Developer s commentary The Ventana Medical Plaza will be the first major medical development for Tarzana in almost 20 years. The 2.5 acre site was purchased by TriStar Realty Group, LLC in 2008 and has been on course to optimize the site s highest best use as a premier medical office building. It is the most exciting project for the area in decades and is set forth to break ground at the end of 2012. This is being referred to as the gateway to Tarzana, since it will be the prominent focal point as you enter Tarzana from Encino. With its prime location and frontage on Ventura Blvd., coupled with it s distinct virtuoso design, it will support the community s vision of a landmark medical office building. The newly constructed 112,500 SF Class A medical office building will be outfitted with state of the art systems and top quality steel construction and many green features aligned with LEED certification. It has been designed so the building s occupancy rating will be able to accommodate a multitude of specific medical uses. The larger floor plates range from 25,000 to over 30,000 SF and offer flexible options for most size requirements. Each floor will have an extensive solar blue Low-E glass window line which will be heat and UV resistant. We will have ample 5/1000 parking with some private secured spaces allocated exclusively for the doctors. The multi-level parking structure will also be professionally managed with attendants and will be located directly behind the building that leads into the lobby. Access to the building will be smooth ingress and egress on Ventura Blvd. and Lindley Ave. Additionally, planned for the ground floor fronting Ventura Blvd., there will be amenities for occupants in the building. These will ideally include a coffee and food café with outdoor seating. The target delivery is right on track for third quarter 2014 and we are actively pre-leasing.
