Rivergreen Condominium 48 Cooper Memorial Drive Lincoln, New Hampshire New Owner Information Document Rivergreen Resort Condo Association All Condo unit owners are members of the Rivergreen Resort Condo Association, a nonprofit organization registered with the state of New Hampshire, whose primary purpose is for the management, maintenance and care of association property, defined as Rivergreen Condominium in Lincoln, NH. The Association is managed by a Board of Directors, made up of 3 owners elected by the members at the Annual meeting. Each Board member is elected for a 3 year term and one member comes up for re-election each year. Any owner in good standing may run for the board. The Board generally meets monthly and discusses, reviews, decides on the financial activities, maintenance and overall operation of the Rivergreen Condominium. The minutes of board meetings are posted on the owner s website for review. Owners may contact all of the board members by using our main e-mail address Board@rivergreencondominium.com. Comments and suggestions from owners are always welcome. Related Documents Declaration of Covenants This declaration and document is to submit the lands herein described and the improvements thereon to the Condominium form of ownership and use in the manner provided by New Hampshire Revised Statutes annotated, Chapter 356-B, herein called The Condominium Act. Annual Meeting An Annual meeting of all Rivergreen Condo Association members is held every year on Saturday in early November at the Rivergreen Resort. All owners are strongly recommended to attend either in person or by proxy. At the annual meeting, the Board of Directors presents all the changes, enhancements and issues of the previous year, discusses future plans and issues relevant to the association. Any necessary voting and Board changes are also handled. After the annual meeting, The Rivergreen rental program is also reviewed by the rental management company. Property Management Company Nancy Ehlers Management Group is concurrently contracted by the Condo Association to manage the Rivergreen Condo building and grounds as well as the onsite rental program.. Mailing Address is: PO Box 37 Campton, NH 03233 Phone Number: 603 381-7051 The management group handles the daily operation and maintenance of the building and grounds including common area cleaning, pool and spa maintenance, security, trash removal, snow removal, landscaping, and maintenance concerns regarding heating, cooling, plumbing, etc. They work as an extension of the Board and owners and facilitate the major improvements and building upkeep. Financials The Rivergreen Condo Association Fiscal Year runs from September 1 st to August 31 st. The Budget for the Rivergreen Condo Association is available to all owners. The Budget contains the financial information for the cost of management and maintenance of the building proper and the cost of managing the condo association. Condo dues are assessed to owners quarterly based on percentage of ownership, as stated in the Declaration of Covenants and are due as follows. 1st Quarter due September 1st Mail Condo Dues to 2nd Quarter due December 1st Rivergreen Condo Association 3rd Quarter due March 1st PO Box 1056 4th Quarter due June 1st Lincoln, NH 03251 Condo dues include hot water, Cable TV, wireless internet, and local area telephone (if subscribed to). Each unit owner is responsible for their own electric, (heat/air conditioning run off the electric), insurance, and taxes. Condo association financial information is available to owners upon written request. Although the condo association seeks to maintain a reserve fund, on occasion a special assessment is necessary to pay for large, out of normal expenses. Per our by-laws, there is an 18% late fee for condo dues that are 30 days or more overdue. In addition, after 6 months, legal fees and liens can be assessed against an owner. Owners in arrears are responsible for legal fees occurred. Common Area s Great Room - Normal Hours from 8am till 11pm Great place to relax, talk, watch TV or use your computer with a beautiful view of the river and mountain. We also have a coin operated pool table (Pool Sticks available at front desk). Coffee is available from 8am till 11am daily. Please be considerate of other guests when using this facility. Indoor Pool - Normal Hours from 8am till 11pm. Please be careful, no running, no glass is allowed in the pool area. Please watch your children. Please be considerate of other guests. No alcoholic beverages are allowed in the pool area. Backyard Gazebo and BBQ area Open May thru November, weather permitting The BBQ grills are gas operated and a key and lighter is required to operate, which is available at front desk. Please clean up area after use and return the key and lighter to the front desk. Please note that these posted hours can be reduced due to staffing and maintenance concerns. Noise In general, due to the nature of our building s construction, Rivergreen is usually very quiet. We do ask owners and guests not to allow children to run in the hallways, making unnecessary noise or being obnoxious. Quiet Hours are 10pm till 8am. Security Rivergreen does have a security system in place with cameras in the front lobby, the great room and the indoor pool area. However, each of us is responsible for our families safety. Do not jam open doors that should be locked and closed. The front door has a keypad code to enter after hours. Key Policy The condo unit door locks and common door area (outside of each unit s door) are owned by the Rivergreen Condo Association. The locks operate by batteries, which are replaced annually by the condo association. Owners will be provided with up to 4 master magnetic lock card keys each year at the annual meeting by the condo association at no cost. Additional quantities will be $35 each. These card keys will open both sides of your condo unit, the entrance to the great room and the door to the indoor pool. If the card keys become demagnetized, they will be reprogrammed at no cost. Please note that the Great Room and Pool operating hour restrictions will apply. Owners will be provided with 2 pool/great room keys each year at the annual meeting. These keys will be attached to a lanyard that can be hung inside of your unit for ease of use and to prevent loss. If these cards become demagnetized, they will be reprogrammed at no cost. Replacement keys are available at a fee of $35 each. Owners are also able to purchase hard keys that will open the front door to the building as well as the locks on your condo units. Please be aware that these hard keys will not open the great room and pool locks. Nancy Ehlers Management Group will provide magnetic card keys at $35 for each short term check-in (2 weeks or less) for owners who are not enrolled in the rental program. Owners are expected to provide the Management Company with names, addresses, and length of stay for expected guests. For security purposes, the front door to the building is locked from 11pm till 7am. You will need your hard key or a keypad code to enter the building during these nighttime hours. Nancy Ehlers Management Group will provide nighttime (11pm to 7am) lock-out services at $50 for each occurrence. The Rivergreen condo association strongly recommends against condo unit owners mailing their magnetic card keys or hard keys to friends, family, or guests as these keys can be lost in transit. Personal Property at Rivergreen Personal property cannot be left in the common areas of the Rivergreen. This means owners cannot leave boats, cars, RV s, unregistered vehicles, BBQ grills, etc. on the property. No personal property can be left on the grounds, hallways, etc. of the Rivergreen. In addition, BBQ grills cannot be used on the balconies. Rivergreen Condo Association Page 4 of 8 Nov 5 th, 2016

Pet Policy Per the Rivergreen Declaration of Covenants, owners are allowed to have a pet only with the permission of the board of directors, subject to the following regulations. Owners must sign a form stating that they have read the rules and agree to abide by them for permission to be granted. Tenants are not allowed to have pets. Animals will be on a leash at all times. A short leash within the common area s, and longer leashes on the property. When bringing your animal out of the building, please use the north or south entrances, and not through the lobby. There is a leash law in the town of Lincoln, so all animals, by law, must be on a leash at all times on or off the property. If an animal shows aggressive behavior, it must be muzzled. Animal feces must be picked up and deposited in the proper receptacle, i.e. dumpster, no matter if it is in the woods or on the property. Animals are NOT permitted in the great room or pool area. Please be considerate of others. Animals must not disturb other owners or guests. Animals will not be welcome if they are barking, whining, etc The board has the right to rescind the permission of owners to have pets. Smoking Smoking is prohibited in the building, including inside of condo units and on the balcony s. Smoking is also prohibited in the outside common area s, with the exception of a designated smoking area at the loading dock located outside the building near the south end of the 1 st floor. Wi-Fi, Cable TV Rivergreen provides Wi-Fi throughout the building. You may use it in your room or in any of the common areas and lobbies. Be aware that during periods of high occupancy, the internet can be slowed by high usage. Basic Family Cable TV is provided in all the units, in all rooms. You are welcome to order digital cable TV from Time Warner at your own additional cost. Rivergreen Condo Association Page 5 of 8 Nov 5 th, 2016

Parking Parking is available in front of the building and is free. There are no assigned spots. Please do not park in the circle, which is used only to load and unload. Do not park in the lane leading in and out of the front circle. Condo Units Owners of each condo unit have the ability to decorate their condo according to their taste. Per the Rivergreen Declaration of Covenants, the balconies are considered limited common area s and only approved outdoor furniture is allowed. Outdoor chairs and small tables currently allowed are white or beige in color only. If you decide to purchase new outdoor chairs, we recommend getting a tan or beige color to match our building s exterior. Please do not put up wind chimes/bells, etc. Be considerate of your neighbors. Per the Rivergreen Declaration of covenants, the color of the outward facing curtains in each unit must be white or beige in color. For those who are planning to rent your unit, please think about the needs and requirements of travelers and their families. It is desirable to have the lock-off suites of each condo in the rental program to be consistent in décor. Nancy Ehlers Management group has a rating system in place for rental units and can assist owners in making sure that rental units are in acceptable order. People renting a room or suite expect a clean and updated environment. They expect flat screen TV s (probably about 40 inches) in every room, a DVD player, and new carpeting, furniture, and drapes. Many rental units have maps of the area, brochures, hiking trail information, restaurant information, local attractions, games for children, DVD s, and many other small things that make a stay more pleasant. A number of the hotel side rooms have a single King size bed, or a Queen and Double bed. A small refrigerator, microwave, Flat panel TV, and a DVD Player are also recommended. Many of the master bedrooms have a Queen bed or a more desirable King size bed. Rental units that have old or worn furniture, carpeting, drapes, old style TV s, etc. provide a bad experience for guests and a poor reputation for the Rivergreen Resort, which affects everybody s rental income. Smoke Detectors / CO Detectors Each condo unit is equipped with a smoke detector and a carbon monoxide detector. The smoke detectors operate on AC Power with battery back-up, while the CO detectors operate on battery power. The Condo association is responsible for annual replacement of batteries for these units. Rivergreen Condo Association Page 6 of 8 Nov 5 th, 2016

The building has smoke detectors throughout the halls and common areas. If the smoke detector in your unit and the building alarms, please ensure your whole family leaves quickly down the stairs and out the nearest exit. Building and Condo Maintenance We attempt to keep the building in good working condition. A portion of your condo dues are spent to keep the building working and maintained. Please do your best to report any water leaks in your units, especially around windows or air conditioners. Please report any areas of the building that you feel may need work to the front desk. The Condo association does not have any employees. Maintenance personnel are the employees of the Nancy Ehlers Management Group. It is strongly recommended that any work requested by the maintenance personnel go through the management group by contacting them at 603 381-7051. Per the Rivergreen Declaration of Covenants, Any outside maintenance people hired to perform work in your condo unit must present evidence of a personal liability insurance policy with at least 1 million dollars of coverage before work can be started. In addition, all outside maintenance people must check-in at the front desk each day before starting work. This is for the safety of everyone who is in our building, Rental Program The Rivergreen condo association allows an onsite rental program to operate. Nancy Ehlers Management group currently operates the rental program. The Management group uses the Front Desk area to facilitate the rental program; taking room reservations, check-in, check-out, maintenance requests, and overall information for the guests of Rivergreen. Front desk staff members are employees of the rental program and are not paid for by condo association funds. As a courtesy, pool towels for all owners can be requested at the front desk. Please return them to the front desk after use. Owners in the rental program should speak with Nancy Ehlers or her team concerning any questions, issues with the rental program. The rental program does extensive marketing of the Rivergreen Resort utilizing a vast array of publications, relationships, websites, etc. to actively promote the Rivergreen Resort throughout the year. Luggage Carts We have 4 luggage carts available to use to load and unload during a visit. They are in the front vestibule between the entrance doors. Please be considerate and immediately return the luggage cart after usage and do not leave them in your room or hallway. Ski/Storage Rooms Skis may not be brought up to the rooms. Skis must be stored overnight in the owners ski storage room located on the 2 nd floor, or in your own vehicle. Trash Disposal Trash is disposed in the Trash disposal chutes located in the small room at the end of each hallway in the north end of the building (facing the mountain/river). Please place all trash into the chute and please do not leave any trash on the floor. Large items like mattresses, furniture, etc. must be taken to the town dump, located on recycle road next to the McDonalds on Main St. Rivergreen Condo Association Page 8 of 8 Nov 5 th, 2016
