Diss, with mainline Inter City rail services to London s Liverpool Street Station, lies about 14 miles to the west. The County town of Ipswich lies about 25 miles to the south. Description The land extends to approximately 4.32 acres (1.75 hectares) and provides a rare opportunity to purchase an excellent area of amenity land with the benefits of stables and a general purpose building. The land and buildings are shown for identification purposes outlined red on the enclosed plan. The grazing forms one enclosure with good road frontage. Adjoining the public highway is a young hedge, behind which the land is fenced part with Tornado fencing and part post and rail. The buildings, situated to the west of the land, comprise a block of four stables of timber construction on brick plinth, with cement fibre roof. The stable block comprises: Stable 1 19 7 x 13 5 (5.97m x 4.09m) Stable 2 13 5 x 13 4 (4.09m x 4.06m) Stable 3 19 1 x 13 5 (5.82m x 4.09m) Stable 4 13 4 x 13 4 (4.06m x 4.06m) To the front is a concrete apron which also gives access to Bullock Shed measuring approximately 30 x 45 (9.17m x 13.72m) of steel portal frame construction with cement fibre roof and tin cladding to walls. Although there is currently mains water and electricity connected to the site, this is shared with the farm and will be disconnected prior to completion. The Purchaser will be responsible for installing their own services. The Vendors will erect a brick wall separating the stable block from the remainder of Corner Farm yard at the point marked A on the plan enclosed. The Purchasers will be responsible for creating their own access from the land through the Bullock Shed to the stables. By separate negotiation there may be the possibility for interested parties to acquire the adjoining all weather arena, as marked B on the enclosed plan.
