Sterling Village Condominium, Inc., is a corporation not-for-profit private property reserved exclusively for the use of the owners, their lessees, and guests. The complex consists of 840 units in 29 buildings on 42 acres of land. We have designated parking spots, guest parking spots, a large pool area, shuffleboard courts, bocce court, an 18-hole putting green, a horseshoe pit, three laundry rooms, and a promenade along the Intra-coastal Waterway. If you have any questions about the rules and regulations, please contact your unit owner. It is the responsibility of each owner to inform guests and lessees of all rules and regulations as well as to make the rules and regulations available. The most current edition of the documents may be accessed through the unit owner. condominium documents. Any owner may, as a good neighbor, politely call attention to rule infractions, either to the person violating the rules or in writing to the Manager. Section 2: Rules Enforcement The Board of Directors asks for full cooperation in the observance of these rules designed to make Sterling Village a pleasant place in which to live. Observance of these rules by owners, lessees, their families, guests, and employees of owners is the responsibility of the unit owner. Violations will be called to the attention of the violating lessee and potentially the unit owner. If the conduct deemed to be in violation doesn t cease upon notification, Sterling Village shall then have the right to enforce the provisions of the Condominium Documents and/or the Rules and Regulations. Such enforcement may include fines. Section 3: Use Restrictions The Condominium Units are to be used for residential purposes only. Each of the units shall be occupied by an owner and members of his/her family, and/or guest as a residence and for no other purposes. Children under 18 years old are permitted to visit and temporarily reside for a period of up to 30 days in any calendar year. Units may be leased subject to applicable rules. The lessee may have houseguests while the lessee is in residence. When an owner leases a condominium, the recreational and parking privileges are transferred to the lessee for the term of the lease. Section 4: Leasing of Condominium Sterling Village Board of Directors approved 11 April 2017Page 2

All lessees are required to be qualified and approved by the Board of Directors through the management company s Sales and Rental Office. Note that one occupant must be at least 55 years of age. The minimum for a lease is three months. Copies of the lessee s application and requirements (including the city of Boynton Beach occupation license requirements and other State and County compliance requirements) are available in the Corporate Secretary office or in the main office during normal business hours. These are also available from the Sterling Village website. Yearly rentals must be renewed annually. Re-qualifying and re-approval are necessary. This renewal is the responsibility of the owner. Section 5: Occupancy The number of permanent occupants is limited to 2 persons in a one bedroom unit and 4 persons in a two bedroom unit. Children under the age of 18 years of age are permitted to reside for a period not exceeding 30 days in any calendar year. Section 6: Lessees and their Guests Before using any of the facilities, (including the pool), each lessee and/or their guests (including all children) must have and wear a guest badge, which can be obtained in the main office. Each lessee and their guests must have an individual guest badge. Lessees are not to use the owners badges. If the unit owner does not provide the guest badges, they can be purchased at the office. At the end of the lease, the badges can be returned to the office and a refund will be issued. Section 7: Insurance Responsibilities Sterling Village Board of Directors approved 11 April 2017Page 3

Unit yearly lessees are expected to take reasonable care to protect the unit. They are also encouraged to have personal items covered by renter s insurance. Section 8: Important Information and Phone Numbers The speed limit in Sterling Village is 15 miles per hour. Please adhere to this to protect the many pedestrians. If you are locked out of your unit, please contact your landlord. If unable to contact your caretaker and during normal office hours, a board member or the manager may accompany you and open your unit (no units keys are given out). You must provide identification. After hours, please check the clubhouse bulletin board or the Village website or TV channel 63 for the correct numbers to call. For late night lockouts (after 10:00 pm) a locksmith must be called. Regular Bus service to all sections of Palm Beach County is available at the Sterling Village front entrance along Federal Highway. Schedules are available at the Boynton Beach City Library or by calling 561-841-4BUS (4287) or checking the bus website. Sterling Village maintains its own closed circuit television channel (63). For newer and more frequent communications, Channel 63 and the Sterling Village website are useful, especially in the case of an emergency situation and for posting the Village s social activities. Social activities including club meetings and events are also posted on the bulletin board outside the main office. With the exception of the Board of Directors meetings, all residents are welcome to take part in any of the posted activities. The City of Boynton Beach emergency radio station is 1600 AM. The Billiard room is restricted to adults 18 years of age and older. Shuffleboard courts are restricted to adults 18 years of age and older unless accompanied by a resident. Children under the age of 14 are not to use the pool without adult supervision. Note that each child must have a guest badge. For health and safety reasons, children or others in diapers or those who need diapers are not to use the pool at any time, unless wearing specifically designed and well-fitted swimming garments. Section 10: Pets No animals or pets of any kind shall be kept in any unit or on any property of Sterling Village Condominium. must have their certification and veterinarian medical documents on record in the office. Veterinarian medical documents must be updated annually. Wild animals are not pets. Do not to feed the animals. Foxes, in particular, come under state regulations/fines and are not to be fed under any circumstances. Fines of up to $500 may be imposed if found feeding the wild animals. Section 11: Noise The unit lessee, family, guests, or visitors shall make no loud or disturbing noises in any building. Televisions, radios, media systems, and all appliances shall not be operated as to disturb or annoy other occupants of Sterling Village. Quiet times are observed during the quiet time hours of 10 pm through 8 am. Excessive noise may be reported to the police by using the non-emergency number. Section 12: Laundry rooms There are 3 laundry rooms one at the north edge of the property and one at the south edge of the property and one in the clubhouse. The hours of operation for the laundry rooms are 8 am through 10 pm. Since the laundry rooms close at 10 pm, the last dryer load should be started no later than 9 pm. Remember residential units are near, so please respect these hours. A laundry card, necessary for operating the equipment, should be provided by the unit owner. If a replacement card is necessary, it may be obtained in the main office during regular business hours. The washing machines are high efficiency machines. Only HE liquid detergent is to be used. Do not add any water to the washing machines. Adding water and/or using the wrong detergent may damage the washer and result in broken and unavailable equipment. Section 13: Pool and Patio Area 1. Lessees must assume responsibility for following the pool and deck rules. Your guests should be informed that all rules posted at the pool are to be observed. 2. Patio Deck Area hours follow the quiet hours (open 8 am until 10 pm). Because the lighting is inadequate for safe night swimming, pool hours are from 8 am to dusk. Cleaning of the pool does occur in the morning, and the pool use may be restricted during the cleaning period. Locker rooms are closed for cleaning from 7:30 am to 8:00 am Monday-Friday. 3. Pool and pool deck facilities are provided for the exclusive use of unit owners, lessees, and in-house guests at their own risk. 4. The sauna is for use for those 18 years old and older. It is not to be used as a drying room. Towels and clothing are not to be left in the sauna. 5. Lessees and guests must display guest badges when in the pool and/or deck area. These badges consist of a guest medallion on a colored wrist band or ankle band. These badges are issued and registered at the office. These badges are for guests staying in Sterling Village. 6. Children must meet the minimum height requirement, as posted at the pool. 7. For health and safety reasons, children in diapers or any person who needs to use diapers may not use the pool at any time, unless wearing specifically designed and well-fitted swimming garments. 8. 9. A shower must be taken EACH TIME before entering the pool. 10.All oils and lotions must be removed with soap before entering the pool. Towels must be used to protect deck furniture. 11.Tie up long hair or wear a swim cap shoulder length hair is considered long hair. 12.Floats, tubes, balls, and other toys are not permitted in the pool except during the swimming and exercise classes. 13.Footwear must be worn to the pool to prevent contamination of the pool area and for personal safety. 14.Shirts, tops, or cover-ups are required to be worn anywhere on the Sterling Village premises except in the pool deck area. This applies to both males and females. 15.Because of the attraction for insects and possible injury, no food or glass is allowed in the pool area. Plastic water bottles are permitted. 16.Umbrellas are to be closed when you leave the pool area, chairs returned to the tables, and loungers returned to facing the pool. Section 14: Putting Green The putting green is open to all residents except when the Putting Club meets. Currently, the Putting Club meets at 9:00 am on Monday and Wednesday mornings. Please check with the Putting Green club president for the current regulations. This contact information may be obtained from the office, the bulletin board outside the office, and/or the Sterling Village website. Sterling Village Board of Directors approved 11 April 2017Page 8

Section 15: Recreation Areas A gas grill is available at the gazebo for resident s use. It may be reserved for special occasions. Use instructions are attached to the grill. Remember to clean the grill after using it. Trash cans are also available near the area. The Library is open for general use whenever the main building is open. Wi-Fi is available in the library. The password is posted on the bulletin board outside the office. The Arts and Craft room is open every Thursday and Friday morning. Membership is required. The Billiard Room is open daily and is restricted to adults 18 years of age and older. Membership is required in order to use the workshop. Membership information and the workshop hours are posted on the workshop door. The hall may be scheduled for use and for private parties through the Corporation Secretary. Using the hall for private parties requires a financial deposit. All of the clubs post their activities on the bulletin boards in the Clubhouse and at the mailboxes at each building. Additionally, most clubs also post their activities on the Sterling Village website and on TV Channel 63. Section 16: Refuse and Recycling There are garbage dumpsters at most buildings. All garbage must be properly bagged, tied, and placed in the dumpster. It is important that trash is tied so it will not blow around Sterling Village when it is picked up and dumped into the city trucks. Sterling Village Board of Directors approved 11 April 2017Page 9

Trash is picked up every Monday and Friday morning. Furniture and other large items for disposal will only be picked up on Tuesday mornings. You must place it alongside the dumpster on Monday evening or early Tuesday morning. DO NOT PUT IT OUT ON ANY OTHER DAY. All items to be recycled go into the Recycling dumpsters by the pool. Please do not put garbage in the recycling dumpsters. If items other than those designated are placed in the recycling dumpster, it is considered contaminated and can not be recycled. Sterling Village pays for the recycling; thus, a contaminated dumpster costs the village. Recyclable items are the following: Newspapers, telephone books, milk and juice cartons (rinsed), magazines, and cardboard. ALL BOXES MUST BE BROKEN DOWN. Please remove the plastic bags which hold the newspapers and discard the plastic in the building trash dumpster. Glass (rinsed and tops removed), plastic containers marked #1 and #2 on the bottom, aluminum beer and soda cans, foil items including pie plates (rinsed), tin cans (vegetable, soup, and fruit cans) Placing recyclable items in the wrong dumpster contaminates the entire dumpster and deems it non-recyclable. Please use the appropriate recyclable dumpster. ALL PLASTIC BAGS GO INTO THE building garbage dumpsters. Do NOT put plastic bags in the recyclable dumpsters. Non-recyclable items that go into building garbage dumpsters are the following: Unmarked plastic items and those marked #3, #4, #5, etc.; any type of foam, foam containers, egg cartons, meat and produce trays Sterling Village Board of Directors approved 11 April 2017Page 10

Because the age of our sewer system makes it fragile, grease must be placed in a closed container and discarded with bagged garbage. Do not pour grease down drains or into toilet bowls. Additionally, baby wipes, personal wet wipes, facial tissues, paper towels, or napkins of any kind are NOT to be disposed of in the toilet. Any of these items can lead to a plugged system. A plugged system will require a service call and that call may cost around $600. Remember these are shared systems, so please respect these requests. Section 17: Storage Area No outside storage space is available in Sterling Village. Section 18: Parking There is only one assigned parking space per condominium unit. Each unit has a numbered parking space. Any car wrongfully parked in another unit s parking spot could have their car towed at the expense of the vehicle s owner. Be sure to display the village issued parking permit. Automobiles belonging to occupants must bear an identifying sticker provided by the Sterling Village Association. Be sure to display the Sterling Village parking pass given at the time of check-in. Florida only requires a license plate on the back of a vehicle; therefore, the front of your vehicle must face the parking block. Do not back into a space. No boat, mobile home, motor home, camper, bus, trailer, or any other recreational vehicle of a similar type, shall be parked in Sterling Village Condominium for longer than 4 hours. Dilapidated, inoperable, or unlicensed vehicles will not be allowed on the premises and will be towed at the vehicle s owner s expense. No repairs or overhaul work shall be performed on vehicles while on the premises except those emergency repairs necessary to enable the removal of said vehicle from the premises. Motor vehicles are not to be washed in Sterling Village at any time. In addition to automobiles, non-commercial vehicles that fit within the length and width of the painted boundaries that designate the allotted parking spaces shall be allowed to park in Sterling Village at all times. Noncommercial vehicles include passenger vans, sports utility vehicles (SUVs) of a type similar to Jeeps, Broncos, and Explorers, and pick-up trucks. No vehicle in the parking space may have any commercial signage. Pick-up trucks that fit the specifications listed above must also meet the following requirements: 1. The truck is used as a primary or recreational form of transportation and not used for commercial purposes. 2. Any of the truck s open storage area must be covered, either by a permanent enclosure or by a flat removable cover commercially produced for that purpose. No commercial vehicle may be parked in Sterling Village overnight. Section 19: Employees No employee of Seacrest Management is permitted to do any personal work for a resident during the employee s assigned working hours. Lessees shall not give orders or directions to any Seacrest Management employee. All comments shall be directed to the Sterling Village Manager. Section 20: General Rules Sterling Village Board of Directors approved 11 April 2017Page 12

By authority of the Florida Clean Air Act smoking, except where designated, is not allowed anywhere in the clubhouse, hallways, restrooms, recreation areas, laundries, or any other common enclosed area. When returning to Sterling Village at night (after 10 pm), be prepared to stop at the gate house. Security will check your parking pass, write down your license plate number, and ask you a few questions. Items cannot be hung over outside railings. Nothing is to be hung, shaken, or thrown from any doors, windows, or balconies. Do not obstruct building walkways with bicycles, a shopping cart, or any item that could cause bodily harm. Furniture, plants, strollers, bicycles, or anything should not be put on the lawn or walkways. Bicycle riding on building walkways or the Intra-coastal promenade is NOT permitted. Skateboarding, roller-blading, roller-skating, or scooters are not allowed anywhere in Sterling Village. Shirts, tops or cover-ups, and shoes are required to be worn everywhere on the premises except in the pool deck area. No advertisements are permitted any place on Sterling Village property. No Open Houses or Garage type sales are permitted at any time. Policy does not permit commercial work to be done in Sterling Village on Sundays and Holidays except for emergencies or by securing written permission from the Sterling Village Board of Directors approved 11 April 2017Page 13

Section 21: Hurricane Season for yearly lessees Hurricane season runs from June 1 through November 30. Sterling Village is in a mandatory hurricane evacuation area. Once an evacuation order has been issued, all residents and employees must leave for their own safety. Advance registration with Palm Beach County is available for those needing special facilities because of health problems. These residents will be picked-up by bus and transported to the safe facilities. No emergency services are available once an evacuation order has been issued. Unit owners are responsible for the installation and lowering of hurricane shutters, awnings, roll-ups for windows and patios, or impact windows. When you go away during Hurricane Season you MUST NOT leave without securing hurricane protection or ensuring someone responsible does. The office should be advised who this person is. Your patio needs to be cleared of all furniture and all other items. This is an important safety factor because with the strong winds associated with tropical storms and hurricanes any item may become a projectile. DO NOT leave any bicycles outside.
