Agent Quick Guide REGISTRATION & USE Register and set your preferences 1. Go to TrustFunds via the Matrix Home tab drop- down menu: Or via the External links box on the Matrix home screen: 2. TrustFunds will open in a new window/tab. Review and accept the Terms & Conditions agreement. If you do not accept the Terms & Conditions, you will not be able to continue your registration.

3. Your name and email address will automatically populate from the Matrix roster. Make sure to also fill in your phone number. 4. Set your preferences for which steps of your buyers earnest money process you want to receive notifications for when you are the Buyer s Agent. 5. Set your preferences for which steps of the earnest money process you want to receive notifications for when you are the Listing Agent. 6. There is a $5 convenience fee for each Earnest Money payment. Set your preference for how you want that $5 to be paid when you are the Buyer s Agent. REV: 030515 Page 2

7. If you elect to pay the $5 convenience fee for your buyers either always, or that you wish to specify with each Earnest Money Request, you will need to supply your bank account information in your profile. (Your bank account information and all transactional information is stored in accordance with strict security guidelines and also complies with PCI Data Security Standards.) 8. When you have finished setting your preferences, be sure to click the Save button in the upper right portion of the screen. 9. After saving, you will see a confirmation screen welcoming you to TrustFunds. REV: 030515 Page 3

To send an Earnest Money Payment Link to your Buyer If the listing broker is registered with TrustFunds, you can send your buyer a secure link to make their earnest money payment online. This will be directly deposited to the listing broker s trust account. 1. Find the listing through a search in either Matrix or TrustFunds. In Matrix, click the TrustFunds Earnest Money Payment link below the primary photo on the Property Full Display. (If you do not see the link there, then the listing broker is not registered with TrustFunds and you will need to handle the earnest money with a check.) Or as an alternative to finding the property in Matrix, you can search for it directly within TrustFunds. Click Search from the blue menu bar at the top of the screen. Search by MLS number or address. Note: After entering your search criteria, the Search button is in the upper right of the screen. REV: 030515 Page 4

If the property is listed with a broker that is registered with TrustFunds, you will see the TrustFunds icon in the TrustFunds Member column. If you do not see the icon, then the listing broker is not registered with TrustFunds and you will need to handle the earnest money with a check. 2. Once you find the property either through Matrix or TrustFunds, you can generate an email with a secure link for your buyer to make the earnest money payment electronically. Enter your buyer s name, email address and the earnest money amount as required by the purchase agreement. Check the box to certify your buyer has a fully executed purchase agreement. The Convenience Fee Information will display according to what you set in your profile preferences. If you set your preference to specify who will pay the convenience fee on each property, you will need to indicate whether you or your buyer is paying the $5 convenience fee. Click the Notify My Buyer button in the upper right portion of the screen. An email with instructions and a link to make the earnest money payment will be sent to your buyer. REV: 030515 Page 5

Monitor Earnest Money Deposit Transactions To check on the status of an earnest money payment, whether you are the buyer s agent or the listing agent, click Transactions on the main menu at the top of the TrustFunds screen. On the Transactions page, you will see all of your transactions and the status information listed in two separate tables.
