INTRODUCTION ONLY 300.00 Inc VAT If you feel confident to manage your property but need assistance in finding a suitable tenant then this is the service for you. We will carry out a FREE market appraisal ensuring you are asking for the correct rent. Once instructed to act on your behalf we will commence thorough marketing immediately; giving you full access to our network of local offices as well as national coverage via rightmove.co.uk and lesleygreaves.co.uk. We also understand the importance of social media and will give your property exposure on Facebook, as well as social media advertising on Twitter and Instagram. We will arrange and carry out all viewings of your property meeting prospective tenants on your behalf and all at no extra charge. As part of our tenant find service, we will carry out full referencing of all applicants. For a one-off fee, we can also produce a detailed inventory of your property and provide you with a comprehensive shorthold tenancy agreement. Our comprehensive tenant find only package is just 300.00 Inc VAT (Inventory 100.00 Inc VAT & Shorthold tenancy agreement 60.00 Inc VAT) CONDITIONS OF ENTRY Tenants are required to pay one calendar month s rent in advance, and one month s rent plus an additional 100.00 as a deposit. If the tenant has pets an additional 100.00 will be taken on deposit as an additional protection per pet. Unless otherwise negotiated with the landlord, on a Introduction Only Basis our involvement will cease following the tenants taking possession of the property. The landlord is therefore responsible for collection of rent, serving notice, arranging the inventory, Shorthold Tenancy Agreement, maintenance requirements, the arrangement of all safety certificates and their own tax liability if moving overseas etc.

EPC You must provide tenants with an Energy Performance Certificate (EPC) (except some HMOs for example, bedsits or where you let out individual rooms) at the earliest opportunity. From April 2018, privately rented properties were required to have a minimum EPC rating of E for new lets and renewals of tenancies (and by April 2020 for existing tenancies). Where a property qualifies for an exemption, this must be registered on the National PRS Exemptions Register. Local authorities can impose penalties of up to 5,000 for breaches. Tenants can also ask permission to carry out energy performance improvements and you cannot unreasonably refuse consent. We can arrange an EPC on your behalf at a cost of 84.00 Inc VAT INVENTORIES As it is law that tenant s deposits are protected, it is highly recommended that Landlords/Agents should provide a comprehensive inventory carried out by a professional inventory clerk. This document will comprise an integral part of the Assured Shorthold Tenancy Agreement and provides a detailed record of the contents and condition of the property. This is invaluable should any dispute arise at the end of the tenancy. We will arrange for this service through our recommended inventory company. The cost is 136.00 Inc VAT, this includes the initial inventory and one inspection within three months of the tenant being in the property. This will be deducted from the first months rent and 64.00 Inc VAT will be deducted from the final months rent for the final inspection when the tenant vacates. We would also highly recommend further six monthly inspections throughout the tenancy at an additional cost of 36.00 Inc VAT, per inspection. During inspections we can check for any visible defects that may require attention or repair. Should any defects be noted these would be reported to you, together with our suggestions of what to do to resolve the issue/s. It must be noted that we cannot be held responsible for any disputes arising out of missing issues or errors from inventories by a third party. We will coordinate the tenant s occupation and vacation of the property and will require a completed signed document from the landlord authorising us to return the deposit or withhold monies. It is strongly recommended that the landlord visits the property at the end of the tenancy in order to ensure the property is in good order and to see if any works are required prior to remarketing. 6
