Arable Land at Rigsby Near Alford, Lincolnshire, LN13 0AL AGENT S COMMENTS This is a rare opportunity to acquire a large block of highly productive arable land all within a ring-fence at Rigsby within an Area of Outstanding Natural Beauty on the edge of the Lincolnshire Wolds. The land is being offered for sale as a result of restructuring by the Read Family (Rigsby Farming Co Ltd). SITUATION The land is situated on the south side of the small village of Rigsby being approximately 2 miles to the west of the market town of Alford in the eastern part of Lincolnshire (please see the attached location plan). In addition, Lot 2 has the benefit of a right of way from the A1104 adjacent to the residential property known as Ulceby Lodge. VIEWING These particulars constitute a permit to view the land at any reasonable time of day and the existing voluntary field margins may be used with care to access the land. Consideration should be taken of all growing crops and interested parties must take care of any potential hazards (including game shooting as detailed below) and enter entirely at their own risk. TENURE & POSSESSION The land is freehold and is being sold with full vacant possession upon completion (early entry onto the land will be considered subject to the payment of a double deposit i.e. 20%). SINGLE FARM PAYMENT All the land is registered with the Rural Payments Agency and a total of 119.04 hectares (Lot 1 54.79 hectares and Lot 2 64.25 hectares) of Non SDA Single Payment Scheme Entitlements will be transferred to the purchaser at no additional cost.
STEWARDSHIP SCHEME All the land is part of an Entry Level Stewardship Scheme with Natural England but only the hedges are specified options. This is a 5 year agreement which commenced on 1 st August 2010 and is due to terminate on 31 st July 2015. Ideally the purchaser will continue the scheme until the termination date. NON AGRICULTURAL LAND USE Shooting Rights - The shooting right are included but for the 2013/14 shooting season (up to and including the 1 st of February 2014) they have been let to Rigsby Shoot. There is an area of cover crop in Forty Acre (Lot 1) and Chalk Pit (Lot 2). When viewing the land consideration should be shown to cover crops, game and shoot dates (please see details as in the covering letter). Garden Land - To the rear of Ulceby Lodge in (Lot 2) there are several temporary garden structures including polytunnels. None of the garden structures are included in the sale of the land and they will be removed upon request. The concrete bases are the remains of a former dairy and will not be removed. By permission, the former occupant of Ulceby Lodge gardened this area. Chalk Pits etc. - The disused pit and adjoining grass area within Chalk Pit field (Lot 2) is being retained by the seller. The dividing boundary is as pegged on site and the area measured and deducted from the area of this field is 1.67 acres (0.68 hectares). The existing farm road is included within the area of Lot 2 but will be subject to a Right of Way in favour of the seller giving access to the retained area. The soil type is described as Andover 1 Chalk being calcareous soils and is gently undulating. All the land lies within a Groundwater Nitrogen Vulnerable Zone Area as designated by the Environment Agency. UNDER DRAINAGE The land is naturally free draining and has not required under draining. GROWING CROPS The seller has drilled all the land (except Chalk Pit field in Lot 2) and the purchaser will pay, in addition to the purchase price, the cost of cultivations (the cost determined by reference to the CAAV Guide to Costings 2013 ) plus the cost of seeds, fertilizers and sprays applied to the growing crop until the purchaser takes possession; the seller undertakes to manage the growing crops until early entry or completion whichever the sooner. VAT will be charged where applicable; there will be no other Tenant Right payable nor counter claim for any Dilapidations whatsoever. LAND DRAINAGE RATES A land drainage charge is raised by the Environment Agency; for the year ending 31 st March 2014 the rate is 3.01 per hectare ( 1.22 per acre).
