WELCOME TO WOODLAND DRIVE BN3 4-5 BEDROOMS 3 BATHROOMS 3-4 EXCEPTIONAL LIVING ROOM 3072 SQ FT GARAGE & HARDSTANDING FOR 6 CARS TONGDEAN/WITHDEAN Woodland Drive sweeps elegantly up the hill through the Tongdean and Withdean Estate, and this substantial detached home sits within the Conservation Area on the westerly side. Bordering the Three Cornered Copse, this luxurious family home looks out to lush greenery from every room, making it hard to believe you are so close to the city. Spread over three floors of generously proportioned rooms, this house is ideal for any growing family, and the interior design is of the finest quality. It balances home comforts with a luxury lifestyle perfectly, and even below the stylish aesthetic, high-spec sound, entertainment and security systems have been integrated throughout. The garden is a treat for the senses with entertaining spaces and a hot tub, and there is a large garage and driveway to fit up to six cars. This is a superior home which is perfectly located for some of the most sought after schools in the city, and has excellent transport links by train or car for the London commuter. With the countryside and coast nearby, plus the quintessential 'Hove Lifestyle' on your doorstep, this home will appeal to many.
AN INTRODUCTION Perfectly positioned on the cusp of the South Downs National Park, yet with fantastic transport links both in and out of the city, this area has long been heralded as the most prestigious within Brighton and Hove. These Neo-Tudor homes have particularly come to characterise the area, giving it cohesion and an air of grandeur. Built during the 1930s, to sit well within their sylvan surroundings, they each reside on a generous plot; set well back from the road by brick driveways. This house has been perfectly maintained, retaining its country house appeal with leaded windows, timber beams and steep pitched roof. Elder trees in full spring bloom create a screen from neighbouring homes, and you enter centrally to a naturally light and spacious entrance hall. From here, the scale and beauty of the house become apparent, as large porcelain floor tiles pave the way through double doors to the kitchen ahead. LIVING & FORMAL DINING ROOM Currently set up as a sizable home office and library, the living room is homely with plush grey carpet underfoot, and a contemporary gas fireplace taking centre stage. This room would happily house generous sofas and chairs, and has surround sound built in, but is versatile enough for many uses depending on need. With the same easterly orientation, there is also a formal dining room with engineered oak flooring and a window seat, but again, with plenty of space to dine within the kitchen you may use this room for work, or even as a ground floor bedroom perhaps. With several reception rooms, this home has space to spread out - a feature which families with both older and very young children often require.
GARDEN Expertly designed to produce colour throughout the year, the garden is a delight. Well established, scented borders and mature trees attract a plethora of wildlife, and the lawn is ideal for children to play while remaining low maintenance. Facing west it catches the last of the summer sun, and being open to the south ensures it shines in from early morning too. From the top of the garden, you can glimpse the sea, reminding you just how close to the coast you are here, and there is a sweet summer house and work shop; both of which have light, heating and electricity. The garden is slightly raised and terraced, yet it is not steep, and it is incredibly private due to the wooded copse at the rear. You have private access to this which is ideal for dog owners and walkers as you can take a gentle hike to the hills of the Downs from here, and close to the house, there is a large deck for entertaining. For parties, or simply relaxing with the family, there is a sevenseater hot tub to enjoy all year round with a shower room/changing room and WC - perfect! Then for the green fingered and home cooks, there's an apple and an almond tree, plus several strawberry plants, and a gorgeous grapevine winding its way around the upper terrace. THE KITCHEN & SNUG ROOM LUXURY BEDROOMS & BATHROOMS Spanning the rear of the house, there are two further reception areas, including the spacious and modern kitchen/breakfast room. This has glamorous units with a walnut gloss finish which have been paired with black granite. These also form a central island where the dishwasher, four ovens, induction hob and waste disposal unit have all been integrated. Space has been made for an American fridge freezer which can stay, and the utilities have their own room next door where the Tribune water heating system and water softener have also been housed. You enter the garage from here which is a fantastic size as a workshop, and has an electric up and over door for easy access. Passing the kitchen dining area, a second set of double doors open to the family/snug room where the entertainment systems, including wall mounted flat screen TV and a remote controlled projector, have been fitted with surround sound for cinematic quality viewing - all controllable from your phone or ipad. Sumptuous sofas allow for the whole family to cosy up together in the evening, then on summer days, a wall of bi-folding doors links the room to the garden.
GOOD TO KNOW From the top of Woodland Drive, you can be out on the A27 or A23 in seconds which is ideal if you commute by car. The beauty of being lower in the valley, however, is that you cannot hear the road at all. MASTER BEDROOM SUITE Plush carpeted stairs lead you through the double height stairwell to the first floor where you come to a galleried landing. From here there are two generous double bedrooms, the family bathroom and the exceptional Master bedroom suite. This room has the 'wow' factor from the moment you enter, as a bespoke open staircase rises up to a mezzanine study area within the gloriously high vaulted ceiling. French doors with a Juliet balcony frame views of the garden which can be enjoyed from your bed, and to the left there is a vast bespoke dressing area with clothing and shoe storage solutions for the most sophisticated fashionista. The glamorous en suite bathroom is recessed but open to the room, and has a modern take on a traditional period style. There is a freestanding slipper bath for whiling away the hours, plus a wet-room style rainfall shower for when time is of the essence, and the twin basins have plenty of storage below them.
"Not only are you on the edge of the countryside here, but you feel immersed within it too. The surroundings are glorious, and it is a real treat having direct access to the Three Cornered Copse. We have enjoyed entertaining here on many occasions; particularly in the garden, and while it is incredibly peaceful, you are just a short taxi ride from Central Hove for an evening out. With so much space, raising a family here has been a joy, and Hove Park has something for children of all ages. It is also an incredibly safe and welcoming neighbourhood to live amongst, with a real sense of community, so we are hoping to stay local."- Vendor s comment FIRST FLOOR BEDROOMS & FAMILY Sharing the same quality décor as the rest of the house, the double bedrooms on the first floor are spacious, bright and comfortable, and while one looks out to the attractive homes opposite, the other enjoys garden views towards the copse. This room also has an en suite with a double width rainfall shower. LUXURY BEDROOMS & BATHROOMS With low level lighting and a dark tiled floor, the family bathroom is chic and atmospheric, but it is also a great size for bathing little ones in the roomy bath. This has a shower over it and gloss wall panels which are both stylish and hugely practical. SECOND FLOOR BEDROOM SUITE Tucked away from the hubbub of family life, you can really relax up here, and with an en suite bathroom, complete with sunken bath, plus a separate seating area, you could call this the second master bedroom. Due to the scale of the house, the vaulted ceilings are wonderfully high, and from the Velux windows you can watch the clouds drift by from your bed or bath.
