INFORMATION Here in this booklet you can find compiled information about your apartment and the house that you live in. Here you can find answers to your questions and get tips for your move-in, and a lot more. How do I pay the rent? We will send you invoices with preprinted amount. It is possible to pay the rent through bank, internet banking or via the postal service. By sending paper invoices we charge an administration fee of 10 SEK / month. We are also able to send out invoices via e-mail, this is free of charge. Would you like to receive your invoice by email, please report it to us via mail or phone. As a tenant, you are required to pay rent, regardless of whether you received any rent notification or not. Contact us if you have not received any invoice, we will send out a new one immediately. Default of rental payment or late payments may cause that you lose your tenancy. Do you have a problem with a rental payment, contact us immediately. What happens if I don't pay on time? If you do not pay the rent on time we will charge a late payment fee, and then also the collection fee if the case drags on. If we repeatedly have to use collection agencies to collect the rent, you risk to get rid of the apartment. Repeated late payments can cause you to lose your rental contract. MOVING IN When it is time to change residence, there is much to think about. Here we have tried to collect the most important issues that we usually get, so that your move can go on as smoothly as possible. When moving in The apartment you are moving to is inspected by us and/or our property managers. You should check your apartment so that everything is completely. If something is broken or damaged when you move in, you should contact us within a reasonable time. 1 week is considered as reasonable. Home insurance To protect yourself against financial loss, we require that you as a tenant provide home insurance for your personal possessions and the apartment's contents. The insurance does not cover the tenant's personal belongings, but only the property. Burglary, damage, fire or flood may be examples of events which the property's insurance doesn t cover. You must therefore take contact with an insurance company to provide a home insurance. Electricity When you move in, the property owner usually contact the electricity supplier and add your subscription. Domestic electricity is paid for by the tenant from the date that you move in. If the power is turned off to the apartment, for whatever reason, and you contact the JOUR for emergency, you will have to pay for this yourself. We suggest that you wait until the next working day and file a fault report if the electricity is out. Garbage disposal Sort according to the instructions found in the garbage room, make sure to keep it clean and neat and that the garbage is properly sealed. You can deposit bulky waste at the recycling center. The possibility to deposit different kinds of waste varies between our properties. Remember to respect the procedures that exist where you live in order to promote a clean and friendly environment! In some cases it is possible to deposit magazines etc. in special garbage rooms or bins; in other respects we refer 1

to municipal collection sites where you can recycle newspapers, cardboard, glass, batteries, etc. Cable TV Most of our apartments have cable TV via the standard TV socket. A base range with SVT 1, SVT 2, SVTB, Kunskapskanalen, TV4, plus an additional few channels tend to always be available free of charge. If you have cable TV in your apartment, you can find information on how to order additional channels on the information channel included in the basic package. Contact the property manager if you have any questions about which retailers that you can subscribe to. Broadband Broadband means the opportunity for constant connection to the internet without traffic cost. In most cases it requires a special modem that you rent or buy by the operator. Tenants are able to subscribe to broadband via one or more distributors in the relevant apartment. If you are unsure what options are available to you, we recommend that you contact your reseller's branch offices. Broadband over telephone jack can be used by all our tenants, and offered today by most telecoms operators. Maximum speed of connection varies usually between approx. 0,5-24 Mbit per second depending on where you live. Contact the telephone company for more information and to subscribe. If you have access to cable TV, you may also be able to subscribe to broadband subscription via the cable TV network. To get information on pricing, availability and subscription, contact your cable TV-operator. Blinds & curtain rods Blinds or curtain rods are not included in our apartments. However, it happens that those who move are choosing to leave the blinds or curtain rods. Do you have any blinds or curtain rod that is broken or breaks, you have to adjust/repair them yourself. If the apartment window lacks blinds or curtains, it is permissible to mount these in the apartment. However, it is important that the assembly is done in a workmanlike manner, and be aware that you have to pay for all actions. Smoke alarm Smoke detectors save lives. Most of the apartments are equipped with smoke detectors. As a tenant you are responsible for the device. Therefore, it is important that you test it regularly and change the battery if necessary. About a month before the battery runs out gives the smoke detector will emit short sounds. If it starts to burn, call 112 immediately and talk to the fire department. Keep doors and windows closed to prevent the fire from spreading. The most common fire causes in a home's electrical faults, stove fire and candlelights. WHAT KIND OF WORK CAN I DO IN THE APARTMENT? Interior renovation etc. Painting and wallpapering performed by a professional is permitted without the landlord's consent. Keep in mind that you have to restore everything if you choose colors that are not a future tenant might want to have. Contact us and inform about any painting or wallpapering. When mounting fixtures or abnormal wear and tear, you may be asked to pay for a new painting, new flooring, if our inspection shows that it is abnormal wear or activity in the apartment. Therefore, be careful when mounting items in the walls etc. Contact us if you have any questions about this. It is not allowed to change the layout, for example by removing doors or tear down walls. Recovery of any renovation that was not carried out in a workmanlike manner, or with the use 2

unacceptable color choice, abnormal wear etc. the tenant has to pay for. Household machines Installation of a dishwasher, washing machine and other similar equipment requires permission from the landlord. Otherwise the procedure has to be restored when you move out, resulting in an additional cost to you as a tenant. If the apartments are prepared for a washing machine etc., it is permissible to mount the home appliances. Ensure that it will be done by a professional. Damage to the apartment which can be associated with custom installations will be charged the tenant. Always take contact with the property owner or property manager before installation. Dishwasher and/or washing machine is normally not included in our apartments, we can, however, install the machines in apartments for an additional cost. Satellite dish According to the law, a tenant cannot, without the landlord's permission, assemble a satellite dish or other objects on the building's balcony, façade or window, because injuries and inconveniences may arise. You may place a satellite dish on the balcony floor on a movable stand or similar, provided that the satellite dish at no point hang outside the balcony railing and at no chance can drop from the balcony. Always take contact with your landlord before putting up a satellite dish or similar. To think about You may not wear and tear beyond normal, and extreme color and material choices that need to be restored is not permitted. Therefore, please use caution when refurbishing and renovating yourself. Contact your local administrative office in advance if you have any questions. Mounting Use the correct type of attachment hooks if you mount anything so that the wallpaper and the wall is damaged as little as possible. Take down nails and hooks from the walls as you move. Wet areas It is not permitted to drill or nail in bathing areas or other areas where it damages the dense layer. SUBLEASE To get to rent your apartment to someone else requires permission from the landlord. Therefore, make sure that you submit your application to us at least one month before you want to start renting out your apartment, and contact your property manager if you need more information. Keep in mind that it is you who is responsible for the apartment, even if you rent it out to someone else. You are therefore responsible for any costs that may arise from any damage and missed rent payments, and may even lose the right to the apartment. Contact information can be found on the last page of this booklet or on our website: www.nordebo.info. TERMINATION, NOTICE PERIOD & MOVING The cancellation is made in writing and sent to us. You can send it with the post as a standard form from the Internet or similar. Don't forget to sign it. Typically the notice periods is 3 months, but always check on your rental contract for safety's sake. Keep in mind that the month in which you cancel is not part of the notice period. This means that if you terminate the contract in January the moving 3

day will be on April 30th. You will in this case be responsible for the apartment and charged rent until the month of April. The notice must be received before the month that falls three months before the desired out. If you cancel your contract, you will receive a confirmation and information on how to go about with the rest of the procedure. If you cancel your contract with us you are obliged by law to let us show your apartment for new possible tenants. Inspection When an apartment is terminated you should contact your manager to determine the time for inspection. Phone number and email address can be found on our webpage. When the inspection is conducted, all equipment belonging to the apartment must be in place, and all furniture must be removed in order to inspect the floor surface. Please note that any damage detected during inspection is charged the tenant. Final cleaning You are responsible for the cleaning of the apartment before you move out. If the apartment is considered to be cluttered, we will charge you for the cleaning needed. This means that the apartment must be cleaned very carefully. This includes, in addition to normal cleaning to mop all floors, wash all the windows on both the inside and outside, defrost and clean the refrigerator and freezer, clean the hob and extractor fan both inside and outside, clean the floor drain and the toilet in the bathroom thoroughly and to wipe out all the cabinets in the flat on both the inside and outside. Also, do not forget to clean out the storage room carefully and remove any stickers and other non-fixed wall ornaments in both apartment and storage. SAFETY & SECURITY We are actively working to improve safety for all our tenants. Among other things, ensure that all areas of the properties used in a proper manner to minimize the risk of fire and we are installing lamps to light up the dark areas. We know that the impression of a well maintained property minimizes the risk of vandalism and try to keep it neat and tidy at our properties. We also try to catch up the tips and requests we receive from you as a tenant. If we together look after the environment and help each other, we create a both safer and more pleasant atmosphere for all involved. COMFORT RULES To get along with, and respect its neighbors, is important for everyone to feel comfortable with their accommodation. Here are some general rules that apply to the Norderos properties. Noise & party What is music for you may very well be loud noise for others, so be sure to consider your neighbors. It is especially important to suppress music, piano and sound from the TV at 10 pm-7 am then it should be quiet in the property. The law is strict in the case of repeated or serious disturbances. Anyone who interferes with their neighbors and do not change their behavior risk being evicted from the apartment. As a tenant, you are responsible for the people who visit your apartment so that they do not disturb your neighbors. Please tell your neighbors if you are planning a party. 4

Pests It is important to keep the apartment clean to avoid pests. If you still would be bothered by pests, you should contact our property manager immediately, contact information can be found on the last page of this booklet or on our website: www.nordebo.info The stairwells The stairwells are important escape routes if a fire were to occur. These must, therefore, be kept free from furniture, bicycles and baby carriages. Clean stairways also reduce the occurrence of fires. It is not allowed to smoke in the stairwells, something that applies to all public areas of the sites. Be sure to pick up flyers and other debris after you in the stairwell. Then it looks nicer and it becomes more pleasant for all property. Laundry room Be sure to clean thoroughly after you when you use the laundry room, and respect the rules set in the laundry room. Storage areas Most of our apartments have access to a storage space that we are happy to see that you are using. However, it is not permitted to store furniture and other belongings outside your storage, or in other public areas. In addition to the risk of fire for example ambulance personnel may have to use the area. Please make sure to close all doors in the property behind you. Rugs & linens When you whip or dust your rugs and bedding, you can do so at appointed areas away from your neighbors private balcony or windows. Dogs & cats Are you a dog owner we assume that you have control of your pet. Of course, walk your pets in designated areas. RIGHTS & OBLIGATIONS For everyone s right to enjoy their apartment and stay, it is important to show respect and not disturb other tenants. Do not grill on the balcony. Cultivation boxes may be placed on the inside of the balcony railing, without damaging the property. If you have pets, make sure they do not interfere with the surrounding area. Pick up after your pet and keep it in a leash. Motor vehicle traffic on walkways shall not occur except in the case of emergencies. Lawns may not be trafficated by motor vehicles. Be careful when you drive on roads close to the estate. To prevent/discourage criminal activities never leave the doors open. Pay attention if someone unauthorized is staying in basements, garages, etc. You as a tenant are obligated by the Law to preserve the soundness, order and good condition of the property and the residential area. Bothers you as a tenant, your neighbors, and others have to keep up with the Law and our rules set, otherwise you risk being evicted from your apartment. Keep in mind that you also have responsibility for other family members and your visitors. If you feel that your neighbor interferes, it is perhaps the case that the neighbor is not aware that he is bothering you. Therefore, it is good if you take a first contact with your neighbor. If you do not want to include this contact, you should contact the real estate managers. Note the times you've been disturbed by the neighbor. Serious disruption during evening and night time, please call our JOUR. Please note that JOUR is only to be used in case of an emergency, otherwise you will be charged the costs. As a tenant, you are responsible for your apartment throughout the contract period. To avoid any unnecessary costs 5

on the day you move out, make sure you care for your apartment in the best way.
