The resulting area after the required 5 ft street dedicaiton leaves the lot area slightly short of permitting the 6th unit. The lack of housing is a recognized issue. If this property were to be devleoped as a 6 unit apartment building there would be no dedication requirement. The dedication is required due to the subdivision, and therefore creates an unintended decrease in density.
