Introduction Access Statement for Stoney Steps Flat 5 Ullswater Court Inn on the Lake Glenridding Stoney Steps is a small self catering holiday let, situated in a converted outhouse as part of The Inn on the Lake Hotel, in Glenridding, Ullswater. It is located on the first floor, with one means of access via external and internal steps and is therefore unsuitable for any person who would have difficulty climbing stairs. Pre-Arrival No text phone, fax or emails is available in the flat The website has been designed to facilitate easy reading for those who are partially sighted The access statement will be made available on the website There is a bus stop within 200 metres of Flat 5 with regular bus services throughout the day to Penrith and Ambleside. Glenridding Village shops are within 200 metres walk of Flat 5. Penrith is approximately 12 miles away and Ambleside and Windemere/Bowness 15 miles Under the current level of service, the premises are probably not suitable for those with visual impairment or severe mobility impairment Arrival & Car Parking Facilities The Hotel Grounds are quite extensive but busy. Stoney Steps has an entitlement to two parking spaces but these are not designated. However, should a guest need to park next to the Flat arrangements could be made with the Hotel Management to facilitate this.

Key collection is from a key safe located to the left of the front door. The safe is opened by inputting a 4 number code and by pressing a lever. This might provide substantial difficulty for a visually impaired person or one with dexterity issues with their hands. The Hotel car park has been recently re- surfaced with tar macadam which has evened out the irregularities and potholes. The area is well lit at night Access to the flat is via steps, (8 external & 7 internal) An additional step has been added to the external entrance area to minimise the step up into the flat. Main Entrance, Only one entrance/exit exists External steps lead to 2 metre paved area outside the front door. The climb is protected by wooden rails in good condition with a kick-board to minimise the gap between the steps and first railing. There is an extra step below the front door on the right. To avoid any trip. Persons who are visually impaired should climb the steps on the right hand side close to the railing and then turn at the top. No hearing loop system is installed Assistance and a guided tour of the premises could be arranged with the caretaker if requested in advance Lighting throughout the flat are by LED modern light fittings and two standard lamps in the main living area. Table lamps are provided by all the beds and are of the incandescent bulb type. There are two keys to the front door as well as the one located in the key-safe, used for initial access into the flat. Seating is available once the internal stairs have been climbed Entrance and all doors are side hung

No internal handrail to internal steps The floors are level throughout the flat Signs are relatively unobtrusive and only provided in written English Skirting boards and door frames are painted white Hall, Stairs, Landing, Corridors etc The floors are carpeted throughout except the kitchen area which has floor tiles laid Sitting room, lounges, The flat has a lounge area which consists of a large Futon sofa and two single futons. Each bedroom is also equipped with at least one stool and one comfortable folding chair WCs The WC provided in the flat is for the use of guests only, it is situated in the bathroom and does not have any grab rail There are public toilets situated in the adjourning Hotel. For information on these, please refer to The Inn on the Lake Hotel access statement. Dining Room The dining room consists of large dining table cable of being extended to accommodate 12 people. There are 6 chairs of 0.44m high seats with 0.55m depth The dining room is contiguous with the lounge area Laundry

No Laundry facilities other than a static electric clothes dryer are provided in Flat 5. In an emergency the caretaker could arrange for some laundry to be done at extra cost Bedrooms & Sleeping Areas The bedrooms and indeed the whole flat are not suitable for wheelchair users The Flat has smoke detectors fitted in all rooms as well as an alarm There is a 'break glass' fitted to a pillar in the central corridor next to the entrance to the lounge No provisions are available for mobility impairment Flooring is of carpet and access into the bedrooms is reasonably unobstructed apart from the beds themselves Light switches are located next to the entrance doors to both bedrooms and control overhead incandescent lights. There are table lamps next to each sleeping position controlled by push switches on the electric flexes The large bedroom has a double bed and a adult sized bunk bed. The smaller bedroom has just a double bed located within it. The skirting boards and door frames are painted white as are the walls. The carpet is of a dark colour The bedrooms are on an access away from the lounge/dining room area and connected by a short L shaped corridor. Bathroom, Shower-room & WC The bathroom/toilet is a separate small room located on the sleeping corridor to the right as it is entered. It consists of a bath with a glass shower screen, an electric shower and a shower attachment. There is a sink with hot and cold running water next to the bath and then a single toilet.

There are two grab rails located by the bath. One to facilitate exit and entry and one to assist in sitting down and getting up in the bath. The bath is 0.56m high, 1.5m long and 0.38m deep The shower controls are on the unit and 1.5 metres from the bottom of the bath The shower head height can be adjusted All bathroom units are white, as are the walls, skirting boards and door frame The tiled floor is of a light colour The toilet seat is 0.45m high and is not specially equipped with a raiser or grab rail Self-Catering Kitchen The kitchen is to the right of the property, off the lounge/dining room and is open plan The hot water is controlled by an immersion heater switch on the left hand kitchen wall. This is not reachable by a person in a wheelchair The taps are of the lever variety over the sink situated at the far end of the kitchen The work surfaces are clear apart from a kettle, toaster, microwave and bread bin The work surfaces are 0.88m high and 0.58m deep The cooking surface is to the right of the kitchen and consists of four electric hobs located into the work surface with controls to their immediate right The fridge with a small medium sized freezer compartment is located under the work surface to the left side of the kitchen Grounds and Gardens Guests to Stoney Steps have right of access to the Hotel

grounds. Persons with visual impairment and those with young children should be aware that the grounds are bordered by Lake Ullswater with some drops to the Lake over unfenced walls and jetties into deep water in places Additional Information In the case of the Fire Alarm sounding, guests should evacuate via the front door to the Hotel Car Park and make Hotel Staff aware that they have safely exited the premises There is strictly NO SMOKING allowed within Flat 5, this is for the comfort of future guests and also that smoking will set the fire alarm off.
