DESCRIPTION Seven Lords Wood sits in a pleasantly secluded location in the Dartmoor National Park at Hooks Cross just to the north of the small town of Ashburton. The location on the southern slopes of Dartmoor is easily accessible from the A38 and just a short drive from Exeter of Plymouth. The entrance to the wood is by means of a well-made, stone track leading from the county highway. Once within the wood the track continues to a turning head and there is ample parking for a couple of cars. From this turning head there are a number of small rides that travel west or north into the main body of the wood passing a small seating and fire pit area. The stocking comprises a combination of mature beech, ash and oak mixed with significant understorey regenerations and planting of young hazel, lime and cherry. This mix offers the opportunity for a little domestic firewood production and the opportunity to practise silvicultural skills. The current owner has invested wisely into a good quality track allowing access throughout the year, whatever the weather. In addition to this a light thinning operation and the creation of some open space in the canopy ensures an excellent show of bluebells in the spring and a spectacular show of autumn colours as the leaves turn. This is a highly attractive wood combining great accessibility with a quiet and unencumbered location. It is a wonderful location for exploring Dartmoor. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.
