DESCRIPTION This highly impressive woodland will fulfil many of the criteria for woodland purchasers in southern England with its popular location close to Chichester, its well managed late rotation production conifers with broadleaf elements and good internal access. The woodland has benefitted from continuity of management and ownership over nearly 40 years. The result is the well thinned crops of 1960s Norway spruce, Scots pine, Grand fir and western hemlock seen today. About a third of the wood is broadleaved with areas of maturing oak over hazel, oak in mixture with spruce and sweet chestnut. Also present are ash and birch. Of particular note are the well grown oak and ash amongst the conifers, particularly in compartment 5a and b and to a lesser extent in the southern part of 3b. These were not planted - the initial stocking was pure softwoods - but have been favoured in the management objectives and are of good form. Oakwood West is now in its productive phase. Works in the wood and timber extraction benefit considerably from the comprehensive system of stoned tracks and rides providing easy access to all parts of the wood. These link with public roads on the eastern boundary, point A on the sale plan, and via a right of way from the southern boundary to point B. There are additional accesses at points C and D although these have been little used in recent years. There is ample room for stacking timber within the wood. In recent years the wood has provided a steady source of firewood for the local market. The sporting rights over the woodland have been let for many years. The wood has provided a useful shoot for a small local syndicate who have helped with day to day maintenance in the wood and will be keen to continue the arrangement with the new owner. The shooting rights will be in hand on 2nd February 2017 and all shoot equipment will be removed by that date. There are a number of high seats within the wood which is understood to provide some good stalking. The stalking rights are included in the sporting agreement and will also be in hand on 2nd February 2017. Oakwood West is partially designated by Natural England as a Plantation on an Ancient Woodland Site (PAWS) with a small area in compartment 1a classified Ancient and Semi-natural woodland (ASNW) as shown on the Forestry Commission s Land Information Search map. The PAWS designation indicates the land has been under continuous tree cover since at least 1600 AD but where the former tree cover has been replaced, often with non-native trees whilst the ASNW designation indicates the land has been under continuous tree cover since at least 1600 AD. Compartment 7 contains earthworks which are understood to have formed part of a series of earthworks known as Chichester Dykes. This Monument is understood to be scheduled under the Ancient Monuments and Archaeological Areas Act 1979.
