Clubhouse Rentals The clubhouse can only be rented by persons living or owning property in Cedarhurst. The resident renting the clubhouse must host the event personally and be present at all times. If you are not present and hosting the entire party, you security deposit will be forfeited. *Please pick up your keys from the guardhouse and give them an alphabetical list of your guests. Every party, regardless of size, must give a guest list to the guardhouse. *If there are more guests than the initial rental fee charged the additional rental fee will be taken from the damage/security deposit. *Your keys will unlock the clubhouse front door, the refrigerator and the utility room off of the kitchen. Please keep the old section of the clubhouse locked. The refrigerator should also be locked back upon your departure. *Trash should be left in the utility room. Plastic trash bags are in the lower cabinet to the left of the kitchen. Please do not overstuff trash bags. * The clubhouse must be clean and returned to its prior condition by 9:00 am the following day. * Sterno canned heat is allowed. Sterno cans MUST be secured in a chafing dish or food warming tray. Any damages incurred due to sterno use will forfeit your damage deposit. *No smoking in any part of the clubhouse * A guard must turn on outside lights & tennis court lights. Please let a guard know if you need the lights turned on.

*The dishwasher is turned on at the switch box. The switch for the dishwasher is located & marked in the utility room. Please turn off dishwasher when you have finished. If you need dishwashing instructions, the manual is in the cabinet drawer next to the dishwasher. *There are 2 thermostats for downstairs: One in the south hall & one in the north hall. * Do not place tape or sticky stuff on the walls. Please be mindful of countertops and floors *Keys must be returned the first weekday following the event. *No cooking is allowed on side porch near the tennis courts. * 250 guests is the maximum the clubhouse can accommodate. This is includes guests in the porch and patio area. *No tents attached to the clubhouse or trees *No candles or any open flames are allowed in the clubhouse. * No confetti inside or outside the clubhouse * All parties must be over by 11:30pm. * Loud music is prohibited as Cedarhurst is residential area *Since we cannot close the pool to our residents; the swimming pool is not included in your clubhouse rental area. *Shirts and shoes are required in the clubhouse. No swimwear is allowed in the clubhouse. All damages to the clubhouse will be paid for by the homeowner, whether it was caused by misuse, misconduct or by accident. The homeowner will be responsible for the expenses of such damage caused by any family member or guest. Any questions or concerns, please notify the clubhouse manager at 256-539-0108.

Costs to rent the Clubhouse are as follows: *Cedarhurst residents and family only up to 25 attending: No charge Clubhouse Rental Fees: Up to 25 guests $35 26-40 guests $100 41 to 60 guests $150 61 to 80 guests $300 Over 80 guests $400 Weekday Daytime Functions Up to 40 guests $75 41 to 60 guests $150 Functions of 50 guests and up require a parking attendant. Parking attendants are $15.00 an hour with a two-hour minimum. ($30.00 total an attendant) Damage Deposit The 500.00 damage deposit is required on all functions. The resident must agree to host this event personally and to be present at all times. If this is not the case, the entire security deposit is forfeited. The undersigned resident hereby acknowledges that damage to the clubhouse will be paid for by the undersigned whether it was caused by misuse, misconduct or by accident. The undersigned will be responsible for the expense caused by family

member or guest. If damages occur in excess of the security/damage deposit, the undersigned will pay the amount immediately. If the undersigned shall fail or refuse to make any such payment, the amount thereof together with interest thereon at the highest lawful rate shall constitute a continuing lien on the property of the undersigned. The undersigned also acknowledges that if more guests are at the function than the undersigned has paid for the additional rent will come from the damage deposit. The undersigned and all their invitees, guests or anyone else on the premises at their invitation, express or implied, agree to indemnify save and hold harmless Cedarhurst Homeowners Association, it s officers, directors, board members, agents, members and employees from any claims of any nature or kind no matter how occurring as a result of the use of the clubhouse facilities. The indemnification and hold harmless agreement shall inure to the benefits of the Cedarhurst Homeowners Association and to each of its members. It is agreed that the clubhouse or a portion thereof will be rented by the undersigned upon the above terms and conditions, and receipt of the security deposit fee of $500.00 is hereby acknowledged. The use of the clubhouse or a portion thereof for the period requested and agreed upon the fee is.
