Situation The Grange is situated about 0.5 miles inland from the village of Inverkeilor, which itself is about 1.5 miles inland from Lunan Bay. Lunan Bay is an award winning beach on the Angus Coast, which is popular with surfers, dog walkers and horse riders. The Grange is set amongst fertile farmland in the valley of the Lunan Water. This part of the Angus coastline is mainly red sandstone with notable cliffs, rock features and sandy bays. As well as Lunan Bay, popular beaches are found at Montrose and St Cyrus. There is an attractive coastal walk from Lunan Bay to Arbroath via Auchmithie. Fishing has long been associated with the area, especially in Arbroath, famous for its smokies, Auchmithie and Usan. Salmon were netted at Lunan Bay and at other fishing stations along the coast. The surrounding countryside is lush, rolling farmland and there are Nature Reserves at Montrose Basin and St Cyrus. Salmon and sea trout fishing is available on the North and South Esks. There are golf courses at Montrose and Arbroath with the championship course at Carnoustie within easy driving distance. The village of Inverkeilor is situated just off the A92 coast road. The village provides primary schooling and is the home of Gordon s, a well known and award winning restaurant. Secondary schooling is available at Montrose and Arbroath which both offer a full range of shopping, business and leisure facilities. As well as its historic abbey, Arbroath has a thriving marina and harbour. Private schooling is found at Lathallan and Dundee High School. Inverkeilor is within easy driving distance of both Dundee and Aberdeen which provide all the services expected of major centres. There are train stations at Montrose and Arbroath with regular services to Aberdeen and to the south, including a sleeper. Aberdeen Airport has a range of domestic and European flights and there are services from Dundee to London Stansted. Description The Grange is a most appealing country house which is believed to date from the mid 18th century. There is a later marriage stone in the lintel over the front door with a date of 1885. The house is attractively situated with a wooded bank to the rear, and it faces south over agricultural land with its grounds running down to the Lunan Water. It is thought that it may have been built as a dower house for a local estate and that the rear wing was added at a later date. It is an imposing stone built and harled house with a slate roof, which internally has some large and well proportioned rooms. The house has been owned by the sellers since the early 1980s. At that stage the bathrooms and kitchen were refurbished. Shortly after the turn of the new century the former byre was converted into a games room and studio. With the other adjacent outbuildings, this has considerable potential for other uses, subject to obtaining any necessary planning consents. Since then a new boiler has been fitted in the house and insulation installed in the roof. The house benefits from partial secondary glazing. The drive leads up to a parking and turning area at the front of the house. A wooden front door, with a glazed overlight, opens to an entrance vestibule with cornice, dado rail, parquet floor and an inner partially glazed door to the hallway which has a cornice and staircase to the first floor. Accessed off the hallway are the sitting room and living room, which both face south, and the dining room. The sitting room has two centre roses, cornice, picture rail, open fireplace with carved wooden mantel and raised hearth, window shutters and high level skirting. The living room has a cornice and picture rail, open fireplace with stone surround and display shelves, window seat, window shutters and also has high level skirting. Behind is the dining room which has a beamed ceiling, high level display shelf, seven picture lights and Canadian red oak flooring. Off the dining room is the breakfasting kitchen. This has fitted wall and floor units with wooden work surfaces and tiled splashbacks. There is a sink, plumbing for a dishwasher, Belling Formula four ring hob with extractor, Beko oven and grill, Welsh dresser and a tiled floor, and there is ample space for informal dining. The rear lobby has a tiled floor, understair store and back door and links to both the hallway and to the utility room. This has a sink and a Belfast sink, plumbing for washing machine, fitted shelves and a door to the boiler room housing a Trianco boiler, clothes pulley and a sliding door to a further store with wooden and stone shelves. The boot room, which connects to the hallway, has fitted shelves, coat hooks and door to a tiled shower room with tiled shower cubicle, pedestal washbasin and WC.

Continue on this road crossing over the Lunan Water and then immediately turn right.
