Ref: Eiddo/SHR/5329 Ty Nant, Islawr Dref, Dolgellau, Gwynedd, LL40 1TL INTRODUCTION Tender bids are invited for a Business Tenancy at Ty Nant, Dolgellau. The tenancy offered is a Business Tenancy for an initial period of 10 years. Ty Nant consists of a 4 bedroom detached dwelling, set in 5 acres. Ty Nant is situated at the foot of Cadair Idris. Important Notices It s mandatory that tenants run a business at the property and live in the house. Any and all information provided in conjunction with the property including signs, adverts, menus and such must all be in both Welsh and English at all times. DESCRIPTION Ty Nant is set within 5 acres of land. The extent of the property and land is shown on the attached plan. The property has out buildings that have previously been used as a café and bunk house. The Landlord will be undertaking some work to upgrade the property at the beginning of the tenancy. The work will be as follows: Place new external doors and windows in the house Put in a new central heating system Re-wire and put in a new electrical system in the house Place new guttering on the outside of the house The proposed work will be completed to the standard and satisfaction of the Landlord. TENDER REQUIREMENTS-STEPS STEP 1. Each applicant will need to provide a business plan, which includes the intended use for the property, no later than 14:00 on Wednesday the 9 th of January 2019. (see tender process instructions below) STEP 2. The Meirionydd Smallholdings Advisory Panel will then assess each business plan. The applicants who have provided acceptable business plans will be asked to take part in Step 3. STEP 3. Following the Panel meeting, the suitable applicants determined during Step 2 will be invited to make an annual rent offer by tender, no later than 14:00 on Wednesday the 6 th of February 2019.
PERIOD / TENURE The tenancy is offered for an initial period of 10 years. The tenancy will be a business tenancy and will NOT be afforded the protection of sections 24-28 of the Landlord and Tenant Act 1954. Prospective tenants should take suitable professional advice as to the implications of the LTA. USE The previous tenants used the property as a 4 bedroom dwelling with an adjacent café and bunk house. All planning enquiries in relation to other business uses should be directed to the Snowdonia National Park. REPAIRS AND MAINTENANCE This will be a Full Repair and Insuring Lease. The tenant will be fully responsible for all repair and maintenance, internally and externally and to keep the property in a good state of repair. The Landlord will be responsible for servicing all services in the house, in accordance with the Scheduled Repair and Maintenance Department s procedures, throughout the term of the tenancy. (electrical systems, heating, water and any flues) SERVICES The property is serviced by mains water and electricity which the tenant will be responsible for the duration of the tenancy. The tenant will be responsible for emptying the sewage disposal as necessary. The services will be inspected at the beginning of the tenancy and the services will be in a safe state of repair. ADAPTATIONS AND IMPROVEMENTS Adaptations and improvements to the property will not be permitted without the landlord s prior written consent. The landlord will consider applications from the successful applicant to adapt and improve the property. It should be noted that any consent would be subject to the successful applicant providing designs to be approved by the landlord and compliance with all statutory requirements to include Planning and Building Control. Ty Nant is located within Snowdonia National Park therefore permission would need to be sought from the National Park. RATES The tenant will be responsible for any business rates. INSURANCE / INDEMINITY The tenant will be responsible for ensuring that they have: Public liability insurance with indemnity to the Council in relation to third party rights for damage or loss caused as a result of the tenant's actions or negligence with a policy minimum value of 5,000,000 (It will be required that the tenant can provide evidence of this) Any other insurance that the tenant deems appropriate. SIGNAGE / BILINGUALISM The tenant may erect appropriate signage on the exterior of the property subject to the landlord s approval of wording and design. All signs displayed must be bilingual - Welsh and English and provided at the tenant s cost.
OTHER CONDITIONS Tenderers should ensure that they re aware of all their obligations and consider taking professional advice. TENDER OFFER All tenderers must refer to and abide by the Tender Instructions, tenders not submitted in accordance with the same will not be considered.
