We will endeavor to process this application immediately because we know that you will be waiting on an answer. With that in mind, it is our goal to obtain a definite answer for you between 24 and 48 hours of receipt of your application. If the process is slower, it is generally because we have not received all the information requested, or we are waiting on answers from referees, landlords or another agent. In any event we will keep you up to date. - Applications can only be submitted after you or your representative have viewed and accepted the property in its current condition. - Applications are processed Monday to Friday only. - Each applicant must submit an individual form with 100 points of photocopied identification for each applicant. - All applicants will be checked through the Tenancy Information Centre of Australia (TICA). - You will be notified of the result of your application immediately a decision is made. All unsuccessful applications will be shredded within 1 week to maintain your privacy. All documentation collected for successful applicants will remain on file. Final application approval is at the Lessor's discretion, no reason shall be given for unsuccessful applicants and the Lessor's decision is final. 100 POINT IDENTIFICATION REQUIRED Must be attached to your application Should Your Application Be Successful - If your application is approved you will be asked to pay a holding deposit. This holding deposit is equal to 1 weeks rent which you are required to pay the holding deposit within 24 hours of being approved. The property will not be removed from our availability list until the holding deposit is paid. - The whole fee will be refunded if the landlord does not decide to enter into the residential tenancy agreement for the premises during the reservation period; The whole fee will be refunded if the landlord does not carry out (during the reservation period) repairs or other work upon which is a condition of entry into a residential tenancy agreement. - If the applicant decides not to enter into a residential tenancy agreement, the landlord will retain the full amount of the holding deposit. - After the holding deposit is paid an appointment will be made for you to come into the office to sign your lease. At this time you will be required to pay an additional one (1) weeks rent to secure the property and to sign the lease documents. Please allow approximately 1 hour for this appointment. Please be aware, we DO NOT sign up tenants on Saturdays. All tenants are to attend the office for this process. - Bond transfers are NOT accepted. The Lessor has agreed to permit pet/s at the premises as specified in the General Tenancy Agreement and this Pet Agreement. 2. Any pet other than the approved pet/s specified in the General Tenancy Agreement and this Pet Agreement must first be requested by Tenant/s in writing and then be approved in writing by the Lessor PRIOR to the pet/s being allowed onto the premises. Approval is not guaranteed. 3. The Tenant shall be liable for any damage or injury whatsoever caused by the pets on the Property, whether they are the pet of a Tenant or guest, Tenant s pets or their guests pets and regardless of their approval status. 4. During the tenancy, when a routine inspection is to be conducted, please ensure your pet/s are tied up and restrained at all times. 7. The pet/s are to be outside at all times, unless specified otherwise in the Residential Tenancy Agreement or this Pet Agreement. 8. By signing below you are only asking for approval for the above-mentioned pet/s to be accepted at the property for which you are applying. 9. If approved to have pet/s inside, the tenant agrees that the pet/s will not be fed on carpeted areas inside the property. 10. At the end of the tenancy the tenant must have the carpets hired cleaned as a precaution. (Receipt must be provided to our office when keys are returned) 11. The tenant/s are required to ensure that the Approved Pet/s are registered with the Local Council at all times, and all relevant laws relating to the keeping of animals are complied with at all times. 12. The tenant/s agrees that should there be evidence of pet urine or smells in the property, it will be professionally cleaned and deodorised. 13. That the pet/s shall not be allowed outside of the premises unsupervised. 14. That the pet/s will not become an annoyance or source of discomfort to other tenant/s or neighbours. 15. To ensure grounds and surrounding outdoor areas are kept clean and free from animal faeces and other mess. 16. To repair any damage caused by the pet immediately, including re-turfing of lawns if there are track marks, holes or worn out areas, and any significant damage to ground level, walls, doors, carpet, fly screens, fences or furniture.
