3 Badgers SITUATION Badgers sits in a private peaceful rural setting at the centre of its gardens and parkland. The property is just 4 miles from Great Dunmow in a convenient location with good access to London, the M11 and the M25. There are good local services in the area including a comprehensive range of shops in Great Dunmow, public houses and restaurants. There are numerous opportunities for the equestrian enthusiast in the surrounding countryside. Badgers is well located for the commuter with a fast service to London from Stansted, Bishop s Stortford and Chelmsford. There are some very well regarded schools in the area including the renowned Felsted and Bishops Stortford College. At Chelmsford, there are two outstanding grammar schools, KEGS and Chelmsford County High School for Girls. International airports at Stansted (6 miles) and London City (43 miles) offer flights to a range of European destinations and the former has private jet facilities. HISTORY AND DESCRIPTION Badgers is an extremely attractive property designed by the eminent architect Quinlan Terry, the foremost post-war classical revivalist. Quinlan Terry is best known for his numerous country houses, many of which have been designed to incorporate Palladio s rules and proportions, but other successful projects have included designing Brentwood Cathedral and refurbishing 10 Downing Street. Badgers was constructed in 2003 after receiving exceptional consent under PPG7 planning rules based on the quality of its design and materials Portland stone, quoins, handmade bricks and lime mortar with struck pointing. Built to replace an earlier house, Badgers takes full advantage of its parkland setting with wonderful views over its gardens and grounds. The reception rooms are elegant and well proportioned with deep windows and high ceilings creating fabulous light-filled rooms, which have a seamless relationship with the grounds. The house is set in delightful mature grounds which include formal gardens, lawns and parkland. A secondary drive serves a detached staff cottage and outbuildings.

4

5 ACCOMMODATION A classical pillared and pedimented porch marks the front entrance and doors open into a fine reception hall which includes a sweeping staircase, a solid wood floor and a beautiful marble fireplace. From here there is access to the loggia overlooking the formal gardens. The north wing of the house provides the formal living rooms including dining room, drawing room and study serviced by a cloakroom. The south wing includes a kitchen/breakfast room, which is a superb family space over looking the gardens fitted with bespoke oak and painted units

6 under granite worktops, with an electric AGA and stainless steel cooker hood. An extensive range of fitted cupboards incorporate an integrated dishwasher, microwave and fridge/freezer. Further accommodation within this wing includes a playroom, sitting room, boot room and laundry room.
