Owner Information QP Profile Information Certification Statement QP Certification Statement Owner Certification Statement QP Certification Statement A As the qualified person, I certify that: * A phase one environmental site assessment of the RSC property, which includes the evaluation of the information gathered from a records review, site reconnaissance, interviews, a report and any updates required, has been conducted in accordance with the regulation by or under the supervision of a qualified person as required by the regulation. As of 2013/03/25, no phase two environmental site assessment is required by the regulation for the RSC property and based on the phase one environmental site assessment for the RSC property, in my opinion, it is not necessary for any other reason to conduct a phase two environmental site assessment for the RSC property. As of 2013/03/25, in my opinion, based on the phase one environmental site assessment, there is no evidence of any contaminants in the soil, ground water or sediment on, in or under the RSC property that, if the RSC property were put to any of the types of property uses listed in subsection 1 (2) of the regulation, are likely to interfere with any of those types of property uses. I am a qualified person and have the qualifications required by section 5 of the regulation. I have in place an insurance policy that satisfies the requirements of section 7 of the regulation. I acknowledge that the RSC will be submitted for filing in the Environmental Site Registry, that records of site condition that are filed in the Registry are available for examination by the public and that the Registry contains a notice advising users of the Registry who have dealings with any property to consider conducting their own due diligence with respect to the environmental condition of the property, in addition to reviewing information in the Registry. The opinions expressed in this RSC are engineering or scientific opinions made in accordance with generally accepted principles and practices as recognized by members of the environmental engineering or science profession or discipline practising at the same time and in the same or similar location. The Glacial Lake Iroquois Deposits consist mostly of beach gravel deposits. The underlying bedrock in the Phase One Study Area (includes the Record of Site Condition Property) is situated approximately at 6.70 metres below ground surface ( MBGS ). No information regarding site specific hydrogeology was available for review on the date of issuance of this report. v. how any uncertainty or absence of information obtained in each of the components of the phase one environmental site assessment could affect Regional groundwater flow is expected to be in an easterly/ southeasterly direction towards Lake Ontario situated approximately at 3. kilometres to the east of the Record of Site Condition Property. Phase One Conceptual Site Model (CSM) Site Description and Surface Features The Record of Site Condition Property (subsequently referred to as the Record of Site Condition Property ) with the municipal address of 1575 Clarkson Road, Mississauga, Ontario covers an area of approximately 1.05 hectares. A one-storey multi-unit commercial building (the Site Building ) of approximately 2,415 square metres is present on the Record of Site Condition Property. The remainder of the Phase One Property s surface consists of paved areas. The Record of Site Condition Property is currently zoned for commercial use. The proposed future use of the Record of Site Condition Property is mixed commercial and institutional use. The surface of the Record of Site Condition Property has a gentle slope to the southeast. The topography of the surrounding area consists of a gentle slope to the east, towards Lake Ontario. The Record of Site Condition Property is at an elevation of approximately 107 metres above mean sea level (MASL). Site Conditions The Record of Site Condition Property appears to have been originally developed for commercial purposes in 1970. Prior to development, the Record of Site Condition Property appears to have been used for agricultural purposes. The Record of Site Condition Property is bounded by Clarkson Road to the southwest, Wedmore Way to the southeast, residential properties to the northeast and a commercial property to the northwest. One Potentially Contaminating Activity (PCA) located outside the Record of Site Condition Property was identified during this Phase One ESA. The PCA is shown on Figure 2 of the Phase One CSM. Cavan s Garden Centre, a registered pesticide vendor, was situated at 1570 Clarkson Road from the 1950s/1960s until 1997-1999.
