He was Chairman for the TuscREIA Vendor Trade Show from 2005-2009. He first became a real estate investor buying, rehabbing and selling distressed houses. He literally has repaired or replaced everything in a house from the basement foundation to the roof and everything in between. He currently owns real estate investment property and is a professional residential property manager. He received his real estate sales license in 2006. Jack has extensive experience in selling foreclosed houses and has obtained the Certified Distressed Property Expert (CDPE) designation to work with Short Sale sellers whose property is worth less than their mortgage. He also received a further designation as a Certified Investor Agent Specialist (CIAS) from the Distressed Property Institute. Jack is a Certified Negotiation Expert (CNE) receiving specialized training in dealing with real estate negotiations. He has been able to utilize his teaching, business and real estate experience to assist his client base to achieve the best possible deal when they sell or purchase an investment property. There are many reasons not to allow pets. If you are in the rental business long enough you will experience pet problems. I feel there are no bad pets only bad pet owners. If you learn how to properly screen and manage tenants you will have a better landlord experience. The same holds true for pets. You must learn how to screen pets just like you do tenants. Come to the January 10 meeting and you will learn: >How to make more profit by accepting pets. >What are the 12 dog breeds that are on the CDCs and insurance companies list that are labeled as dangerous and you should not allow on your properties. >What an animal application and rental agreement addendum looks like. Yes each pet should have it s own application with picture and an addendum to the general rental agreement spelling out terms and conditions for the pet. >What to do about renter s insurance. >What the Kentucky Supreme Court has ruled about the landlord s responsibility about renter s dogs. >A new kind of flooring to put into rental units to replace carpet and make it more pet friendly. >What is the best way to treat for pet odors and what to use to seal wood and concrete. Our year ended with our 15 th anniversary Christmas dinner on Nov.1st at Dutch Valley Restaurant in Sugarcreek. We had an exceptional turn out with many members and their guests. Many gifts were won by all. We had good food, good fellowship and a great show put on by the Tuscarawas Trumpet Players. They are always exceptional and include the audience which makes a real treat for all. If you were unable to attend you missed a very enjoyable evening out. We hope with the New Year more members will take advantage of the speakers and knowledge available at the regular meetings. STRUCTURED THOUGHTS. A note from our President. Happy New Year TuscREIA members! Your officers and Advisory Board are gearing up for another great year of information sharing for our members. Because we gained so many new members in 2012, this is a good time to review your rights and responsibilities as landlords pertaining to the hazards of lead in rental properties. Many homes, apartments and condominiums built before 1978 have lead-based paint. Paint that has chipped or is deteriorating, or on surfaces that rub together such as windows and doors, creates lead dust which can pose serious health hazards to occupants and visitors. If you need information pertaining to lead hazards, the EPA website spells out the details. We encourage you to read the information and become familiar with the requirements. You can find the information at http://www.epa.gov/lead/property.html# this is a good time to review your rights and responsibilities as landlords The law requires landlords to provide tenants with a copy of the EPA-approved information booklet on identifying and controlling lead-based paint hazards entitled Protect Your Family From Lead In Your Home. This is the red, white and blue booklet that provides a good summary of lead and its effects. These booklets are available to our members for 35 cents each or 3 for $1. We always have them available at meetings for our members to purchase. The TuscREIA website (http://www.tuscreia.com) also has the Lead-Based Paint Disclosure Form available to our members under the Member Info tab across the top of the front page. The form can easily be printed out for tenant/landlord signatures. Remember as a landlord you are responsible for obeying health and safety laws and regulations and making repairs needed to keep your rental property in good condition, including common areas. ********** To rent or not to rent to pet owners a question many of us struggle with. Renting to pet owners can be risky - but it can also bring rewards for the landlord who is careful to choose a responsible pet owner. Join us at our first meeting of the year January 10, 2013 at 7 p.m. at the Geib Community Center in New Philadelphia as long-time landlord and REIA member Jack Lewis discusses this topic. Meeting professionals with differing opinions widens your view of the rental business as well as finding various other business opportunities.
