The house number is the mailing address assigned to the lot number. The City of St.Thomas assigns the house numbers and Canada Post is notified of the newly created address. The buildable front is the approximate width of the lot at the location where the front of the house will be built. It is not the width of the lot at the front property line. The grading on a daylight basement lot slopes toward the back of the lot. At the rear wall of the house, the top of the foundation wall is approximately 36" to 54" above the finished grade of the lot. The daylight basement feature (for 88) is optional and does not have to be purchased. The daylight basement feature is typically $4,500 to $7,000 and includes three additional basement windows approximately 48"x36" and additional brick (location of additional brick determined solely by Hayhoe Homes). On a daylight basement lot there are approximately 5 to 9 steps from a deck to the rear yard. s 16 to 19, 47 to 49, 60 to 65, 80 to 90 are subject to a 3.0m wide easement in favour of the City of St Thomas for maintenance of a common rear yard drainage swale located 5 feet from the rear property line. The common rear yard drainage swale is a permanent feature that cannot be removed or altered in any manner. The common rear yard drainage swale receives surface water flows from adjacent lands including existing residential lands and further the common rear yard drainage swale remains wet for an unspecified period of time after receiving rainfall and surface flows from adjacent lands. The common rear yard drainage swale will restrict the use of the lot within 10 feet of the rear property line. s 85 and 86 are subject to an easement in favour of the City of St Thomas for purposes of maintenance of an underground storm sewer system as per terms of the registered easement document. Corner lots (s 4, 16, 46, 47, 60, 65) will include fencing and landscaping along a portion of the side yard. s 4 and 16 will have fencing and landscaping along the side yard facing Arbor Trail; s 46 and 47 will have fencing and landscaping along the side yard facing Peach Tree Boulevard and s 60 and 65 will have fencing and landscaping along the side yard facing Carolina Crescent. The exact extent of the corner lot fencing and landscaping treatment will be determined by the Developer. The fencing will be 4 high picket style fencing with cedars planted inside the fence. The fencing and landscaping will be installed from a point equal to a line projected off the rear wall of the house back to the rear property line the fence will not turn 90 degrees and connect to the house. The fence and cedars will be located on the lot and are a permanent feature that must not be moved. Gates are not permitted in the fence. The fencing and landscape treatment are included in the lot price. Ranch style houses similar to the ranch style houses built at 122, 147, 149, and 164 Peach Tree will be built on lots 4 & 16 - exact floor plan to be determined by Hayhoe Homes Sales Manager. Corner lots ( 60) will have corner lot architecture, this means additional features are added to one side of the home to enhance the curb appeal. Corner lot architecture pricing is provided on a case by case basis (therefore total lot price is lot price plus price of architectural features). Some plans may already have corner lot architecture. Typical corner lot architecture is between $5,000 and $8,000. A 5' high chain link fence will be constructed on lands owned by the City of St Thomas adjacent to s 10 to 15, 21 to 31. The 5' high chain link fence is owned by others and cannot be removed or altered. Gates are not permitted in the fence. The Purchaser acknowledges that they will not construct a fence along their own rear property line. A 6 high wood privacy fence is constructed along a portion of the rear property lines on lands adjacent to s 80 to 90. This fence is located on adjacent lands and is a permanent fixture that is owned by Elgin Vacant Land Condominium Corporation Number 30 and must not be moved or altered. Gates are not permitted in the fence. A 6 high vinyl privacy fence will be constructed along a portion of the rear property lines on lands adjacent to s 5 to 10. This fence is located on adjacent lands and is a permanent fixture that must not be moved or altered. Gates are not permitted in the fence. The Developer determines the exact extent and location of the fence and extent of fence is subject to change without notice. The Corporation of the City of St Thomas will enforce a no parking restriction on certain parts of the streets within Orchard Park South phase 3.
