Once orders have been placed, they will receive status updates, they can send anonymous messages to appraisers, and retrieve their completed appraisals back into LendingQB - all while complying with appraisal independence regulations. Setup Requirements - Appraisal Firewall In order to use the LendingQB-Appraisal Firewall integration, you need to have your company setup in Appraisal Firewall with an Administrator user, an appraiser panel, plus any Loan Officers, Processors, or other mortgage department staff. All LendingQB users that you want placing orders to Appraisal Firewall should have an email address and a password setup in Appraisal Firewall. Setup Requirements LendingQB To setup the Appraisal Firewall interface in LendingQB, you will need to contact your LendingQB representative to enable Appraisal Firewall for your account. Follow these instructions. Ordering an Appraisal from LendingQB Login to LendingQB, and either create a new loan file or open an existing one and navigate to Your Pipeline. 1. Locate the loan you want to order an appraisal for and click on the Loan Number which will display the list of services available. Next, click on the Appraisal Firewall vendor. This will launch an imbedded browser and automatically direct you to Appraisal Firewall. Please note: When creating a new loan to order an appraisal, within the Loans section along the left choose either Create Purchase Loan or Create Refinance Loan. In the pop up screen that appears, you must select the PML option (labeled PML Default Refi Template for refis or PML Default Template for purchases). 2. After selecting the Appraisal Firewall vendor from within Your Pipeline, on the browser window that is launched you will be prompted to enter your Appraisal Firewall email address and password. Then, click Login. If this is your first time logging into Appraisal Firewall, when you enter your login information, make sure that the Remember me checkbox is checked. saves your login information securely so that you do not have to enter it each time. 3. After successfully logging in, you will be taken to the New Order screen in Appraisal Firewall. It is separated into 3-4 sections that you will need to validate and enter data into to place your order. In the Loan section, Borrower, loan info (loan purpose, loan number, FHA number), and other data from LendingQB will be pre-populated into this screen. You can edit and enter info here as well. The green check-mark in the upper right indicates that all of the required fields for this order have been properly filed out. Appraisal Firewall/LendingQB Interface: Setup and User Guide, 4
Validate borrower info, make loan type selections, and enter any other info here. Your Appraisal Firewall users list. Add any users you want to this order by checking the checkbox. 4. When the Loan section is completed, you will need to validate and fill out any remaining data entry fields in the Property section. Here you can review the subject property information to make sure it's accurate, plus you can identify any special selections or criteria that will help identify the property to the appraiser (waterfront, manufactured, oversized, acreage, rural, construction, condo co-op, non-owner occupied, and/or 2-4 unit), and add any additional property descriptions or instructions. 5. When this section is completed, you can validate and fill out any remaining data entry fields in the Order section. Here you can select the type of appraisal product to order, identify any addendums, select the Date Required, enter any special instructions that the appraiser should know about, select any Special Requirements, and choose how you would like to pay for the appraisal. You can also add attachments here before placing your order. You can attach files by clicking the Add Attachment (+) button. 6. If you select to pay for the order via Credit Card, the Payment tab will prompt you to enter your credit card information. Otherwise, you can click Order to place your appraisal order to your panel of appraisers. 7. Your appraisal can take a few days to complete based on the Date Required that you specify on your order. Once it is completed, an order completed notification email will be sent to the email address you use to login to Appraisal Firewall with. 8. When you receive this email, you can open LendingQB, locate and open the loan file within your Pipeline and click the Edit button. 9. Navigate to the EDocs folder along the left and select Document List. Find the appraisal file doc type, click the Action link, then click the View PDF link to view and download the report. Ordering a Second Appraisal or Re-Inspection Often, you may need to order a second appraisal or a re-inspection product to supplement your first completed appraisal. You can place orders for subsequent appraisal products from within LendingQB to Appraisal Firewall and retrieve them back into LendingQB. By default, these products will be attached to the same loan file, and will appear in your EDocs folders within LendingQB. The process for ordering a second appraisal or re-inspection is very similar to ordering your first appraisal. 1. 2. 3. 4. 5. Locate and open the loan file in LendingQB that you would like to place the order on. Click the Loan Number of the order. Click on the Appraisal Firewall vendor to launch the website. Login to Appraisal Firewall. When the appraisal order opens, find the action panel on the right-hand side of your screen. You will see options to Order 2nd Appraisal, and Order Reinspection. 6. Follow the same steps you did previously to place the order for your product. 7. This order will also take a few days to complete based on the Date Required that you specify on your order. Once it is completed, you will receive an automatic email message sent to the email address you use to login to Appraisal Firewall with. 8. When you receive this email, you can open LendingQB, locate and open the loan file within your Pipeline and click the Edit button. 9. Navigate to the EDocs folder along the left and select Document List. Completed orders will be present in your list of documents here. Find the appraisal, click the Action link, then click the View PDF link to view and download the report. Sending a Message/Receiving Status Updates If your appraiser sends you a message or a status update during the processing of your order, you will receive an automatic email notification from Appraisal Firewall. The email will be sent to the email address you use to login to Appraisal Firewall. If an appraiser sends you a status update, you can review the information in it and know the current status of your order. If an appraiser sends you a message that requires your response, you can communicate with your appraiser anonymously through Appraisal Firewall by either Appraisal Firewall/LendingQB Interface: Setup and User Guide, 8
launching Appraisal Firewall through LendingQB or using the here link in the email your received. Follow these instructions to send a message to or reply to a message from your appraiser. 1. Open the loan file that contains the appraisal you need to send or reply to a message on by either launching Appraisal Firewall through LendingQB or using the here link in the email your received. 2. Login to Appraisal Firewall (enter email address/password if not already entered and click Login). 3. Click the Send Message option to send a message or reply to a message that was sent to you. Click Send Message to send a message to another party in Appraisal Firewall. View existing messages on this order in the Communications section. 4. In the New Message section, you can type your message, indicate if the recipient needs to do something by checking the Action Required checkbox, select to whom the message should go, and add attachments. When ready, click the Send Message button. Your message will be logged for compliance purposes in the Communications Log. Appraisal Firewall/LendingQB Interface: Setup and User Guide, 9
Select to whom the message should go here. Type your message here Add any attachments as needed, then click the Send Message button to send it. This message will be logged in the main Communications Log. 5. It is important to remember that, when using the Messaging feature, any statements of value or other statements that can be interpreted as 'appraiser influence' may cause the order to be canceled by your organization. Use caution when messaging your appraisers, and never include your name in a message. Submitting to UCDP/EAD You can use Appraisal Firewall to submit completed appraisal reports to either the UCDP or EAD portal. Depending on your account setup, you can choose to submit reports automatically, or launch Appraisal Firewall within your LendingQB loan file and submit reports to the portal on a case by case basis. Whether you are setup for automatic or manual submission, SSR results can be retrieved within LendingQB and appear in your EDocs. Once your account is enabled for UCDP/EAD submission, follow these instructions to manually submit a report to UCDP/EAD. 1. Open the loan file that contains the appraisal you need to submit to either UCDP/EAD. Standard reports are eligible for submission to UCDP. FHA reports are eligible for submission to the EAD portal. 2. Login to Appraisal Firewall (enter email address/password if not already entered and click Login). 3. By default, when you login to Appraisal Firewall the Communications log of the order is displayed. Along the right hand side are series of button that allow you to work within the order. Depending on the report you are submitting (standard/fha) you can either select the Send to UCDP or Send to FHA EAD buttons. After clicking either button, confirm that you want the report submitted to the portal. Only orders that are complete can be submitted to a portal. Please note: When a report is submitted to either UCDP or the EAD portal, the order will switch to a reviewing status and SSR results may take several minutes to return. 4. You can obtain completed SSR outputs within LendingQB the same way you retrieve completed reports. Simply open your EDocs, choose the SSR file, and click the Action link, and then the View option. Forward Appraisal to Borrower You can use Appraisal Firewall to forward a copy of the completed appraisal to the borrower or whatever third party you choose. Anytime an appraisal is forwarded to the borrower, the communications log within Appraisal Firewall will track the action and will even display when the borrower viewed it. 1. Open the loan file that contains the appraisal you want to forward to a borrower/third party by either launching Appraisal Firewall through LendingQB or using the here link in the email your received. 2. Login to Appraisal Firewall (enter email address/password if not already entered and click Login). 3. By default, the Communications log of the order is displayed. 4. The Documents tab lists all files associated with the order. You can forward as many files as you like to any third party. To forward the appraisal to the borrower, select the appraisal PDF option then click the Delivery Options button along the bottom. Appraisal Firewall/LendingQB Interface: Setup and User Guide, 13
5. In the new section that appears, the Borrower Copy is automatically selected. You can enter the borrower s email then click Send. This action will be tracked in the communications log of the order. Whenever the borrower views the report, that action will also be tracked. Additional Notes: You can use the borrower forwarding feature to deliver other files to your client at any time during the order process. You can set up your account to automatically forward a copy of the report to the borrower as soon as it is available. The Appraisal Firewall system tracks whenever a borrower successfully views the report. The system also monitors if the borrower has not viewed the report within 48 hours of the delivery, and can notify you that it has not been viewed.
