GRANNY S FARMHOUSE ACCESS STATEMENT INTRODUCTION Nestling in a sheltered valley within the mature wooded grounds of Cosawes Park, this spacious detached farmhouse has been refurbished and equipped to an excellent standard. Granny s has a large lawn garden, enclosed by wooden fence with a fenced-off pond. Granny s Farmhouse, in part, is well over 100 years old with a new extension in keeping with the rest of the property. We have tried to keep the character of the Farmhouse, whilst providing you with all the creature comforts you may need. The general living area is at ground floor level, with Bedrooms and Bathrooms upstairs (one floor up). We trust the information provided in this statement is sufficient, however, if you have any queries, please don t hesitate to call. Granny s Farmhouse operates a non-smoking policy. PRE-ARRIVAL Bookings/enquiries can be made via e-mail, fax, telephone or via Owners Direct Two bus stops are within walking distance, one on the A39 and the other at the top of Frog Hill. There s a further stop on the park for a once-a-day Monday to Friday service to Truro The nearest train station is in Perranwell (branch line) 2-3 miles and main station in Truro, 6 miles. There are taxis at the Truro station. You can have your shopping delivered by all major supermarkets on-line shopping facility. ARRIVAL & CAR PARKING FACILITIES Car parking is right in front of the Farmhouse, easy access for loading/unloading with one step up onto the paving (approx. 5cm). There is parking for two cars. The approach to the Farmhouse is via the entrance to Cosawes Park. The entrance to Cosawes Park is off the A39 and is signposted. All access roads and parking are on tarmac. The speed limit in the Park is 15mph.

MAIN ENTRANCE The entrance to the Farmhouse has French doors, so can provide either single (53cm) or double (107cm) door entry. Entrance Hall frees pace is 200cm wide, 400cm long. The Hall provides hooks to hang coats etc., and a bench to sit on with space underneath to store shoes. There is a counter with pamphlets and other information on it, height 96cm. Underneath the counter are a washing machine and a tumble dryer. There is a separate toilet tucked away under the staircase, with corner hand basin, 34cm high, seat height 44cm, space either side 19cm, 70cm between hand basin and seat, doorway 75cm wide, 196cm high. The Staircase leads from the Hall to upstairs Bedrooms and Bathrooms. The Staircase has 2 steps to a small landing, then turns right with 10 steps to the top and is 81cm wide and has a handrail. The Staircase has short pile carpet with treads 23cm deep and 20cm high. The entrance to the Dining Room and Kitchen leads from the Hall. A Utility cupboard is situated in the Hall. Re-cycling containers are provided and situated in the Hall. DINING ROOM and KITCHEN Dining Room The Dining Room and Kitchen are in one room, separated by a counter, leaving a 114cm wide gap from the Dining area into the Kitchen area. Dining table is 180cm long, 90cm wide and 76cm high, with legs on each corner, 63cm floor to lowest point of table (underspace). Free space between table and walls is 79cm wide. Chairs (all moveable), six in total with woven matting seats, two with arms and four without arms. Lighting provided by spot lights and wall lights. Flooring is good quality lino. Good contrast between floor, cupboards and other surfaces. Self-catering Kitchen The Kitchen leads in from Dining Room, 220cm wide, 340cm long. Granite worktops are 91cm high, 62cm deep, various lengths around Kitchen. Cupboard above worktop left of fridge/freezer, 30cm above worktop, highest shelf 89cm from work top, 28cm deep, 206cm wide. Fridge/Freezer unit available, highest shelf in fridge Is 56cm and lowest drawer in fridge Is 38cm from the floor.

Self-catering Kitchen cont. Dishwasher is fitted in under sink draining top, door opens frontwards down. Ceramic sink is 87cm high, 32cm deep, with cupboard underneath. Cupboard above worktop right of sink, 38cm above worktop, highest shelf 77cm from worktop, 21cm deep, 64cm wide. Hob is same height as worktops, 100cm wide. Overhead extractor is 62cm above hob, 90cm wide. Three ovens under hob, two doors open sideways and one is drop-down, height of lowest shelf is 17cm from floor. Cupboard above worktop right of hob, 38cm above worktop, highest shelf 77cm from worktop, 21cm deep, 64cm wide. Fitted cupboards, wine rack and basket drawers under worktops, lowest shelf 18cm from floor, same depth as worktop. Two corner cupboards - one to right of sink and one to right of hob/ ovens, with revolving shelves. Radio/CD player provided, next to toaster. Lighting provided by spot lights. Flooring is good quality lino. Good contrast between floor, cupboards and other surfaces. Stable Door, 83cm wide, 192cm high, situated to the left of dishwasher and sink leads to outside patio. LOUNGE Accessed from Kitchen, doorway 74cm wide, 190cm high. Flooring is short pile carpet fitted from doorway with carpet strip with 10mm threshold. Furniture is moveable. Three leather settees, one three-seater and two two-seaters. One nest of three tables and one centre table. One wicker chair with cushion. One large vase with coloured sticks situated in corner behind wicker chair. One long side table against wall with drawers. One two-door cabinet. TV, DVD and VHS provided with remote controls. Electric fire in fireplace. Stone hearth, 80cm high, 98cm wide, 58cm deep. Loose carpet in front of fireplace, 150cm wide, 242cm long. Stable Door, 83cm wide, 178cm high, leads to outside patio.
