The house is built of red brick and is thought to have been built as the dower house to the nearby Scotney Castle. The property has been in the same ownership since the 1980 s and is coming to the market for the first time in 30 years. Located on Lamberhurst Down, The Down House is set within its beautiful gardens and grounds extending to over 18 acres and additionally benefits from stunning and unimpeded views to the south west over the surrounding countryside. It is located within a very short distance of the A21 and also within 7 miles of Tunbridge Wells. The Down House is approached through a field gate to a sweeping gravel drive to the front of the house. It offers very well balanced accommodation throughout and offers many of the period features typical of its age including high ceilings, large sash windows and elegantly proportioned rooms. The front door opens to a wide reception hall off which the main reception rooms are accessed. The drawing room has an elegant working fireplace and was extended in the 19th century to create a stunning room with windows on three sides and beautiful views. The dining room and sitting room are well proportioned and both benefit from working fireplaces. The large kitchen/breakfast room occupies the oldest part of the house and is well fitted with a range of floor and wall mounted units

and integrated appliances throughout. Double doors lead from here to a south west facing conservatory with three sets of doors leading to the garden. A rear hall leads from the kitchen to the utility room and cloakroom. Steps lead down to the substantial cellar which offers a party room, games room, store room and a boiler room also housing the plant for the swimming pool. The bedroom accommodation is well laid out with the master bedroom suite, two further bedrooms and a family bathroom on the first floor. A short flight of stairs lead to a half landing where there are a further two bedrooms and a bathroom with another two bedrooms and bathroom on the floor above. The recently converted coach house offers separate accommodation with two bedroom suites, a large kitchen/dining/sitting room and a double garage with workshop/store area to the rear. In addition there is the Bothy which is linked to the main house by an open walkway. This period building is currently in poor condition, being used as storage space, but offers 1,825 sq.ft. of space and huge potential to convert for modern day use, subject to the necessary permission being obtained. The garden is predominantly located on the south side of the house and has a beautifully planted and maintained formal area with close clipped hedges, planted borders and lawn. The heated swimming pool is located by the Bothy and has an area of lawn surrounding it. The rest of the garden is mostly laid to lawn with a number of mature trees including a dramatic Chestnut tree to one side of the house and several stunning oak trees. There is an orchard with a number of fruit trees, a large pond, a hard tennis court and a copse of woodland in addition to three fields of pastureland.
