Introduction: Orchard Trail is a 29 lot community in the heart of Montgomery. Neighborhood Location: Orchard Trail is located at the top of the hill off of Orchard Club Drive, at the site of the old Montgomery Swim & Tennis Club. With easy access to Montgomery Road and the local highway connections, this site is an easy commute from nearly anywhere in town. To the north up Montgomery Road and across I-275 one finds Harper s Point, with a Kroger and wide variety of shops, restaurants and service providers. To the west on Pfeiffer Road and across I-71 you have Blue Ash s new Summit Park with several restaurants and amenities. To the south on Montgomery Road you find downtown Montgomery and the central business district with another Kroger, and a plethora of other businesses including banks, bars, restaurants, fine dining, specialty shops, etc.
And for those with medical needs there are numerous doctors and medical specialists in the medical offices around the nearby Bethesda North Hospital. Neighborhood Surroundings: Directly to the north on Orchard Club Drive are 20 existing single family homes. The 29 new homes in Orchard Trail will enhance this existing neighborhood and breathe a fresh breath of life into the old swim club property. One of Orchard Trail s most desirable features is its walkability to two of Montgomery s signature parks. An old walking path (remnant from the swim club) that we ve called Orchard Trail connects our Orchard Trail community through to the adjacent neighborhood to the west. Dulle and Pioneer Parks are just a few minutes walk through the Wild Orchard neighborhood to Deerfield Road where sidewalks connect to the parks. You ll notice that there are a lot of Orchard names in the surrounding area. This is because this entire part of the neighborhood was once an apple orchard. Pioneer Park:
Dulle Park: Available Building Lots: Orchard Trail consists on one quiet cul-de-sac street named Orchard Trail with a pocket park at each end of the street. The east pocket park has a large planter with feature tree, and perimeter knee wall for sitting. The west pocket park has a path through this wooded corner of the development, which connects through the adjacent neighborhood. You can build with Daley Design + Build on any of the blue or yellow building lots. Our Three Lots (18, 19 & 20): When we purchased our first three lots in Orchard Trail we selected three lots on the south side of the street which back up into an existing stand of mature trees. These homes should get great southern light into the main living spaces and master suites primarily found on the rear of these lifestyle homes. OT18 The Bungalow House: (Starting $695k) Inspired by classic style, the Bungalow house has tried and true lines with a low understated roof profile.
