Rental Installment Payments Rent is always due on the first of the month. If you have any questions regarding your rent, please stop by the office to see the property Bookkeeper or give us a call during business hours. Rent is due on the 1st of each month, even if the 1st falls on the weekend or a holiday when the office is closed. It is your responsibility to ensure that your rent is paid before leaving for vacation or holidays. There is an after-hours RENT DROP BOX located on the front office door. PAYING BY CHECK OR MONEY ORDER We accept checks and money orders in the office or through the mail. Please make sure your name and unit number are clearly marked on your check/money order. Please make all payments to: Tampa Properties I. We have enclosed payment coupons to help! Please do not staple to your checks. PAYING BY CREDIT CARD If you would like to use a credit card, please visit CONNECT at www.connect.studenthousing.com. This payment website is available 24 hours a day! There is a fee assessed for each transaction by CONNECT. Please visit the website (below) or contact our office for more information. Through your CONNECT Profile you can set up a monthly e-check to be paid to us automatically each month. When setting up your auto e-check, you will specify a day of the month, for example, the 28 th of each month in which funds will be deducted and an e-check will be distributed to us for payment. There will be an additional $1.00 service fee for each e-check payment. Sign up for recurring connect payments by September 15, 2016 & be entered to win a $2,000 Gift Card! Move-In Day Information In an effort to make your move as easy as possible, we have a few guidelines set in place for you to follow. Please read these guidelines and follow them closely to ensure the move-in process will run smoothly. Move-in for all of our new residents will be on Saturday, August 20 th. Please note that this date is not flexible and at this time we cannot make any exceptions.times for move-in have been assigned by last name in order to allow the process to run as smoothly as possible. We ask that everyone show up at their scheduled time, or later, to prevent everyone from arriving at the same time to check in. If you have not turned in your lease, you need to do so as soon as possible to ensure that you have an accommodation here. Please note: if you have signed a lease you will remain responsible under all lease terms until a replacement is found. DURING CHECK-IN YOU WILL RECEIVE. Keys: You will be issued 3 keys: Front door, bedroom door, and mailbox. Please make sure you receive all 3 upon move-in and hold on to them! Unit Condition Form (UCF): Make sure you fill out your Unit Condition Form in great detail and turn it in to the leasing office within 24 hours of receiving your keys. Please also turn in the resident handbook signed acknowledgment when the UCF is turned in. You will not receive your property t-shirt until you turn in this form (we can t lie, they re awesome shirts)! At the end of your lease, you will be charged for any damages that are not listed on the form. If you do not submit a condition form, it will be assumed that your unit was in perfect condition upon move in and you will be responsible for all damages found upon your move out. A sample unit condition form is below for your review. It is your responsibility to return this Unit Condition Form into the office. 3

(These items are only a suggestion; please do not feel you should incur any additional expense to acquire any of these items). The fitness center is open 24 hours and the clubhouse, amenities and business center are open until 10pm Monday through Saturday and until 5pm on Sunday. Rules are set for the safety of our residents, their visitors and the property. We charge fines for anyone violating rules to prevent them from violating them again and putting others in danger. The following list includes the top three fines that are assessed at our property. 1. Trash The Province has designated trash compactors on both sides of our property as well as several recycling bins for your use. Please keep in mind that in order maintain the curb appeal of our propert all trash must be placed in the designated areas. Any unit with trash outside of their apartment will be fined $50.00 per bag regardless of the amount of time the bag was out. Trash is never permitted to be stored on back porches. 2. Pets Pets are not allowed on The Province property. Visiting animals or even animals just passing through are not permitted at any time. A $250.00 fine will be assessed to the residents of the unit where the animal is found. 3. Grills The Province cares about our residents. Therefore we do not allow grills in the units or on the patios. Thousands of people are affected by the hundreds of complexes that burn down due to barbecue mishaps. Please respect this rule. A $200 fine will be assessed against anyone that violates this rule. Brighthouse Networks As a resident of The Province you will have cable with HBO and high speed internet available to you in your unit. All you need to connect to Brighthouse Networks is a cable cord! There are digital cable boxes in all bedrooms and common areas. Please note that all cable boxes installed at The Province are the property of Bright House Networks and must remain on site. Should your cable box be removed, you will be charged. The fee for this will be determined per Bright House. Cable boxes and remotes are to stay in all bedrooms and common areas at all times. Utilities Residents of each unit are responsible for paying their electric overages and any applicable fees and/or taxes charged by TECO. Paying utilities is NOT optional. Your lease requires that you pay your utilities through the end of your lease term (July 31, 2017). Failure to pay your utilities by the due date is a violation of the lease agreement and may result in fines and/or eviction. The utilities will automatically be set up for you and will be on and working when you arrive. Utility usage is recorded by the TECO for each unit not each bedroom on a monthly basis. The bill from the city is then forwarded to our office. If the monthly bill is over the allowance for your unit, then the total overage amount will be divided by the number of residents in the unit. Each roommate will receive an invoice for the amount that he/she is responsible for paying to The Province. Please note: The utility cap for all units is $29 per person per month, except cottages which are $39 per person per month. Every resident needs to be aware and be mindful of common area usage in the unit. Electricity will be billed in the middle-to end of each month according to the previous month s usage. Internet/Phone Each bedroom is equipped with an Ethernet portal to connect to your computer for internet access. Please note that you will need to bring an Ethernet cord with you, they are not provided by us. The Province also provides free wi-fi to all residents. Password: Tampa. If you are interested in having wireless internet in your unit you will need to purchase a wireless router. The wireless router can be hooked up through the Ethernet portal in your bedroom. One router would be sufficient for the entire unit. If you have any additional questions you can contact Brighthouse Networks at: (866) 477-1386. Please use the reference account number: 0050438762-01 All units are wired for telephone service. There is a telephone jack in the kitchen/common area of each apartment and in each bedroom. Telephone service is optional and must be paid by the residents. If you would like to establish telephone service, please contact Brighthouse at the number listed above. Moving into a unit with Returning Residents Please note that you may be moving into an apartment that has one or more renewing residents already residing in the unit. Please be sure to contact your roommates to ensure that you do not bring duplicate items (i.e. coffee maker, pots, pans, etc.). Your new roommate(s) may also be able to provide you with some useful tips for moving into our community. How Installments are Charged We are often asked to explain why a full installment amount is due at the beginning of August when our residents do not move in until August 20 th. We would like to take this opportunity to explain exactly how your installment plan works. Your current lease begins on August 20, 2016 and ends on July 31, 2017 which is 346 days. We purposely allow for a period of time in between each lease term to facilitate our annual turnover process. Your installment is based on a daily rate charge. We take your daily rate and multiply it by the number of days in your lease term (346) to determine your annual rate (located on the front page of your lease): Daily Rate x 346 = Your Annual Rate Your annual rate is then divided into twelve even installments, with one installment being due the first of each month. The first payment is due on August 1, 2016 and the last is due on July 1, 2017. Annual Rate / 12 = Monthly Installment This method has been chosen because it keeps the installment amount the same every month. You are never paying for time that you are not living here.
