Council willhold Public Meetings on Monda _ June 8 2015 at in the New Dublin Council Chambers at 6544 New Dublin Road, to consider the followingproposed Zoning By-lawAmendments under Sec. 34 of the Planning Act, R.S.O. 1990: 4020 & 4024 County Rd. 29, Pt. Lot 19, Con. 4 (Geographic Elizabethtown), File Z-02-1 5 This matter relates to proposed corrective mapping amendments on Schedule A3 of Zoning By-law 13-21, as amended, to capture existing uses and intended/similar uses as were permitted under the previous Zoning By-law 1712, as amended. The following speci?c mapping edits on Schedule A3 are proposed: 4020 County Rd. 29 rezone the ct s frontage (54 m+/or 179 ft. +/)to a depth of 54 m from R1, Residential Type 1 Zone to a CG, General Commercial to capture this front area of the property as a CG zone, as this is the location of the property where a previous commercial zoning applied and the area where a current custom workshop Works of Iron is operating. The rear/balance of the property willremain as a rural RU»2 zone. 4024 County Rd. 29 rezone the ot's frontage (45 m +/- or 149 ft. +l) to a depth of 54 m from CG, General Commercial to a R1, Residential Type 1 Zone to capture this front area of the property where a previous residential zoning applied and where residential use of the lands is occurring. The rear/balance of the property willremain as a rural RU2zone. These properties are designated SETTLEMENT AREA under the Of?cial Plan and are not the subject ' of any other applications under the Planning Act. 3231 Countv Rd. 27, Pt. Lot 32, Con. 3 (Geographic Elizabethtown), File Z-03-15 This application relates to fulfilling condition (2) to severance approval of application B-124-14 as conditionally granted by the United Counties of Leeds & Grenville Consent Granting Authority. Under the zoning amendment, the following is proposed: The severed 0.49 ha (1.2 acre) lot with the dwellinaat 3231 County Rd. 27 would be rezoned from AG, Agriculture Zone to a site speci?c AG, Agriculture Exception Zone, to recognize/permit this lot size and permit the lotto be otherwise used in accordance with the R1, Residential Type 1 provisions in Zoning By-law 13-21, as amended. This residence is being severed as it is surplus to the agricultural use. The retained 2.00 ha (4.9 acre) vacant lot, just west of 3231 County Rd. 27, would be rezoned from AG, Agriculture Zone to a site specific AG, Agriculture Exception Zone, to recognize this lot's frontage at 22.8 m (74.8 ft.) and to permit uses as permitted in the AG zone, but would prohibit any type of residential dwelling unit use or hunting or?shing camp use of these lands in this AGRICULTURE designation. These lands are withinthe AGRICULTURE designation in the Of?cialPlan. The property is also the subject of a severance application under the Planning Act, as severance number B124~14,as conditionallygranted. Pt. Lot 9. Con. 5, 6" Concession Rd. & Fairfield Rd. (Geographic Elizabethtown), File Z-04-15 This application relates to fulfillingcondition (2) to severance approval of application B7014 as conditionallygranted by the United Counties of Leeds & Grenville Consent Granting Authority. Under the zoning amendment, the following is proposed: The severed 2.02 ha (4.9 acre) vacant lot having 124 m (406 fl) of lot frontage on the 6" Concession? would be rezoned from AG, Agriculture Zone to a site speci?c AG, Agriculture Exception Zone, to recognize/permit this lot size/lot frontage and permit the lotto be othen/vise used residentially in accordance with the R1, Residential Type 1 provisions in Zoning By-law 13-21, as amended.
