The ranch is improved with a custom home, metal pole barns, cattle handling facilities, electricity and water provided by springs and multiple stock ponds. Location: The ranch lies 1/2 mile N of Thomes Creek, approx. 2.5 miles NW of the community of Paskenta, CA. and 20 miles W of Corning, CA. The land runs from flat to sloping / steep with motorized access limited on the eastern plateaus. Most ranch roads are 2 wheel drive accessed during the summer months. A main drainage flows west to east and another from north to south. Water: There are 3 year round reservoirs for livestock and wildlife and two more which are seasonally filled by winter runoff. House and farmstead water is provided by one spring and a shallow well energized with an electric pump with generator. The main ranch spring has two 3,000 gallon storage tanks which gravity feed water through a two and one half inch pipe to the farmstead. Three seasonal creeks transects the ranch also providing stock water during the winter months. Cattle Lease: The ranch is not leased. Carrying capacity is estimated at 90 winter calving cows during the late November to mid- May grazing season. Wildlife: The ranch is not leased for hunting. Wildlife include black tail deer, wild pigs, black bear, turkey, quail, dove, ducks and geese. Mineral Rights: Seller does not own all oil, gas and mineral rights. Rights owned by Seller are included within the sale. Soils: Per Natural Resource Conservation Service the soils consist of Hillgate Loam, Lodo and Maymenshalloam, and Misholm Loam. Much of the soils are unrated. It is wood framed on a concrete slab, hardy plank siding with composition roof shingles. Improvements: The property headquarters has (2) 26 x 60 open sided metal hay barns. There are two storage containers (8 x 30 ) wired with electricity and used for ranch storage and tack room. The corrals are constructed of steel panels with a steel lead up, squeeze and loading area. There is an RV site with water and septic system which previously housed a mobile home. The 550 gallon above ground metal fuel tank goes with the property. Zoning: The land is zoned AG-1-AP (160 acre minimum). It is enrolled in the California Land Conservation Act aka Williamson Act to keep property taxes low. Current property taxes are $2,972 per year.
