The Signature Club at Greenview Community And Condominium Associations Clubhouse Complex Rules Effective July 17, 2017 1. Overview a. The Clubhouse is available to all Unit Owners on a twenty-four-hour basis. Please use your keycard to enter the Clubhouse and make sure the doors are shut tightly and locked when you exit. Do not prop open any of the clubhouse doors. Each Unit Owner is entitled to one (1) Clubhouse access keycards and will be issued a Clubhouse access keycard for each Unit Owner up to a total of two (2). Under no circumstances will more than two (2) complimentary Clubhouse access keycards be issued to each Unit. If there is a single Unit Owner and Clubhouse access keycards is required for either a live in Residence(s) over the age of 21 or lessee(s)/renter(s), the Unit Owner must provide a signed copy by the Unit Owner(s) of Exhibit A that certifies who is a legal resident or lessee(s)/renter(s) of the Unit. Once the Management Company receives the signed Exhibit A, an additional access keycard will be issued to the Unit for a total of two (2). Copies of Exhibit A can be downloaded from our website or requested from the Management Company. If the access keycard is lost or stolen, there is a non-refundable charge of $20.00 to replace it. If additional Clubhouse access keycard above two (2) but not more than four (4) total per Unit is required, a non-refundable charge of $20.00 will be assessed for each access keycard. b. The Association Manager is Linda Blum, Legum & Norman, Inc. She can be reached at 240-450-5761 during the day and her e-mail is lblum@legumnorman.com Please report any issues/concerns reference the Clubhouse Complex and its amenities to the Association Manager. 2. Responsibilities of Unit Owners a. Unit Owners are responsible for their actions and all actions of their guests, including any and all damages. Therefore, a Unit Owner must always accompany their guests when they are using any of the Clubhouse Complex. Clubhouse Rules - Page 1
b. Unit Owners and their guests are the only individuals that are permitted in the Clubhouse Complex. Unit Owners are not permitted to let unknown persons into the Clubhouse and if they do, they are taking full responsibility and liability for their presence. Please refer all contractors to the Association Manager, see above. c. Since the Clubhouse is for the benefit of the Unit Owner(s), Resident(s), and Lessee(s)/Renter(s), Unit Owners, Residents, or Lessee(s)/Renter(s) are only permitted to bring a total of six (6) guests per Unit per day into the Clubhouse Complex. This does not mean six (6) guests per Unit Owner, Resident, or Lessee/Renter or Clubhouse access keycard. If there is a need to bring more than six (6) guests per Unit into the Clubhouse, the Unit Owner or certified Resident or Lessee/Renter must complete Exhibit B and forward it to the Management Company for approval ten (10) business days in advance. This will insure that the additional number of people will not interfere with other planned Community or Private activities that had prior approval. Copies of Exhibit B can be downloaded from our website or requested from the Management Company. d. VENDORS MAY NOT USE THE CLUBHOUSE TO SELL/PROMOTE PRODUCTS OR SERVICES AS IT MAY AFFECT OUR NOT-FOR-PROFIT STATUS. ALSO, PRIVATE PARTIES CANNOT BE COMMERCIAL IN NATURE, E.G. PAMPERED CHEF, CUTCO, FINANCIAL SOLICITATIONS, ETC. e. Smoking is prohibited in the Clubhouse Complex. The only designated smoking area is side parking lot. f. All items in the Clubhouse Complex area are to be used in the Clubhouse Complex areas only. No Clubhouse Complex items are to leave the Clubhouse Complex area. g. If rearranged, all furniture must be returned to its original location. Folding chairs and tables are to be stacked properly after use in the Ballroom. h. When leaving the Clubhouse Complex, be sure all lights (including bathrooms), fans, televisions, fireplace, etc. are turned off, and trash cans emptied. Clubhouse Rules - Page 2
4. Emergency Procedures a. For all emergency situations please call 911. When in doubt, call 911. b. There is an automated self-directed Automated External Defibrillator (AED) available in the main room of the Clubhouse on the wall next to the bar. If a person appears to be experiencing cardiac distress which may lead to arrest, please use the AED. c. There is an EMERGENCY ONLY phone that is mounted on the wall by the Clubhouse s pool entrance on the pool deck and inside the elevator. d. The number for the Association Manager is posted on the front door of the Clubhouse. Please notify the Association Manager as soon as possible after the emergency has been mitigated, see above. 5. Clubhouse Use a. Occupancy Numbers- The maximum room capacity is posted in each room of the Clubhouse. Below are the capacities taken from those posting: Room With Chairs Only With Tables and Chairs Main Lounge Area 147 69 Grand Room (Next to Deck) 84 40 Deck 72 34 b. Kitchen 1) Anyone bringing food into the Clubhouse must remove all food and food leftovers from the Clubhouse after any and all events. Survey the entire area, including the refrigerator and countertops, to verify this is done. 2) Dispose of all garbage after an event. Place garbage in Blue trash cans at the side of the parking lot side of the Clubhouse. 3) Ensure all appliances are cleaned and turned off, as appropriate, when you are finished. c. Exercise Room/Aerobics Room 1) No one under the age of 16 is allowed to use the exercise room containing the stationary bikes, treadmills, and elliptical machines. A Unit Owner must accompany guests in the aerobics room and remain with them at all times. 2) All exercise equipment used must be wiped down after use; sanitizing wipes are provided for this purpose. 3) If others are waiting to use the exercise equipment, please limit your exercise time to 30 minutes on each piece of equipment. 4) The equipment (balls, weights, bands, etc.) in the aerobics room must remain there. d. Spa 1) A Unit Owner must accompany guests in the Clubhouse Spa and remain with them at all times. No one under the age of 16 can use the spa. 2) No drinks (other than water) or food is allowed in the spa area. Glass containers are prohibited. 3) The Spa opens during the Memorial Day weekend and closes during the Labor Day weekend. The hours of operation are from 9:00 AM to 8:30 PM. e. Library 1) The Library can be found next to the fireplace. We have a free exchange library. Anyone wishing to contribute books to the library should place them in the basket on the floor near the fireplace. 2) Unit Owners can take books for their enjoyment, and they are encouraged to return them for the enjoyment of other members. 3) Due to limited shelf space, discretion may be used on which books are made available. f. Pool Table 1) Direct supervision of children 16 and under is required by all Unit Owners 2) Do not sit or place drinks on the pool table. 3) Replace all equipment in its proper place when finished. g. Ping Pong Table - The Ping-Pong table is located downstairs in the men s locker room. If it is used, please fold it up and return to this location. 6. Scheduling Clubhouse Community Activities a. All Community events, club/committee meetings, and parties must be coordinated with the Association Manager. b. The Clubhouse is available for Unit Owners, Community clubs, community social events, Committee Meetings, Board Meetings, and other Covenant and By- Law officially recognized activities. To schedule a Community event, follow these steps: 1) To add a newly scheduled club activity or community event check the Community calendar for availability on the Community website www. signatureclubgreenview.com. 2) If the desired date(s) is (are) available, the responsible individual for the activity will email the Association Manager requesting the date and time(s) will be reserved and placed on the Community Calendar. 3) Once the date and time(s) are validated for availability, an email will be sent to the website manager for posting on the website calendar and a copy will subsequently be posted by the Clubhouse Committee on the Clubhouse bulletin board. 7. Clubhouse Unit Owners Private Event/Party a. Unit Owners desiring to schedule the use of the Clubhouse for private event/party (ONLY THE FIRST FLOOR AND DECK ARE AVAILABLE FOR THESE EVENTS. THE POOL, SPA, OR DOWNSTAIRS AREAS ARE NOT AVAILABLE FOR PRIVATE EVENTS/PARTY) will follow these steps: 1) To add a Unit Owner event/private party, check the Community calendar for availability on the Community website signatureclubgreenview.com. 2) If the desired date(s) is (are) available, download the application from the Community website or request it from our Association Manager. 3) Fill out an application, provide a $100.00 non-refundable deposit, and provide a $100.00 security deposit for a total deposit of $200.00 which will be forwarded to the Association Manager. The Association Manager will write the date and time of receipt on the Application. The security deposit portion is refundable after inspection by a member of the Clubhouse Committee following the event.. 4) The Unit Owner must also obtain a rider from his/her insurance company for liability coverage in the amount of $500,000, as part of the requirement to reserve the Clubhouse for a private event/party. 5) Once the application and deposit are received by the Association Manager, she will validate date availability based on the Community Calendar on the website. 6) Additionally, the Association Manager will provide an email to the Clubhouse Committee Chair with a copy of the Application for verification that there is no Community event not showing up on the Community Calendar that will impact the Unit Owner s event. 7) Once both parties have validated the availability, an email will be sent to the website manager for posting on the website calendar and a copy will subsequently posted by the Clubhouse Committee on the Clubhouse bulletin board. 8) All conflicts in scheduling that need resolution will be provided to the Board with all the details especially insuring that the date and time of receipt of the both requests. The Board will evaluate the facts and decide who gets the requested date and time. b. The Applications for private parties will only be accepted 90 days in advance of the desired date. If a Unit Owner wants to schedule an event greater than the 90 days in advance, the Unit Owner must provide written justification on the application for the requested date. c. Unit Owners having a private event/party must use their own paper goods, plastic ware utensils, food, drink, and other expendable supplies. d. An approved private event/party may use clubhouse kitchen equipment (i.e. stove, refrigerator, ice machine, etc.) but must ensure that it is clean for the Clubhouse Committee member s inspection. 8. Swimming Pool a. The Pool opens during the Memorial Day weekend and closes the Labor Day weekend. The normal hours of operation are from 9:00 AM to 8:30 PM. b. The Community does not provide a lifeguard on duty; therefore, Unit Owners and their guests who are using the pool are doing so at their own risk. The American Red Cross highly recommends children and inexperienced swimmers should wear life jackets or personal floatation devise whenever in, on and around the water. c. When using the pool, each Unit Owner Can personally enter the Clubhouse through the front entrance or side gate with their key card so we can monitor the full level of Clubhouse and amenity usage. d. After entering through the front entrance or side gate, a Unit Owner may let their guests in the pool area through the side gate but they MUST stay with their guests in the pool area for the entire time that their guests are using the pool and pool area. e. DO NOT prop the gates open so unknown persons can enter unobserved or without questioning. If you do it, you are assuming full liability for their actions. Clubhouse Rules - Page 7
f. Large inner tubes and inflatables are not permitted in the pool. g. Hanging or sitting on the swim lane divider rope is not permitted. h. Proper swim attire is required if you are going into the pool. No other type of clothing is permitted in the pool. i. Use only non-breakable containers on the pool deck area. j. Because of the shallow depth of the Community pool and for everyone s safety and enjoyment, running, diving, jumping (canon balling, etc.), dunking, pushing, yelling, or general rough housing are absolutely not permitted. k. Anyone wearing adhesive bandages or those with skin infections, open wounds, or any communicable disease may not enter the pool. l. All children who are not toilet trained must wear a swim diaper and/or rubber pants. m. Soiled diapers are to be put in a plastic bag and disposed of in the outside trashcans in the side parking lot. DO NOT leave soiled diapers in the Clubhouse or pool area. n. If you open an umbrella, be sure to close and secure it with a bungee cord when you leave the area, to prevent wind damage. 9. Tennis Court a. No food or glass containers are permitted on the courts. b. Pets are not permitted on the tennis courts. Clubhouse Rules - Page 8
