KEYSTONE CASE STUDY AMERISOURCEBERGEN HEADQUARTERS CONSHOHOCKEN, PA Keystone reached an agreement with AmerisourceBergen to relocate its corporate headquarters to SORA West, Keystone s dynamic, mixed-use, transit-oriented development in Conshohocken, PA. Construction on the 12-story office tower which will include ground floor retail space and a bi-level below-grade parking garage is set to commence in 2018, with occupancy expected to begin in 2020. Under the terms of the agreement, AmerisourceBergen will consolidate two Pennsylvania locations into the 427,333 SF building, where it will be the sole office tenant. SORA West is a large-scale, multi-faceted development centered around a vibrant plaza adjacent to the building, which will be flanked by a 130-key hotel with significant restaurant space and a rooftop lounge; the existing 139-year-old Conshohocken Firehouse, which will be recreated as a gastropub with an indoor/outdoor experience; and a 1,200+-space parking structure to support these facilities. AmerisourceBergen is among the largest pharmaceutical wholesale distributors in the world, providing a critical link between manufacturers and healthcare providers. KEYSTONE CASE STUDY 100 INDEPENDENCE PHILADELPHIA, PA Keystone acquired a Class-A, nine-story office building located on historic Independence Mall in Philadelphia s Central Business District. The building presented an opportunity to reinvent the property from a corporate owned, operated and managed facility into a trophy, Class-A CBD asset by upgrading the facilities and amenities. Keystone utilized the existing curb cut and driving ramp to redevelop 65,000 SF of vacant basement space into a public parking garage. Additionally, Keystone created an outdoor dining and cocktail experience on the plaza surrounding the property and facing Independence Mall and the Liberty Bell that caters to local tourists and corporate tenants. The on-site parking garage with 108 stalls is operated by Parkway Corporation, a premier parking operator in Philadelphia. Keystone leased 15,000 SF of outdoor patio space to Independence Beer Garden, which is operated by local celebrity chef, Michael Shulson. Both amenities opened in July, 2014, less than 12 months from the initial acquisition of the property. Each project was well received by local officials and the surrounding community. As a result of these transformations, this former dark and quiet corporate building is now a vibrant center of energy.
KEYSTONE CASE STUDY APX MORRISTOWN, NJ After acquiring 412 Mt. Kemble in 2014, Keystone commenced a comprehensive multimillion dollar reinvestment and rebranding campaign to the three-building, 475,000 SF property, creating a modern, Class A headquarters facility in the sought-after Morristown commercial corridor. Completed interior enhancements include new conference rooms and training centers, updated building entrances and elevators, significant expansions and equipment upgrades to the on-site fitness center, and renovations to the atrium, common areas and restrooms. Exterior enhancements to the property include renovations to the fountain, parking lots and walkways, in addition to improved landscaping, new signage and a brand-new outdoor beach volleyball court. The property was rebranded as APX, denoting the property elevates client and partner relationships by creating experience far beyond what is expected at usual corporate centers. Keystone executed a comprehensive, multi-million-dollar reinvestment in order to reposition the property as a best-in-class office building in the regional market. Renovations include: new roof, parking lot and exterior high-performance coating; newly renovated common areas, lobby and restrooms; new, modern elevators; new 24-hour Vibe Grab-n-Go Café; and a new conference and training center with 90 Smart TV. 17-17 offers unparalleled access and visibility direct from Route 208 with easy access to Garden State Parkway, Routes 4 and 17 with walkable amenities such as a fitness center, day care, Starbucks, numerous restaurants, shopping as well as including NJ Transit s Radburn Train Station.
