Other Comments: For the floor area of the shed, I get 15.98m2 when I multiply 3.4m X 4.7m. Please confirm. Normally a pergola is an architectural feature who no solid roof (rain and sun can go through). Please confirm if this is a pergola or a gazebo. Please note Section 4.1.1(b) that states the maximum height of an accessory building or structure measured from the average finished ground level to the highest point of the said building or structure shall be 4.5 metres. The nearest part of the roof shall not be more than three (3) metres above finished grade. Please indicate this dimension as well on the elevation drawings for each structure. * Comments are based on the review of documentation supplied with this application.

Further, please label every drawing with Shed or Gazebo for clarity and confirmation. Elevation drawing are required for both the shed and pergola/gazebo. Full detailed drawings with elevations have not been provided; therefore, the applicant shall be advised that additional variances may be required upon review of detailed drawings for building permit/site plan approval. The proposal conforms to the policies of the Official Plan. The Development Planning Department conducted a site visit with photo documentation on April 29, 2014. The subject lands are developed with a two-storey single detached dwelling. The Planning Department has no objection to Variance #1. Due to the irregular shape of the lot, the location of the shed in the interior side yard will not impact the overall streetscape of the neighbourhood, as the shed is appropriately screened by an existing fence and is not visible from the front yard. The Planning Department has no objection to Variance #2. The reduced setback creates limited impact and the surrounding iron fence and landscaping mitigates impact further. The Planning Department has no objection to Variances #3 to #5. Due to the irregularly shaped lot, the reduced setback applies to only a corner of the fireplace and gazebo which are open and unenclosed with minimal negative impact. The as built gazebo is consistent with the massing and scale of the surrounding neighborhood. In the event that construction commences, and the clearance between any component of the work/structure and the adjacent existing overhead and underground electrical distribution system violates the Occupational Health and Safety Act, the customer will be responsible for 100% of the costs associated with PowerStream making the work area safe. All construction work will be required to stop until the safe limits of approach can be established.
