why you ll like it... Set slightly back from the road by a scented front garden in bloom with roses, rosemary and lavender, this house certainly has plenty of curb appeal. In keeping with the period, the façade is gabled with red brick and Sussex hung tiles, and the wide bay windows fill the house with light. Once inside, you are welcomed into a spacious hallway where the scale of the house becomes apparent. The original internal doors have been stripped back and varnished and the early 20th Century balustrades on the turning staircase have been retained. There are two reception rooms to the right; one of which is being used as a double home office, and the other as a family room/sitting room. This layout is ideal for families with older children who like to entertain independently on occasion, as there is a third, spacious reception spanning the rear of the property too. Each of the receptions has a period fireplace, and these can be lit during winter to add atmosphere and warmth, particularly in the front room which has been fitted with an energy efficient Jetmaster open fire, and lends itself perfectly to cosying up with the family as the weather cools. During summer, the open plan kitchen and dining room opens, via timber framed French doors, to the glorious garden which has been cleverly designed to include colour at all times of the year. It is also abundant with fruit, including raspberries, apples and plums which attract a plethora of wildlife, and while it is technically north facing, it is a suntrap throughout the warmer seasons. Jasmine and clematis decorate the original walls, and there is even a rear gate, so you can bring muddy paws, bikes and boots into the garden without traipsing them through the house. While the kitchen is sociably open to the dining space, it is slightly recessed and was fitted only recently with sleek white units and stylish bamboo worktops. Into these the induction hob and electric oven have been fitted, leaving space for a tall fridge freezer and a dishwasher, and built into the side return is a useful utility room with extra storage, open shelving and space for a washing machine and dryer.
Up on the first floor there are four bedrooms and the family bathroom which has the original bath with claw feet, and a hand basin and toilet with high cistern which are in keeping with the era. There is also a separate shower cubicle in here for when time is of the essence, and the floor is carpeted for extra comfort and warmth. Two of the bedrooms overlook the gorgeous gardens to the rear, and the master bedroom and bedroom four face the front making them gloriously bright. They have access to the balcony where there is space to sit out, although you can only access it through the tall sash windows. A further flight takes you up to bedrooms five and six, and while they have been built into the loft space, the scale of the house means the vaulted ceilings are high, and plenty of storage has been retained in the eaves. These rooms are incredibly peaceful, and the views only get better the higher up the house you go. The front room has a diamond window which echoes the tiling on the neighbouring gables when viewing it from outside, but from inside it is a beautiful feature. Again these rooms are ideal for teenagers who may like some autonomy, and there is a separate shower room. Alternatively, they could easily be transformed into a master bedroom suite where you can tuck yourself away from the hubbub of family life for a while. With charm and character in abundance, this much-loved and beautifully maintained home is sure to be coveted by many.
the lifestyle... Tree-lined and incredibly quiet, the roads to the west of Montefiore have been hugely popular for decades. Not only are they attractive examples of late Edwardian architecture, but the location is ideal for families and professionals alike. The surrounding schools are exceptional, as are the local parks, and the fashionable Seven Dials are an easy stroll. bear in mind... This is a city garden, so while it is not huge, it is larger than many so close to the city. There are lovely sports fields less than a minute away should you wish to kick a ball around - this beautiful garden is for relaxing and is a lovely extension of the kitchen during summer. what the owner says... "We have lived here for 20 years, and can honestly say it is a wonderfully friendly and vibrant community to live amongst. The house was a wreck when we bought it, and we spent many a year renovating the original features and breathing new life into it. The garden has been a real joy as it is so tranquil, and the location is excellent for so many reasons. We raised all our children here, where they were able to gain independence as they grew older with the schools so close by. We were never out of St. Ann's Well Gardens when they were little, and now we enjoy being able to pop out for a meal at Seven Dials without the need for a taxi home. We simply no longer need so much space, but we will miss it here."
