statutory dues and any other dues such as water/electricity/service charges, transfer fees, dues of Municipal corporation/local authority dues, taxes including excise dues, sales tax or any other cess duties levies by whatever name it is called including interest etc. if any. 19.
