In terms of the provisions of section 103(1) of the Town-planning and Townships Ordinance, 1986, the Ekurhuleni Metropolitan Municipality hereby declares Ravenswood Extension 26 township, situated on Portion 626 of the farm Klipfonteln 83 IR to be an approved tcmnship, subject to the conditions sat out in the schedule hereto. SCHEDULE Conditions under which the application made by stuart Investments CC In terms of the provision of the Town plannlng and Townships Ordinance, 1986 (Ordinance 15 of 1986) for pannisaion to establish a township on Portion 828 of the fann Klipfontein 83!R, Oauteng, has been approved. 1. CONDITIONS OF ESTABLISHMENT 1.1 NAME The name or the township shall be Ravenswood Extension 26. 1.2 DESIGN The township shall consist of the erven and the streets as Indicated on General Plan S.G. No. 3953/2002. 1.3 DISPOSAl. OF EXISTING CONDITIONS OF TITLE All erven shall be subject to existing conditions of title and servitudes, If any, including the resetvatlon of rfghts to minerals, but excluding the perpetual servitude for sewerage and other municipal purposes, 2 metres wide, all along and parallel to the northem boundary of the subject property in favour of the Council of Boksburg as will more fully appear on reference to Notarial Deed of Servitude K36701918, WhiCh affects Erven 488 to 493 and 511 to 514 and 529 and a street in the township only. 1.4 ENDOWMENT The township owner shall, in terms of the provisions of section 98(2) and (3) of the Townplanning and Townships Ordinance, 1986, pay to the. local authority as endowments: (a) the amount of R40 ooo,oo - Which amount shall be used by the local author1ty for the provision of land for parks and/or open spaces In or for the township; and the amount of R210 597,24- which amount shall be used by the local authority for the construction of roads and storm-water drainage systems in or for the township. Such endowments are payable in terms of the previsions of section 81 of the said Ordinance read with section 95 thereof. 1.5 OBLIGATIONS IN REGARD OF ENGINEERING SERVICES The township owner shall within such period as the local authority may determine, fulfil Its obligations in respect of the provision and the Installation of engineering services as previously agreed upon between the township owner and the looal authority. 1.IS REMOVAL OR REPLACEMENT OF MUNICIPAl. SERVICES If, by reason of the establishment of the township, it becomes necessary to remove or replace any existing municipal services, the cost thereof shall be borne by the township 0\'llrler. 1.7 ACCESS No ingress from Second Avenue to the township and no egress from the township to Second Avenue shall be allowed, except for Erf 507 Which shall be used for temporary road purposes in favour of the local authority (Upon the submission to the Registrar of Deeds of a certificate by the local authority to the effect that the erf Is no longer required for road purposes, this conditions shall lapse). 1.8 RESTRICTION ON SALE OF ERF 507 The t~?w"ship owner shall not sell, exchange or In any other manner dispose of Erf 607 until such t me as the proposed l.ategan Crescent indicated on the layout plan has been built.

CONDmONS OF TITLE The arven shall be subject to the following conditions Imposed by the Local Authority in terms of the!?fovisions of the Town-planning and Townships Ordinance, 1986:- 2.1 ALL ERVEN EXCEPT ERF 529 (PRIVATE ROAD) (a) The erf Is subject to a servitude, 2m Wide, in favour af the local authority, for sewerage and other municipal purposes, along any lyio boundaries other than a street boundary, and In th~ case of a panhandle erf, an additional servitude for municipal purposes, 2m wide, across the access portion of the erf when required by the local authority: Provided that the local authority may dispense with any such servitude. (c) (d) (e) No building or other structure shan be erected within the aforesaid seivitude area, and no large-rooted trees shall be planted w'lthin the area of such servitude, or Within 2m thereof. The local authority shall be entitled to deposit temporarily on the land adjoining the aforesaid servitude such material as may be excavated by it dur1ng the course of the oonstruation, maintenance or removal of such sewerage mains and other works as it, in Its discretion, may deem necessary, and shall further be entitled to reasonable access to the said land for aforesaid pufllose, subject to any damage done during the process of the construction, maintenance or removal of such sewerage mains and other works, being made good by the local authortty. The erf may not be transferred without the prior written consent of the Ravenswood Extension 26 Home Owner's Association. The erf is entitled to a r!ght-of..way servitude aver Elf 529 (PriVate Road) in the township. 2.2 ERF 507 The erf is subject to a temporary servitude for road purposes In favour of the local authority (Upon the submission to the Registrar of Deeds of a certificate by the local authority to the effect that the erf is no longer required for road purposes, this condition shall lapse). 2.3 ERF 529 (PRIVATE ROAD) (a) The entire erf is subject to a rlght-of-way servitude in favour of Erven 488 up to and lnoludlng Erf 5281n the township.
