The beautiful region of South Brittany in the department of Morbihan, is well known for its warm summers, balmy climate and mild winters. The house is south facing. Keridan house is accessed via a quiet country lane, but with easy access to Baud, Pontivy, Lorient and Vannes. Lovely sandy beaches and the Golfe de Morbihan are just 30 minutes away. The principal house has three storeys and is centrally heated. The ground floor is a large kitchen, dining room and lounge in traditional French farmhouse style with an imposing Breton fireplace. The two upper floors provide a roomy lounge overlooking the garden and three double bedrooms. There is a bathroom with WC on each floor. The cottages are on either side and one of them has successfully provided income as holiday accommodation for many years. The other is ready for further development according to the new owner s needs. There are two large outbuildings for garaging, workshop and for storing mowers, tools, wine and firewood. The completely private, 7.5 metre swimming pool is fenced and decked round three sides and the fourth is a tiled, south facing terrace to trap the sun. Main house, ground floor A large part of the ground floor is the fully fitted kitchen which has solid oak doors, extensive wooden worktops, a Belfast style twin sink, fridge freezer and dishwasher. The gas hob has five rings and is very easy to clean. The electric oven has a built in cleaning facility. All the work surfaces are well lit from underneath the overhead cupboards. Double French doors open from the kitchen to a large tiled patio. The dining and lounge area is very spacious having room for a long dining table, a three piece suite, bookcases, television etc. Triple French doors open to the patio. The house is centrally heated and very well insulated throughout. In addition a large and efficient wood burning stove, raised above ground level for maximum effect, stands proudly in the stunning, original, Breton fireplace. A magnificent, oak staircase which was designed and constructed by a local craftsman, sweeps and curves its way up to the first and second floors. The new oak beams of the ground floor retain their original colour, matching the staircase and keeping the room light and airy. Beside the entrance door is a lobby with a large tiled shower room with heated towel rail, WC and washbasin. Beyond that, suitably distanced from the living area, is a utility room for the washing machine, tumble dryer and the central heating boiler. Main house, first and second storeys The first flight of stairs opens to a lounge which has windows on both sides providing excellent views over the garden as it benefits from its raised position. Further specific information about the standards, structure and situation The roof was totally replaced by an exceptional local craftsman using new slates and timbers whilst retaining the characteristic chestnut A frames. The walls and roof are well insulated using a range of modern materials including both fibreglass and multi layered reflective insulation. All the windows are double glazed to the latest standards. The houses are warm in the winter and cool in summer. Original features have been retained throughout the renovation and oak has been used to maintain the appearance of the rooms. All doors and windows of the main house are oak. The ground floors have been ceramic tiled by a local craftsman using traditional French methods. The upper wooden floors are constructed of strong 28mm thick tongue and groove flooring which is sanded and stained to enhance its appearance. The septic tank installation was supervised by the local authorities. It conforms to all the latest regulations, has fully passed all recent inspections and it functions very efficiently.
