CITY OF AURORA OHIO Architectural Board of Review Meeting Minutes July 27, 2017 The Architectural Board of Review met in a scheduled meeting on Thursday, July 27, 2017, in Council Chambers of City Hall. Chairman Nate Barrett called the meeting to order at 6:30 p.m. Keith C. Packard was sworn in prior to the meeting. OATH OF OFFICE: Mr. Barrett administered the oath to all those in attendance who wished to speak during the meeting. APPROVAL OF MINUTES: There were not enough members present at the meeting who were in attendance on April 27, 2017 to adopt the minutes. They will be considered at the next meeting.

To adopt the minutes of the May 25, 2017 meeting Ms. Broderick moved; Mr. Shrout seconded and the motion carried, 3-0-1, on a roll call vote. Ms. Broderick, Mr. Shrout, Mr. Barrett Abstentions: Mr. Packard NEW BUSINESS: SMARTLAND, 749 HILLIARY LN ADDITION Bob Russell, homeowner along with Phil Wendzicki of Ryan Homes was present to answer questions. The project consists of an 8 x 16, 128 square foot pole barn structure attached to the rear elevation of the home at the walk-out level. Sheds are not permitted in this subdivision. The siding, roof, and trim will match the house. It will be constructed with 2 windows and 1 double door on the rear. There was a conversation pertaining to the Residential Guidelines that state the addition needs to be constructed with brick to grade. To approve the plans, with a veneer brick to grade to match the residence Mr. Barrett moved; Ms. Broderick seconded and the motion carried, 3-1, on a roll call vote. Elevations were presented as well as a color and material schedule. The height of the building was stated to be 37 6. City of Aurora - 3 - Meeting Minutes DANMARK CONSTRUCTION 571 PARKER RD SINGLE FAMILY RESIDENCE Daniel Enos, President of Danmark Design + Construction was present at the meeting. He was seeking approval to construct a 4,940 square foot, one-story home. This unit features a 2-car and 1-car side-load garage, front elevation covered porch, rear elevation screened porch and a great room with fireplace. The project was reviewed for Residential Guidelines. One set of front shutters. Shutters were discussed for the right side elevation. It was determined that they would not be visible even from the next door neighbor. Fireplace will vent through a stone chimney. Colors and building materials were presented including Royal Estate Pebble Clay siding and Grand Masa County Ledgestone. The unit passed similarity comparison. Mr. Shrout moved; Mr. Packard seconded and the motion carried, 4-0, on a roll call vote. Mr. Shrout, Mr. Packard, Mr. Barrett, Ms. Broderick BATTAGLIA CONSTRUCTION 766 E GARFIELD RD GARAGE ADDITION Angelo and Nick Battaglia of Battaglia Construction were present at the meeting. Carl Draucker, homeowner was also present. They were seeking approval to erect a 34 x 24, 816 square foot addition to the garage on the property. This addition will mirror the existing structure. A historic barn on the property which is in disrepair and partially fallen will be removed. New siding will be added to the entire garage. The unit will feature 2 double overhead doors and 2 single overhead doors. Colors and building materials were presented including clay colored steel siding and a steel roof. The man doors will be steel and the overhead doors will be aluminum with windows. The foundation will be 8 block. To approve the plans, with windows on the overhead doors COUNTRY CLUB BUILDERS 39 PINE VILLA CONDO Lee Pozek, Architect was present to answer questions. He was seeking approval to construct a 2,159 square foot, one-story condo within the Pine Villa subdivision. This unit will feature a 2-car front-load garage, front and rear porches, and rear elevation master bedroom. The unit was reviewed for Residential Guidelines. The plans intended shutters on the front elevations only. Side shutters and window muntins were discussed. Brick to grade was confirmed. There will be no fireplace in the unit. Colors and building materials were presented and noted on the plans including white siding, and red brick. The unit passed similarity comparison.

He was seeking approval to construct a 3,093 square foot two-story home within the Barrington subdivision. This unit will feature a 2-car and 1-car side-load garage, front porch and rear elevation screened porch. The unit was reviewed for Residential Guidelines. No shutters are planned for this home. A dining room fireplace will vent out the rear elevation or through a chimney. Color schedule was presented and noted on the plans including Deep Ocean siding and Echo Ridge County Ledgestone. They were seeking approval to erect a 3,660 square foot, 2-story elevation K Calvert model condo within the Sheffield Estates section of the Lakes of Aurora. This unit will feature a 2-car side-load garage, a basement rec/exercise room, and a rear sunroom. The unit was reviewed for Residential Guidelines. Two sets of front elevation shutters are planned. There is no fireplace intended for this unit. Colors and building materials were presented including Island Pearl siding, Stone Mountain Clay board and batten, and Autumn Buckeye Ledgestone. The unit was similar to others and a discussion ensued on options that would allow the unit to pass similarity comparison. The builder agreed to extend the stone on the garage elevation to the board and batten with 2 foot returns. To approve the plans, with stone added above the garage to the board and batten siding with 2 foot returns

They were seeking approval to erect a 3,898 square foot, one-story, elevation K Brentwood model condo within the Sheffield Estates section of the Lakes of Aurora subdivision. This unit features a two-car front-loading garage, a front elevation diamond lover, and a rear elevation great room with fireplace. The condo was reviewed for Residential Guidelines. The unit has 4 sets of front elevation shutters. The brick wraps were printed in reverse on the drawings. Finishes were presented and noted on the plans including Island Pearl siding, Pebble Clay shake, and Smokey Mountain brick. This unit passed similarity comparison. To approve the plans, with the left elevation brick wrapping at full height 2 feet and the right elevation brick wrapping at watertable height 2 feet Mr. Barrett moved; Ms. Broderick seconded and the motion carried, 4-0, on a roll call vote. This unit features a 2-car side-loading garage, a rear elevation sunroom, and a basement rec room. The condo was reviewed for Residential Guidelines. There is no fireplace planned for this unit. The condo will have 2 sets of front shutters only. Colors and materials were presented including Irish Thistle siding, Sandy Tan board and batten, and Autumn Buckeye Ledgestone. The unit was similar to others and a discussion ensued on options that might help the unit pass. The unit is pending. To approve the plans, PENDING a change to allow the unit to pass similarity comparison, as well as adding stone above the garage to the board and batten siding with 2 foot returns RYAN HOMES 475 DANBURY DR S/L 22 CONDO meeting. They were seeking approval to erect a 4,298 square foot, one-story, elevation L Brentwood model condo within the Sheffield Estates section of the Lakes of Aurora subdivision. This unit features a 2-car side-loading garage, rear elevation sunroom, and a finished basement. The condo was reviewed for Residential Guidelines. There is no fireplace planned for this unit. After the vote, Ryan Homes requested that the project be reconsidered, as they had a window on the rear elevation that the homeowner would like removed from the plans to accommodate a piece of furniture. To reconsider the approval for this project Mr. Barrett moved; Mr. Packard seconded and the motion carried, on a unanimous voice vote. To approve the plans, with stone wrap on the left elevation water table height extended to the garage door and the removal of the center window on the rear elevation great room Mr. Barrett moved; Mr. Packard seconded and the motion carried, on a unanimous voice vote. RYAN HOMES 180 LAKELAND WAY S/L 9 CONDO meeting. They were seeking approval to erect a 4,581 square foot, one-story, elevation B Castleton model condo within the Forest Ridge subdivision. This unit features a 2-car side-loading garage, front porch, and finished basement. The condo was reviewed for Residential Guidelines. There is no fireplace planned for this unit. The condo will have 3 sets of shutters on the front elevation only. Stone wraps were reviewed and a 2 foot full height return was requested for the right elevation. There was a discussion pertaining to side elevation shutters. Colors and materials were presented including Irish Thistle siding and Conestoga Ledgestone. There were no sold or constructed units within the similarity comparison area. They were seeking approval to erect a 4,397 square foot, two-story, elevation B Genoa model condo within the Forest Ridge subdivision. This unit features a 2-car side-loading garage, 1 st floor master, and a finished basement. The condo was reviewed for Residential Guidelines. There is no fireplace planned for this unit. The plans show front shutters only. Colors and materials were presented including Island Pearl siding and Willow Brook brick. The unit passed similarity comparison. Ms. Broderick, Mr. Packard, Mr. Barrett, Mr. Shrout PULTE HOMES 625 MORGAN TR S/L 255 HOUSE Jamey Heinzman and Keith Filipkowski, of Pulte Homes presented this project. They were seeking approval to construct a 6,291 square foot, 2-story elevation EC3S Deer Valley model condo within the Hawthorn subdivision. This is the model home for this new phase and Deer Valley is a brand new model in Aurora. This unit features a 1-car and 2-car side-load garage, a rear elevation sunroom, front porch and a fireplace in the gathering room. The unit was reviewed for Residential Guidelines. There are no shutters planned for this home. Color package 14 was presented and noted on the plans including Brownstone siding, Weathered Gray shake, and Black Rundle stone. This unit passed similarity comparison. Mr. Filipkowski gave an update on the models that Pulte will offer for this phase of Hawthorn. A portfolio will be presented to the Board as an overview as soon as they are available. Pulte plans to offer 7-9 elevations with 5 floorplans to choose from. Pulte is ahead of schedule in the field and will return with a portfolio when the renderings are ready. Ms. Broderick moved; Mr. Shrout seconded and the motion carried, 4-0, on a roll call vote. They were seeking approval to erect a 6,000 square foot, 2-story elevation 20 Napa Valley model condo within the Clubside Manor section of the Barrington subdivision. This unit features a 2-car front-load garage, a rear elevation morning room with fireplace and a rear elevation covered porch. The unit was reviewed for Residential Guidelines.

Color package 5 was presented including Dorian Gray siding, and Vintage Wine Ledgestone. The unit passed similarity comparison. Mr. Filipkowski announced that he would be forthcoming with a portfolio for the Beljon Farms subdivision as soon as that is available.
