A b o u t u s Kensington Center: Ruffin Properties The Kensington Business Center was originally designed for mixed use of office and retail shopping space. The 814,000 sq. ft. center was completed in 1984 and sold to Ruffin Properties in 1991. Phil Ruffin, owner of Ruffin Properties, a property owner and manager based in Wichita, Kansas, has a portfolio of hotels around the United States and more than 4 million square feet of office and industrial space. Ruffin knew the demand of office space for Tulsa and converted the Kensington Galleria Shopping Center portion of the facility to the Kensington Business Center in 1994. Located less than a 20 minute drive from downtown Tulsa, just northwest of Oral Roberts University campus, surrounded by strip mall shopping and low-rise office centers, Kensington is one of the most dynamic office locations in the City of Tulsa. The center is surrounded by 2,200 surface parking spaces giving plenty of parking for tenants and clients. Located in the Kensington Business Center, the original 407 room Sheraton Hotel has been refurbished and converted to the now 382 room Tulsa Marriott Southern Hills. With this conversion, it has become a complete business hotel with 16 meeting and banquet rooms serving Kensington Tenants and businesses throughout Tulsa. Kensington Business Center shares central heating and cooling plant with an advanced energy management system that monitors temperatures within each zone and adjusts accordingly. There is a state-of-the-art audible fire notice and alarm system to protect the occupants from fire. For the high-tech tenants, fiber optic terminals from four different companies were installed for all tenants to access. Kensington Tower I received a new roof in 2014 and the building shell was completely weather-sealed in 2015. In 2016, all of the high-rise elevators were modernized with high-speed AC motors and full digital controls. The Kensington Business Center HVAC controls were modernized in 2016 and feature electronic sensors throughout. The Kensington Tower I HVAC controls have been modernized on each floor as it is remodeled for new tenants and features variable frequency drives on the air-handlers. Existing T-8 ceiling fixtures are being re-lamped with advanced LED lamps. Fostering and maintaining a good relationship with tenants is paramount to the success of Kensington Business Center. Ruffin Properties management staff is located on the second floor of the office tower for quick response to the tenants needs.
