Welcome! We have collected important information in this brochure for those moving into a newly built apartment. We hope that it will help you and answer any questions or concerns you may have. ABOUT US Lunds Kommuns Fastighets AB (LKF) offers residential properties in the city of Lund, Södra Sandby, Dalby, Veberöd, Genarp, Revinge and Stångby. We own and manage a total of 9,000 apartments for rent, which means that almost 20,000 people in Lund live in our properties. LKF has been a wholly-owned municipal company since its establishment in 1947. MY PAGES You can login to your online tenant portal My Pages at lkf.se. This is an online service available to our tenants where you can apply to join the housing waiting list, report faults and order maintenance, such as painting and wallpapering. You can also find details about your rent and how you can change to a different apartment. Moving to a new home Moving to a brand new apartment is a wonderful feeling. You will take possession of a home with a good standard, where we have taken the environment into consideration by building as energy efficient as possible. This applies to everything from the choice of building materials to technical installations. HAVE THE RIGHT EXCPECTATIONS Be prepared that there may be some things that are not completely finished, for example, the ground work and outside environment. The heating and ventilation may need to be adjusted during the first weeks after moving into the building. Sometimes the apartment may seem dusty when moving in. However, the apartment has been cleaned, but there may have been building dust in the air when it was cleaned. OPTIONS In some cases it is possible to choose options at an additional charge, e.g., the installation of a dishwasher and laundry equipment if this is not included as standard. The options vary ask your leasing agent what applies for your apartment. MAINTENANCE Normally maintenance in a newly built apartment is only necessary after several years. When you have lived in your apartment for seven years you can order so-called HLU (tenant controlled apartment maintenance). 4

Moving in KEY COLLECTION AND INFORMATION MEETING At the latest 30 days before your moving in date you will receive a letter containing information about the time and place for key collection. On the key collection day we hold an information meeting, where we provide important information about moving into your apartment. We therefore encourage you to attend this meeting. It is the person named on the contract that must sign for the keys. Remember you will need to show your ID. If someone else collects the keys on your behalf, they will need authorisation and a valid ID. INSPECTION LKF inspects the building before you move into your apartment. The inspection is conducted together with all contractors involved in the construction of the building. Any damage and defects will be noted during the inspection. It may be, that we are unable to correct all defects before you move in. In these instances the contractor will agree a time with you. 6

POSSIBLE FAULTS If you discover minor faults or defects after moving into the apartment, it is important that you report this to your local manager. You have eight days to report this from the moving in date. If anything should break in the apartment at a later date you need to make a Fault report, see the next page. YOU ARE REMOVED FROM OUR WAITING LIST When you have signed the contract, you will automatically be removed from our waiting list for housing. If you want to be offered a different apartment in the future, you must sign up again. To do this, login to My Pages ( Mina sidor ) and sign up under "Boköanmälan". STORAGE All our apartments have at least one storage room each. The storage room is usually in the cellar or sometimes in the attic. The location and number of the storage room is stated in your contract. It is important that you use your storage properly. Do not place cardboard boxes or similar items directly on the concrete floor as it may become damp. The storage of any combustible or flammable liquids and gases in the storage rooms in the cellar or attic is prohibited. Please see our website for more information. Your home insurance policy may state what items you may keep in the storage room and how they should be stored. Please contact your insurance company for more information. 7 5

Contact PROPERTY SUPERVISOR (OMRÅDESVÄRD) Please contact your property supervisor if you have questions or remarks concerning your apartment or the residential area. The property supervisor works in your local residential area. FAULT REPORTING You can report faults on lkf.se/minasidor around the clock. You are also welcome to call us on 046 35 86 00 (weekdays 7 16). LEASING AGENT (UTHYRARE) The leasing agent is responsible for leasing apartments, parking lots/garages and storage space. Please contact your leasing agent if you have questions about your tenancy contract, sublets or apartment exchanges. Our leasing agents work at LKF s office on Lilla Tvärgatan 21. PROPERTY ASSISTANT (FASTIGHETSASSISTENT) Our property assistants manage HLU (maintenance decided by the tenant) and orders for optional extras (e.g. a dishwasher). Our property assistants work at LKF's office at Magistratsvägen 23 and can be contacted on 046-35 85 60 or 046-35 85 42. 8

REMEMBER THAT You can arrange to pay by direct debit before you move in. 10

Simple and safe way to pay your rent RENT Your rent must be paid in advance each month. You can pay by bank transfer, direct debit or e-billing. The due date for payment is always the last working day of the month for the next month's rent. We hand out or send out your rental statement on the 22nd (or the following weekday) of each month. All the costs are included on the one billing statement, for example, garage or parking lot, home insurance and extra storage. It is important that you pay your rent on time. If you do not pay your rent, you will be sent a reminder and charged a late fee. Late payment or failure to pay can lead to termination of your contract and could affect your ability to rent elsewhere in the future. LKF may need to charge you additional costs on top of your rent, for example, for extra keys and parking permits. Any additional costs will be added to the next rental statement. DIRECT DEBIT (AUTOGIRO) Paying by direct debit is simple, safe and free of charge, and you'll save yourself the cost of reminders. To set up a direct debit, simply fill in a registration form and send it to us. We will then contact your bank. You will still receive a statement for your rent for each payment even though you are paying by direct debit. The statement shows the amount of money that will be taken from your bank account. E-BILLS (E-FAKTURA) E-bills look the same and contain the same information as rental statements. They are sent electronically to your online bank. You can sign up for (and cancel) e-billing through your online banking service. If you are paying your rent by direct debit, you can have e-bills sent to your online bank. 11

TV and internet Internet VIA EUROPA'S BROADBAND NETWORK As a tenant, you can get access to the internet via our open broadband network. You will be able to choose from a number of service providers. These are listed on ViaEuropa's website, viaeuropa.se. The broadband network delivers speeds of up to 1000 Mbps. VIA THE CABLE TV NETWORK COM HEM Internet via cable is available in all of our residential areas. LKF s tenants in the city of Lund, Dalby, Genarp, Stångby and Södra Sandby, who want to connect to the internet should contact Com Hem. Information about the internet service is available at comhem.se If the internet service does not work, contact Com Hem s customer service on 0771-55 00 00. INTERNET IN VEBERÖD AND REVINGE Tenants in Revinge who want to enter into a contract for Internet should contact ViaEuropa or a service provider of their choice. Tenants in Veberöd who want to enter into a contract for broadband should contact Wnet from Romelebygdens Kabel-TV on 046-811 55 or 0708-88 11 55. 12

TV ANALOGUE AND DIGITAL SERVICES FROM COM HEM In LKF's properties, you have access to Com Hem's Digital TV Small package. Com Hem's analogue basic package is included in the rent. This means that you can view the channels on all your TVs without a digital converter box. TV IN VEBERÖD AND REVINGE Romelebygdens Kabel-TV AB is in Veberöd. IPTV is available in Revinge via Connect TV. Please see the enclosed leaflet for more information. TV FEES Every household with equipment that can receive a television signal must have a television licence. The annual fee for the licence is payable to Radiotjänst. Waste recycling A commitment to the environment is central to the way we work at LKF. Our tenants are very aware of the importance of sorting waste. We encourage our tenants to sort their waste by type. Sorting waste for recycling saves raw materials, resources and energy. And it is beneficial for our environment. You can sort and dispose of almost all kinds of waste materials in LKF's recycling facility. Cardboard boxes, packaging and other recyclable items should be folded flat. Our recycling guide will help you sort your waste properly. You can view the recycling guide at lkf.se. Bulky waste must be disposed of at the local authority's recycling centres. Bulky waste includes furniture, carpets, old bikes and other large items. Help us to keep the place tidy When you live close to others, it is important to show respect, understanding and tolerance so that everyone feels at home. Thank you for helping! As a tenant you agree to take good care of the apartment and its equipment and follow the care and maintenance instructions. contact us about any problems or damage in the apartment, which can lead to more serious consequences, such as leaking pipes, leaking radiators, pests and vermin. make sure that washing machines and dishwashers are installed by a qualified contractor. have an electricity contract that ensures a continuous supply of electrical power to the apartment. pay for any damage in the apartment or to the property that you have caused. You are also required to pay for any damage caused by people living in or visiting your home. do not disturb others with loud noise and avoid any kind of behaviour that might bother other residents. do not smoke in the laundry room, stairwell, lift, cellar and other communal areas. do not put up notices, signs, aerials or satellite dishes without the permission of LKF. do not leave entrance doors to the building unlocked between the hours of 21:00 and 06:00 if there is no entry phone. If the building has an entry phone system, make sure that the entrance door is always locked. do not leave doors to attics or cellars unlocked. do not place door mats, prams, bicycles or other items that restrict access and cleaning in stairwells and other communal areas. clean up any mess left by your pet, and keep pets on a leash when in the residential area. park bicycles, mopeds and scooters in the designated areas. dispose of waste in accordance with LKF's instructions. use the laundry room, drying and mangle room in accordance with LKF's instructions. do not play or gather in entrances, stairs, lifts, cellars or attics. 16

What you need to arrange before you move in Once you have signed a contract with us, there are some practical details that you can arrange before you move in. CHANGE OF ADDRESS You notify a change of address at adressandring.se. Follow the instructions and fill in the forms. When asked to enter your new apartment number, you should write your apartment registration number. You will find this four-digit number on your rental contract. Contact your leasing agent if you have any questions. ELECTRICITY CONTRACT Contact your existing electricity provider to transfer your contract to your new apartment. If you switch to a new provider, remember to cancel your existing contract with your current provider. PARKING SPACE LKF has about 5,800 garage and parking spaces. There is a waiting list for many of them. You join the waiting list and search for available parking spaces at lkf.se. OPTIONAL EXTRAS It is possible to order additional equipment, such as a dishwasher or washing machine for most LKF's apartments. Visit lkf.se/tillval to find out more and download a brochure and order forms. BROADBAND You can enter into a contract for broadband either before or after you have moved into your apartment. This will depend on which broadband provider you choose. For more information, turn to page 16 or visit lkf.se/bredband. HOME INSURANCE Remember that you must have a home insurance policy for your new home. We have an agreement with the insurance company Länsförsäkringar for inexpensive home insurance cover to protect you and your home. For more information and to apply for this insurance, visit lkf.se. The insurance cost is conveniently included on your rental statement. 23 19

Tenant involvement Your home is an important part of your life. Of course you should be given choice and involvement in matters concerning your home. We work in cooperation with the Union of Tenants (Hyresgästföreningen) to maximise the opportunities for participation, empowerment and choice for our tenants. TENANT PARTICIPATION The local tenant associations work to encourage tenant participation in many of our housing areas. It is the local tenant association (LH) that represents the tenants in the area. For tenant participation to be effective, tenants need to be active. LEISURE ACTIVITIES LKF supports activities that promote well-being and social interaction. For example, outdoor and keep-fit activities, neighbourhood block parties, cultural events, etc. COMMUNAL ROOM Many of our residential areas have a communal room (hyresgästlokal) that tenants are welcome to use for social or private activities. The local tenant association is responsible for the bookings. RENT NEGOTIATIONS LKF has a negotiation agreement with the Swedish Union of Tenants (Hyresgästföreningen). Under the agreement, LKF is obliged to negotiate rents. For the Union of Tenants, it means a right to request negotiations. Both parties may raise questions about other rental terms, e.g. the condition of the apartments, laundry rooms, parking areas and other matters that concern all tenants. Rent negotiations normally take place once a year and an agreement is usually reached. If the parties do not reach an agreement, the matter is referred to the Rental Market Committee. This is a central body for the Swedish Association of Public Housing Companies (SABO), of which LKF is a member, and the Swedish Union of Tenants. Both parties undertake to comply with the Committee's decision. WHAT IS THE UNION OF TENANTS (HYRESGÄST- FÖRENINGEN)? More than half a million households are members of the Swedish Union of Tenants (Hyresgästföreningen). As a tenant, you can join the association. The apartment is being built and will be completed by the day of moving in. So it will not be possible to view your apartment prior to moving in. However, you are welcome to attend a general viewing of the building and a few of the apartments. Even so, we cannot promise that just your apartment will be shown. Where do I collect the keys? At the latest 30 days before the moving in date we will send you a letter containing information about the time and place for key collection. Has the apartment been inspected? The apartment has been inspected. An inspection is conducted of the building and all the apartments prior to moving in. What do I do if I discover defects and faults in the apartment after moving in? Contact your local manager. On the day of moving in you can also report faults directly to LKF s personnel who will be on site. Why is the apartment dusty? Your apartment has been cleaned, but there may still be signs of some building dust. This may have been in the air when the apartment was cleaned. 22

I have lost my rental statement. Can I get a new one? The easiest way is to login to your online tenant portal My Pages (Mina sidor). You ll find all the information you need there. You can also contact your leasing agent. What should I do if something gets broken? You can report faults on lkf.se/minasidor around the clock. You are also welcome to call us on 046 35 86 00 (weekdays 7 16). Is my home insurance policy in effect? If you have taken out a home insurance policy via LKF/Länsförsäkringar, then the policy takes effect on the date you move in. If you have taken out a home insurance policy with another insurance company, contact them to find out if the policy is in effect. Do not forget to contact your insurance company if you move from one LKF apartment to another LKF apartment. The correct address must be listed on the policy. Can I order a dishwasher or laundry equipment after I have moved into my apartment? Yes, for most apartments. Price details and option forms can be found on lkf.se. When will my ordered dishwasher or laundry equipment be delivered after I have moved in? It takes about two months from the day LKF received the order. We will contact you about installation. Where can I park my car? There is an up-to-date list of all parking spaces that are available to rent at lkf.se. Sign up to apply for a parking space on My Pages (Mina sidor). You can also contact your leasing agent. Which electricity provider should I contact? You can choose any electricity provider you like. Remember to contact the electricity provider in plenty of time before you move in. How do I get broadband? In all of our apartments you can connect to the internet via a broadband network or via Com Hem cable network. When will my nameplate be put on my door? Can LKF put other names on my door too? Your nameplate will be put on your door on the day your contract begins. Please contact the leasing agent if you would like to have more names on your door. How do I access the residential area by car? Please contact your property supervisor. Contact details can be found at lkf.se or on the noticeboard in your stairwell. Who may rent the community room (hyresgästlokalen)? The community room is available to all tenants. You don t have to be a member of the Swedish Union of Tenants (Hyresgästföreningen). 23
