LOCATION Craigton Wood is situated approximately 3.6 miles north-east of Banchory, just off the B977. The woodland is situated on the lower slopes of the Hill of Fare, which is popular for its stunning views. Good quality arable ground can also be found in the fields below the woodland, reflecting the fertility of this area. Banchory is a charming town with many amenities, including Cordiners sawmill, and is home to a renowned golf course as well as good fishing opportunities on the River Dee. The property is shown on the location and sale plans within these particulars and can be found on OS Sheet 1:50,000 Number 38, Grid Reference NJ 711 003. ACCESS From Aberdeen take the A944 and head west out of the city for 7 miles. Upon reaching the sign for Tarland, take a left on to the B9119 and follow this road for 3.8 miles to Garlogie where you will see a sign for Banchory (B977). Turn left at this point and continue for 5.6 miles to the entrance to the woodland at Craigton Croft. Here you will find the start of the access track, situated between two houses, as shown at point A1 on the sale plan. Alternatively, if travelling from Banchory, take the Raemoir Road (A980) north out of Banchory for 2 miles to the Raemoir Hotel junction. Turn right at this junction on to the B977 towards Echt and continue for about 1.4 miles to find the access track on the left. There is a servitude right of access between points A1 A2. Maintenance is according to user and this access has been used for extraction of timber in recent years. DESCRIPTION Craigton Wood is a highly attractive mixed species woodland with fantastic views. The species mix is predominantly Scots pine and Hybrid larch, which is of high quality. The average rotation length for Scots pine is around 80 years; hence this crop is mid rotation. The Larch crop is now mature and could be clear-felled in the near future. There is also an excellent stand of Douglas fir, which is very attractive and has potential for high value timber production. After the first felling, Sitka spruce was planted in 2011 on the lower lying ground and is now well established. The remaining broadleaved species and open ground help to make this woodland stand out. The woodland certainly lends itself to a small cabin or hut.
