LOCATION Kirk Hill Forest is situated just 9 miles south-east of the popular market town of Moffat in South Scotland. It lies just to the west of Eskdalemuir Forest, the single largest forest complex in Scotland, within a region renowned for its well-established local timber market and good growing conditions. The property is shown on the location and sale plans within these particulars and can be found on OS Sheet 1:50,000 Number 78, Grid Reference NY 141 995. This identifies the location of the access gate into Kirk Hill and the Laverhay Forest Complex. ACCESS From Moffat, head south on the minor public road to Wamphraygate and on the C102a to point A1, shown on the inset on the sale plan. Then head north towards Laverhay Farm to reach point A2. Pass through two farm gates and follow the forest access up to the entrance gate into Kirk Hill Forest and the Laverhay Forest Complex, shown at point A3. The forest access rights continue as far as point A4. The road is in the process of being upgraded within the forest complex. This includes modifying the public access road junction at point A1 so all timber can be hauled southwards on the C102a to the B723, an Approved Timber Haulage Route. The cost of this upgrading is being shared proportionally between the five forest properties, along with grant funding and a contribution from the local Council. The improvements include some realignment of the access through Laverhay Farm. Maintenance is shared between the five forest properties within the complex that use this route. The Kirk Hill Forest owner currently pays a 10% contribution towards these costs and will be covering the costs attributed to the current access improvements. There is an internal forest access track leading uphill from the forest road, which is only suitable for 4x4 vehicles. This will need to be improved for future access prior to timber harvesting. DESCRIPTION The forest was established between 1979 and 1983 with high yielding Sitka spruce and, to a much lesser extent, Norway spruce with a very small proportion of Douglas fir, Japanese larch and broadleaves. The spruce is growing well and achieving a high yield class, particularly on the lower slopes. However, growth is very uniform, even higher up the slopes, due to the good free-draining mineral soils and ideal climate for the growth of high yielding spruce crops. Felling of the lower slopes could be considered once upgrading of the access road has been completed. There are no felling plans approved, which gives the purchaser the opportunity to draw up harvesting plans to suit their own objectives for management. This expires on the 31 March 2019 but can be terminated upon sale and the rent reimbursed pro rata. There is limited deer stalking; however, once felling and replanting takes place, there will be some excellent woodland Roe deer stalking. RENEWABLE ENERGY PROJECT A five year Option Agreement has been entered into with Community Windpower Ltd who are investigating the potential for a wind farm development along the eastern ridge of the forest. The purchaser may, therefore, benefit from a consented scheme and potential income stream if this is granted planning permission. The seller wishes to retain a clawback of 25% of all income deriving from any wind farm development interests within the forest commencing within a period of 15 years from the date of entry, excluding any option or timber compensation payments.
