Master Plan

Description Bidwells are delighted to be able to offer on behalf of the Easton Landowners Consortium a significant greenfield site extending to approx. 108.75 acres (44.01 ha) with outline planning consent for 890 new residential dwellings with only a 17% affordable housing requirement as shown edged in red on the aerial photographs. The development will feature a new village centre comprising a village hall and new village green, land for the extension of the existing primary school, a new convenience store, areas of public open space, relocated and enlarged allotments and associated infrastructure and highway works. Town and Country Planning The property is located within the jurisdiction of South Norfolk Council. Outline Planning Consent has been granted under planning reference: 2014/2611. The Planning Consent is described as: The erection of 890 dwellings, the creation of a village heart to feature an extended primary school, a new village hall, a retail store and increased capacity of the allotments, and associated infrastructure including public open space and highway works. The associated S.106 dated 1 November 2016, provides for: Affordable housing provision at 17%. Education land provision. Library contribution. Environment (green infrastructure). Public open space provision. Allotment provision. Highways works. purchaser and with the Planning Authority. Through the planning process there has been discussion with the existing community to ensure that any new development adjoining existing dwellings provides a suitable buffer planting zone between the new and existing development. One of the consortium, Easton and Otley College, could provide this planting at an early stage of the development. Full details for this to be agreed with the proposed purchaser.
