Background History: Innsbruck Val Moritz Subdivision was originally platted in 1973. The subdivision is comprised of numerous blocks and lots in the Granby area. Utility easements of 10 feet exist along all side and front lot lines within this subdivision, with dedication to the HOA. In 2006, Lots 48-50 went through an AFP process in order to divide lot 49 and combine each half to lot 48 and 50. Residences were built on Amended Lot 48 as well as Lot 46 and Lot 47 has remained vacant. Project Description: The applicants are proposing an Amended Final Plat that will divide Lot 47 and combine each half with Lot 46 and Amended Lot 48. The applicants purchased Lot 47 together with this intention. This will increase the yard space of each lot and will not cause an increase to density, as there are already existing residences on both lots. The existing utility easements are dedicated to the Val Moritz Homeowners Association and the land is being combined with previously developed lots, therefore no utility vacation is required with this application. If the owners plan to build accessory buildings over the easements at a later time, they will need to request a resolution approving the vacation of the Utility and Drainage Easement by the Silver Creek Master Homeowner s Association. Compliance with the Grand County Master Plan, Zoning, Subdivision Regulations I. Master Plan The proposed application is located within a Growth Area Boundary and is in compliance with the Grand County Master Plan as it supports our growth policy without adding any density to an already densely subdivided area. (a) Future Considerations If the owners plan to build accessory buildings over the easements at a later time, they will need to request a resolution approving the vacation of the Utility and Drainage Easement by the Silver Creek Master Homeowner s Association. II. Zoning Section 4.1, Residential Zone District Proposed use of the lots is single family residential. Single Family Residential is permitted in the Residential zone district. The amended lot areas will be 0.501 acres and 0.669 acres. Minimum lot size in the residential zoning district is 15,000 sq ft (0.34 acres) when serviced by public water or sewage facilities. The lot as it is proposed complies with County Zoning Regulations. III. Subdivision Section 4.4, Amended Final Plat Amended Final Plat shall be reviewed under the Final Plat provisions of the Subdivision Regulations. 2 P age
