LOCATION Market Drayton lies on the popular Shropshire Union Canal, approximately 20 miles north of Telford and 15 miles west of the M6. These premises are less than a mile east of the town centre in a largely residential area. The Talbot Wharf boatyard lies immediately to the south of the workshops. Road access is via Betton Road. The workshops are located behind the former Betton Mill, which now comprises flats. The moorings are accessed via Waterside Drive, alongside a modern housing development.
DESCRIPTION - WORKSHOP The building is of brick and timber framed construction with corrugated iron clad upper elevations. The layout comprises two bays with a central dividing wall. One bay contains an open plan workshop with loading doors opening onto the canal side yard area. The other bay has been fitted out to provide a reception area and offices, with WC s to the rear. At the back of this part of the building is a further storage or workshop area that connects with the main workshop. The building has a canopy running the full length of the canal frontage and a gangway runs along the side of the building for part of its length, providing access from the wharf. Note that we have not tested this gangway for stability so interested parties are advised not to use it until its strength has been established. Additional small storerooms to the rear of the building may also be available if required. These are separately accessed from a walkway between the workshop and the former mill building. DESCRIPTION - MOORINGS The moorings are within a layby on the off-side of the canal. They are accessed via a footpath that runs between the layby and the adjacent housing. The site benefits from a tarmac surfaced car park at the northern end of Waterside Drive; this provides 12 marked parking spaces. There is also a timber shed for storage and admin, together with a small landscaped amenity area. The moorings are fixed timber jetties projecting from the bankside. They provide a total of 46 jetty berths for narrowboats. In addition, mooring is possible to the bankside to the north and south of the layby to provide a capacity of at least 50 berths. Services are provided via electricity and water points at intervals along the bankside. A CRT sanitary station alongside Betton Road bridge provides additional facilities for berth holders. The planning permission is for leisure use only, except for one berth which may be occupied by a residential warden.

TENURE Both properties are available on a new lease on terms to be agreed. They may be leased to a single tenant, or each site may be leased individually if preferred. The workshop is a relatively basic structure, and it is envisaged that the lease will place a limited future repairing liability on the ingoing tenant, with a requirement that the building be maintained in a wind and weather tight condition. It is acknowledged that both sites are in need of some initial remedial repair work. Incentives may be available by way of an initial rent free or reduced rent period at the start of the lease to enable the ingoing tenant to invest in these remedial and improvement works. EPC An EPC has been commissioned on the workshop building and details will be provided when available.
