OCCUPANCY STANDARDS The following general occupancy standards apply based on 2 persons per bedroom, plus one per home. (Occupancy standards may vary by region based on local laws.) Residents who exceed these occupancy standards, will be required, upon the end of the current lease term to either: Transfer into another available home which has more bedrooms; Terminate lease. AGE Bedrooms 1 3 2 5 3 7 4 9 5 11 Number of Persons Applicants must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts. APPLICATION Applicants are required, unless otherwise noted, to pay a $25.00 non-refundable application fee to authorize a background check and additional qualification processes. All Applicants are required to furnish valid identification. Non-US citizens applying to a home may be required to present information acknowledging the individual s right to live in the United States through the duration of the lease term. Upon Applicant approval, Leases are required to be signed within 24 hours of generation. In the event Lease is not signed within the 24-hour time period FirstKey Homes may elect to cancel the application and place the home back on the market. Full Security Deposit must be received in local office within 48 hours of lease signing and must be paid with Cashiers Check or Money Order. If funds are not received within 48 hours of lease signing, FirstKey Homes may elect to cancel the lease and place the home back on the market. INCOME Household income must be equal to three (3.0) times the monthly rent or higher. Applications with more than three (3) Applicants will be evaluated by the top 3 earning incomes when calculating household income. *Example Monthly Rent = $1,000.00 Minimum Combined Monthly Gross Household Income = $3,000 Applicants that are employed will be asked to provide proof of income for the past four (4) consecutive weeks unless otherwise advised by a representative of FirstKey Homes. Additional Income Sources- Social Security, Child Support, Disability, Retirement, and Bank Statements are accepted All income should be verified and evidenced by the source of income. If income is not verifiable, FirstKey Homes may request additional information for verification CREDIT REQUIREMENTS A review of credit history will be entered into a scoring model to determine creditworthiness. Applicant(s) may be subject to increased security deposit if no credit score can be obtained. Open bankruptcies may result in an automatic denial of the application. Applicant(s) are subject to further verification at the request of FirstKey representative. GUARANTORS/COSIGNERS Only one guarantor per home is permissible. A guarantor is subject to increased creditworthiness and must prove income of four (4.0) times the monthly rent or greater. For guarantor-supported applications, an additional $25 application fee will be required. Guarantor is required to sign lease and be held financially responsible to the terms outlined in the lease. OFAC-OFFICE OF FOREIGN ASSETS CONTROL An OFAC search is completed for each Applicant. If Applicant appears on OFAC list, the application will be denied. CRIMINAL HISTORY A criminal background check will be conducted for each applicant and occupant age 18 years or older. Criminal histories presented through applicant screening report pertaining to weapons, drugs, violence, or any other act that poses a threat to household, neighborhood, vendors, FirstKey employees, or the physical property itself, may result in a denial. Denied Applicants may request reconsideration of Landlord decision by providing additional information to assist Landlord in its review of criminal findings. RENTAL HISTORY Each applicant is required to provide two years of residency history. Any outstanding debt and/or judgement owed to any prior landlord may result in a denial. Prior evictions, filed or enforced, may result in an automatic denial of the application. We may request rental verification if rental history cannot be verified. APPLICANT SCREENING/MULTIPLE APPLICANTS Multiple applicants may apply on the same application when applying through our portal. Need help applying for a home? Call your local property management office for assistance. SECURITY DEPOSIT Applicants that are approved and wish to move forward with a lease are subject to paying a security deposit. Security deposits may vary depending on the market, credit/risk score, other various qualification factors. All persons occupying the property need to be identified in the application; this includes all minors under the age of 18. *We consider many factors when evaluating applicant s ability to pay rent. AVAILABLE SOON HOMES If you find a home you love, and it says, Available Soon, that means one of our residents still lives in this home. Please respect their privacy and do not attempt to peek inside the home. To get information about when this home is ready to show, please call your local leasing agent. RENTER S INSURANCE Residents are required to carry a minimum of $100,000 Property Loss and Personal Liability Insurance coverage. In addition, we ask that you identify FirstKey Homes as a Party of Interest or Interested Party (or similar language as may be available) on the renter s liability insurance policy. Proof of this coverage is required at lease renewal and/or time of possession. Waterbeds will only be allowed with proof of fully paid insurance for the term of the lease. PETS We know how much you love your fur babies and that s why we have an awesome pet policy. Unless at the written approval from the Landlord, no more than three (3) pets are allowed in the home. Restricted breeds include Pitbulls, Rottweilers, German Shepherds, Doberman Pinchers, Staffordshire Terrier, Akita, Wolf-Hybrids, or any mix of the listed breeds. A non-refundable pet fee (per pet) in the amount of $250 is due prior to move in. Verified service and assistance animals are always welcome. These animals will not incur pet fees and are not subject to the pet restrictions bestowed in this section. Assistive animals require Landlord s advanced written authorization. Exotic and/or poisonous animals are not permitted regardless of whether the animal is a pet or an assistive animal. Pet policies are subject to local city or county ordinances. Vehicles must be operational and have current registration up to date. Additional HOA restriction may apply to number of vehicles, commercial vehicles and allowed parking locations. FCRA COMPLIANCE Landlord is required to obtain written permission from applicants or tenants may show that Landlord has permissible purpose to obtain credit reports. Adverse action, any action by a landlord that is unfavorable to the interests of a rental applicant or tenant; will be given to the applicant or tenant as a notice of that fact in writing or electronically. Any consumer report that is printed will be securely disposed in the event further information may be evaluated by representatives of the Landlord. APPLICATION DOES NOT CREATE A LEASE This application, even if accepted, shall under no circumstances be considered a lease agreement between Applicant and Landlord, or an offer to lease. No lease shall exist between Applicant and Landlord unless and until the parties enter into a formal Lease Agreement and Applicant pays all required fees, security deposits, and rent. *Any application that provides falsified or intentionally incorrect information may be subject to automatic disqualification.
