v1.0 01727 701303 www.vantageland.co.uk Berrowhill View Barns & Land for Sale Berrowhill Lane, Feckenham, Worcestershire, B96 6QJ Agricultural buildings & land for sale with potential for residential conversion close to Redditch, Worcester, Birmingham, the A441 and M5 & M42 motorways An extremely rare opportunity for you to own up to 13.86 acres of pasture land together with a range of large agricultural buildings of varied construction. These buildings totalling approximately 458m 2 have been in place well before March 2013 and are accessed from the road via a stoned track. Under amendments to Permitted Development Rights introduced in April 2014, it is now possible to convert existing agricultural buildings into homes without needing to expressly apply for planning permission. Indeed there are many examples of agricultural buildings successfully gaining permission to convert into residential dwellings in the area. Notably, there are five sites within 1.5 miles of the site that have all been granted permission to convert agricultural buildings into residential dwellings. The agricultural buildings are surrounded by over 13 acres of lush pasture land that is available as a whole or in 3 separate lots. The site benefits from good road frontage and several entrance points off Berrowhill Lane. It also enjoys some of the most spectacular views in the area over beautiful rolling countryside. The site is pleasantly situated within the highly sought-after and affluent village of Feckenham, south-west of Redditch, east of Worcester and south of Birmingham. The site is available freehold with vacant possession as a whole or in lots. See back page for a full list of available lots, sizes and prices.

It lies 4 miles south-west of Redditch, 10 miles east of the city of Worcester and south of Birmingham. Feckenham is a very sought-after village and is home to a family owned pub, a gastro-pub, an award winning community village shop, village green, village hall and a good primary school. Redditch town centre is just over four miles away, providing a wide selection of indoor and outdoor leisure activities including, theatres, pubs, restaurants a cinema and an excellent selection of local shopping. The beautiful cathedral city of Worcester is further afield and offers visitors a wealth of interesting architecture, history, culture and leisure amenities, with a very wide selection of high street names and independent boutiques. Birmingham to the north is the second biggest city in the country. It is one of the largest international commercial centres in the world and an important transport, retail & events hub. From museums and attractions to Michelin starred restaurants and the world-famous Bullring shopping centre, Birmingham has something to offer for everyone. The land enjoys easy access to both the M5 and M42 motorways. The M5 links the Midlands to the South West and along with the M42, form the Birmingham Outer Ring Road. Nearby Bromsgrove Train Station provides frequent and direct links into Birmingham in just 26 minutes.

Agricultural Buildings Permitted Development Amendments to Permitted Development Rights introduced in April 2014 have transformed the landscape for anyone wishing to undertake a barn conversion in England. As a result of the amendment, it will now be possible to convert existing agricultural buildings into homes without needing to expressly apply for planning permission, as had previously been the case. It permits building operations to convert a barn into a house, but only within the envelope of the existing structure up to a maximum of 465m². The development can be divided into up to five separate dwellings and it permits partial demolition and rebuilding of the barn. Over age The 7.57 acre lot known as Berrowhill View Barns is subject to an Overage based on 25% of any uplift in value following the grant of planning permission for development other than that which is for agricultural or equestrian purposes. The Overage period is 33 years from the date of completion. Local Development There are numerous examples on the local borough council s website of agricultural buildings successfully gaining permission to convert into residential dwellings. Notably, there are five sites within 1.5 miles of the land for sale that have all been granted permission to convert agricultural buildings into residential dwellings: 17/00451/FUL - Conversion of barn to 2 x new dwellings, demolition of existing barn and erection of new dwelling, associated works including demolition 2016/297/FUL - Conversion and Extension of two existing agricultural barns into a Single Residential Dwelling and associated works including Demolition of Existing Barns. 2016/241/COUPRO - Conversion of barn to residential dwelling. 2016/032/FUL - Conversion and extension of barn to form one dwelling, including demolition of lean-to and Dutch Barn. 2013/292/COU - Conversion of stable and agricultural barn to 2 no. dwellings. A range of agricultural buildings of varied construction totalling 458m 2 are on the site.

Development on Green Belt Land The site lies approximately 2.5 miles from the Foxlydiate & Brockhill sites on the northern and western edges of Redditch. These two development sites will provide a minimum of 3,400 new homes, a new school and associated new infrastructure. These sites are designated as Green Belt land. House Prices The land is situated in an extremely affluent area. House prices in Feckenham are 55% above the county average and 95% above the regional average (Zoopla). These premium house prices reflect the desirability of the area as a place to live and own property including land. Local Authority Redditch Borough Council www.redditchbc.gov.uk Planning The land is designated as green belt. Any development would be subject to the appropriate planning permission. Land Values Pasture land values in this region increased by 3% in the last 6 months and are 24% higher than the England & Wales average the highest in the country. (RICS Rural Land Market Survey). Traditionally land has been seen as a safe haven for investors, outperforming other asset classes. Over the past 10-years, farmland has outgrown Prime Central London Residential Property by 33%, UK House Prices by 38% and the FTSE 100 by 32% (Knight Frank). Furthermore the demand for land continues to outstrip supply. The supply of farmland to the market last year was down 16% compared to the previous year, and down 8% compared to the 10-year average (Savills). Land & barns with the potential to build your own home.

Leisure & Equestrian The site lies on the edge of Feckenham, a very sought-after rural community with a traditional village green, a cricket club and an abundance of well-marked walking and riding routes. A range of community activities includes an annual two-day horse show, and a tri-annual Feckenham Flower and Garden Festival. There is an annual Summer Fair, which has a Royal Charter and Spring and Autumn Flower Shows. The surrounding countryside is an idyllic place to explore. There is even a nature reserve at nearby Wylde Moor, where you can see a selection of wild flowers, insects and birds. The land offers great potential for those looking to use the land for equestrian use as it is perfectly situated in the centre of an extensive network of bridleways. Access to these is immediately off Berrowhill Lane and bordering the northern boundary of the site. The Monarch s Way is a historic 615 mile longdistance footpath that passes approximately 1.5 miles to the east Feckenham. It follows the escape route taken by King Charles II in 1651 after being defeated in the Battle of Worcester. This footpath takes you through two World Heritage Sites, one National Park and six Areas of Outstanding Natural Beauty plus some of the finest scenery in western and southern England. Nearby Redditch is home to the 900 acre Arrow Valley Country Park & Lake. The park includes a Local Nature Reserve, a lakeside café, gift shop, children s play area and a skate park. The lake is also used for water sports. There are four waymarked trails for walking and riding throughout the park. A range of attractions can also be found farther afield including the iconic Malvern Hills Area of Outstanding Natural Beauty and the hugely popular tourist town of Stratford-upon-Avon the birthplace of William Shakespeare. Access The site benefits from extensive road frontage onto Berrowhill Lane. From here, there are three gated entrances to the site; two to Berrowhill View Barns and one to Berrowhill View Paddock. If sold separately, full vehicular right of way will be provided to the land known as Berrowhill View Field via an easement. Method of Sale The land is offered for sale by private treaty as a whole or in lots. The freehold is available with vacant possession on completion.
