At the commencement of a tenancy the property must also be in a thoroughly clean condition. What do you need to know? Well, very little really after all, we are committed to looking after your best interests. We will make sure that you are aware of and are fully compliant and up to date with current legislation, safety regulations, taxation and insurance requirements before and during your let with us. We treat all managed properties as if we owned them, ensuring that we play our part in the hassle-free growth of your investment. A View to a Let We accompany all prospective tenants on property viewings. Even if you are resident at the property, we consider it is our responsibility to be on hand to deal with any queries and to overcome any objections raised during the viewing. Negotiating Terms A very important part of our service is negotiating the terms of an offer to rent your property. This will include the rental figure and may also include a wish list of works required at the property. We will also advise you of the proposed start date, length of the tenancy, and whether to include a tenant right to renew and/or a break clause within the tenancy agreement. Tenant Referencing Our commitment to you is to ensure that your prospective tenants are professionally referenced. Although companies or relocation agents introduce many of our applicants to us, we will still arrange professional credit referencing that conforms to statutory requirements on your behalf. This enables you to decide if the prospective tenant will meet with your requirements. In some instances, if acceptable to you, we may recommend a guarantor as well. In the case of a company or corporate let we can get a confirmation of their credit status within hours. Tenancy Agreements Once you have accepted an offer on your property we will prepare a tenancy agreement that meets with your requirements. We will explain the type of tenancy agreement that will be used to you. In some instances, larger companies and relocation agencies may have their own tenancy agreements and we will negotiate the terms of their agreement on your behalf. Our tenancy agreements are all ARLA approved ensuring your legal rights are protected at the commencement and during the term of the let. 10
Moving on and in. Inventory and Schedule of Condition Ensuring the highest standards are undertaken on your behalf. This is a detailed schedule and condition of the property and its contents. By agreement, we will arrange for this document to be professionally produced for you. We will also arrange for your tenant to be checked-in using the inventory at the beginning of the tenancy. Security Deposit and Rent We will collect the first month s rent in advance together with a security deposit before the tenancy commences. We are members of the government approved Tenancy Deposit Scheme (TDS) and are legally approved to hold deposits. Tenants and can be confident that all deposit monies held by us will be returned, unless the rent is in arrears or there has been damage to the property. All deposit monies and rents received are protected by Client Money Protection (CMP) insurance, giving you the security and protection from theft or misappropriation. At the end of the tenancy your tenant will be checked-out and a report prepared. This report will then be used when agreeing deductions, if any, from the tenants security deposit. Protecting both the tenants and your interests at all times. 11
Full Property Management. Why not remove the hassle and just reap the rewards? We ll personally be taking care of your property, sorting out any maintenance issues that may arise throughout the course of the tenancy. Rest assured, if any issues do arise we will be in contact with you by your preferred communication method. We will make sure you are fully updated with real-time property issues, inspection reports and digital photographs as required. All information will be accessible via your own private landlord portal account for your future record. We will be the first point of contact for your tenant, visiting them shortly after taking possession. We make further periodic visits, usually quarterly and provide you with a written report thereafter. Tenants have a 24/7 online facility on our website enabling them to report any maintenance issues that may occur. This enables us to deal with repairs fast and cost efficiently on your behalf. In addition, we also operate a 24-hour emergency call out service so that your tenant always has a point of contact in an extreme emergency. 12 The majority of our landlords choose to use our Fully Managed Service.
Rent Management. During the tenancy, we will monitor all rental payments and ensure that tenants are contacted immediately should a payment be delayed. The vast majority of tenants pay on time every month but if a problem does arise, we will be there to chase and follow up, so you will have peace of mind about your rental income. We transfer rental monies from our account to your nominated bank account on the day that we receive cleared funds from the tenant.
