16PD017 From: To: Subject: Date: Dan Hodack cpweb File Number 16PD017 Tuesday, April 19, 2016 7:07:29 PM Rapid City, Community Planning & Development Services; Speaking on behalf of a majority of the Property owners within 250 feet of the proposed construction site and the Kateland Subdivision Convenient we are all opposed to this proposed Commercial, 3 Story, 24 Apartment Complex. We are extremely livid that the Community Planning & Development Services went to such great lengths to hold off on sending the official notice of the hearing to us only days before this Thursday, April 21, 2016 at 07:00 am in the Council Chambers at 300 6 th Street, Rapid City, South Dakota so that none of would be able to take the time from work to appear, review or discuss our dissent. We want to meet with all of you at the Council Chambers at a respectable after work meeting time to voice our disappointments and objections. We are going to send forth our letters of discontentment and here are some points of interest: 1 All of the single family dwellings within the proposed construction are no higher than 2 stories tall and Muth Holding LLC is wanting to cram a 3 stories of 24 Low Income apartments in the middle of an entire neighborhood of Single Family homes? 2 When did our area become a Commercial District? 24 Single Apartments stacked 3 stories high is beyond Medium Density Residential Zoning especially since it will be a Commercial Property. 3 It is bad enough that whenever Rapid City get voted down by the people to increase property taxes for schools and other taxes that the Rapid City Council and Mayor turn around and increase our property taxes and other taxes after we the people voted No! 4 When did the zoning commission change Medium Density Residential District into a Commercial Property District? Rapid City has a tremendous zoning problem with numerous building problems all related to helter skelter zoning practices. 5 Now Rapid City will charge is more in property taxes because we will be infused with Commercial Apartments and have to pay Commercial Property Adjacent increased property taxes. 6 We want to see proposed construction drawings and the majority of us do not have the capability to view them. 7 We went through this zoning issue some time back when some people proposed a huge low income apartment complex on Haines Ave, but the construction project was a safety nightmare and it looks like it has surfaced again.
16PD017 8 Why is the Community Planning & Development Services allowing Muth Holdings LLC to build a 3 story tall, 24 Apartment Commercial Property in the middle of an Medium Density Residential District, when there are numerous other places, or zones, if you will like over on Omaha Street where the Motel, car dealerships and Trailer Homes once were and it is all vacant and available? It is because the property taxes are too high as a Commercial Property, or Greed in property prices. Ladies & Gentlemen of the Community Planning & Development Services this is only the beginning of our questions, and would you please provide all of us with a small copy of the proposed Commercial, 3 Story, 24 Apartment Complex as we all do not have access to the proposed drawings. Letters are forthcoming. Dan & Kimie Hodack 4335 Dolphin Lane Rapid City, SD This email has been checked for viruses by Avast antivirus software. www.avast.com
16PD017 From: To: Subject: Date: allgier@rap.midco.net cpweb File#16pd017 Thursday, April 21, 2016 9:55:50 PM I am writing regarding the notice about the proposed apartment building across from my home. I am voicing my opinion and do not want this apartment building across from my home. They can build in some other location from there. Sincerely concerned home owner!
From: To: Subject: Date: allgier@rap.midco.net cpweb File # 16pd017 Monday, April 25, 2016 7:14:49 PM I understand they want to build an apartment complex on this land, if they have 24 apartments there is no room for that much parking at all. This does not even make sense to build an apartment complex on this small land space. They need to rethink and build elsewhere. Sincerely home owner
